HOA would be a deal breaker for me. Absolutely not. In fact, my 27 acres in my county allows me to build without permits and inspections, and that's exactly the way I want it. The less the government can control in my life, the happier I am.

My 1st dealings with an HOA was when I was a CS Rep for a major home builder on a job in the Silicon Valley nearly 30 years ago. After learning what they do, really fast, I made a promise to myself that I would NEVER BUY A HOME or LAND in an HOA. There is a way far away location I liked as it was in the Foothills of the Sierras and on the way to Yosemite. As soon as I saw the place was under an HOA, I stopped looking at property in the town. No one is going to tell what I can or can't do on my property. Especially if it is in the middle of NOWHERE.

I use to be on the board of the HOA where I owned a townhouse. It was a lot of work w/no pay or perks. It was a perfect living situation for me (a single mom) at the time. The monthly fee was reasonable and I didn't have to worry about exterior maintenance or yardwork (such a relief). I understand the benefits of HOA's but also understand why a person would prefer to avoid them. It's really a situational and individual decision whether to buy & live under one.

Also make sure your property is zoned for Agraculture or not zoned at all. if its Zoned as Residential, your probably not going to be able raise livestock or even chickens. Also don't buy land on the side of steep hill, it cheap for a reason!. Second don't buy on the near the north size of a mountain or large hill as it will block out sunlight during the winter. Also check if the property is in a flood zone, & get a perk test (Septic field) to make sure you can build a septic system. Be aware the costs of drilling a well. Perhaps contact a Well Drill before making a land purchase to get a well drill cost estimate.

I have lived my whole life in Missouri. There is a lot of land that is not HOA depending on what area you want to be in. I would recommend staying away from HOA and looking a little further out from the cities.

Sounds like people who have sensitivity to sounds (PTSD, autism...) would benefit from the right HOA. It would have to have about 3 rules, all related to not disturbing others. Buildings made of sheet plastic and scrap wood allowed. Really informative on important information. Thank you.

I got a half acre lot and it's mostly just my house. Been wanting to do some growing in my backyard in the space I do have. Homesteading would be great, but a 7 car heated garage with grid 220 really fits my hobbies well. (Also, Your driveway is amazing, and I could drive it in my rallyx car endlessly.)

I live in a country without HOAs, but there are some regulations written into law that regulate building on one's plot and what can be done to trees that have managed to grow to a certain degree. It's a pain in the neck despite not many people living in the area, mostly because humans can get pretty creative when they want to screw with you. If I were to be in such situation and have to consider HOA as well, I'd probably go nuts. Having as much land as you can is a good thing as long as you can afford it, especially if you make sure nobody can easily trespass on it. I will gladly pay a fortune for a good wall any time if it means I am safe and can spend my time in peace

Great info Nate and thank you for doing another comment response. Am not a fan of HOAs because of their control/over-reach. Imo, would be better off not living in an HOA area. It would be better to pay someone to do winter road maintenance etc. either seasonally or by whatever job needs to be done (if you aren't able to do it yourself or don't own the equipment) than to pay an HOA fee where rules can change as to what is or is no longer covered, so nope, not a fan at all.
Homesteading is not easy, to get started is rough for first few years , specially off grid ,i have no hydro running anywhere near us , so worth it in the end ,if you are not energetic i suggest you dont homestead, there is always something that needs to be done . 😊 But Nate is a very informative man

Some parts of MO have restrictions about what type of livestock you can & can't have,on that small of a lot, watch about septic system, fencing required (1 place I looked they had crazy ideas about fence that was expensive & not practical). With 3 acres big lot to mow & maintain

Our land started out that way. It had an HOA for the 20 acre plots. However, the neighbors didn't care about how people lived. Eventually, we all dismantled it and just have a road committee to maintain the road and collect road fees. Didn't turn out bad, but no one really cared anyways

Texas , live on 1 acre in neighborhood with no HOA near Austin, TX.. No rules other than county. Have neighbors with guns who love to shoot them and Sheriff no longer responds. Had to fence most of the acre to keep packs of Pitbulls and Coyotes out. Have a year round spring fed creek that has dried up due to new neighborhoods pumping water.

