Briefly thought of it. I saw a piece of cheap undeveloped land at an attractive location to build a house and the only thing it said was that I could have horses on it and realised I had no idea what I was doing.

I want to. Lol. Hopefully for a THOW or a small modular. Really just a lot or an acre or less with utility hookups.

What do you do when land being considered to purchase has no water or sewage which has to be made or brought in to that land space and area ?

As a licensed land surveyor in California, please do not rely on your realtor for accurate surveying information. I have horror stories. I don't know which states surveyors are monumenting property corners for 100 to 250?... nothing less than 1500 for me in California.

Ya I had a neighbor (who didn