What are things you look for when looking for a breeder for your purpose driven pets? What are some of the questions you use to vet the breeders? I guess you could go into all of the animals as well however I am a bit more interested on what testing you look for in a certain breed. Also thank you for being you!!

I would guess that everyone has something they would not want to live next door to. This does not need to be called "bossing your neighbor". Some of the worst land uses you wouldn't want to live next to include: heavy industrial facilities, large-scale livestock operations, landfills, hazardous waste disposal sites, active mining areas, power plants, chemical processing plants, etc, all of which can generate noise, air pollution, unpleasant odors, safety concerns, and potential health risks. A HOA doesn't have to be evil. It's just one tool for not having neighbors that you consider to be horrible.

If you live on a 100 acres this might be a stupid question but what if you fall and break your leg? A friend of mine well she wasn't really a friend but someone I knew, lived in Colorado fell in her front yard in the snow broke her leg or her hip or something years ago before she died and she laid there for hours neighbors coming and going so I guess having people nearby is not necessarily a guarantee that they will see you and get you to the hospital somehow. But it was just something I thought of. Also I fill in my backyard I actually broke my ankle but I didn't know it for 3 weeks. Thought I just sprained it really bad. Finally after 3 weeks decided maybe needed an x-ray and then they lost it for 3 weeks and by then it was healed. Well I try to remember to Walk carefully on it. Both my ankles are crappy. Always have been. Anyway yes they lost the x-ray for 3 weeks too. I fell down I cut my hand on the fence and I was bleeding. I dragged myself through the backyard to the back porch and then I flipped over and stuck my feet up in the air and crawled on my knees with my feet in the air till I got to the back door at which point I screamed for my brother who happened to have his air conditioner off and actually heard me. Not that he was good at first aid. I had to tell him everything he had to do but at least he could do it. After he washed the blood off the floor which seemed more important to him than fixing other things on my body. He did manage to find me a scooter so I did not have to use crutches because I am very klutsy and that wouldn't have worked out. So thanks to him for that also. Hopefully the rats in the closet have not damaged the scooter.

the problem is, it is getting increasingly difficult to find property without hoas as it has become normal to put in a bullshit hoa in places where it shouldnt be.. when i was looking for land i had to turn away for years because of hoas or covenants there was one property where you couldnt have certain colors of roofing.... i couldnt afford more than a couple acres as land is very expensive where i live due to all the state protected land leaving very little private land available. years ago i paid 11-12k an acre for a small 2.5 acre piece. i probably wont sell as i am close to parents and everything is nice and quiet, few neighbors big ranch right next to me. no water though, wish i had a spring, but it wasnt a dealbreaker considering all the upsides.

It is your responsibility as the buyer to thoroughly read and understand the HOA's during your contingency period. Not all HOAs are the same. Some contain virtually nothing and are in play solely to stipulate how the shared well will be managed and operated. Others are there to tell you what color toilet paper you must use.

A huge portion of Nate’s content is responding to people sending in sarcastic messages mocking him for something that may or may not be accurate, so he’s basically just replying to complaints in the comments, too. Will’s 21, cut him some slack. As much as you don’t want to hear Will complain about “haters,” no one wants to hear you bash a completely different channel on a video that’s entirely unrelated to said channel.

Some of those rural plots in maine are listed with HOAs But it's about clearing the roads. Because the citizens are responsible for clearing roads, not government. So, there is a fee that land owners contribute to. Check them out carefully. Some are act as HOAs Some are really protecting their sovereignty

Considering that the roads are considered public property owned by the government, that property maintenance is their obligation, not the citizens. If they are able to ticket you for government road violations, then it is their road and thus their responsibility. If the citizens in the area *choose* to pay for it, or if they vote to enact rules that accept responsibility for it, then that’s different, but it’s still the government’s obligation, the government is just outsourcing that cost to its citizens in a way different than normal (that which normally is done through taxes).
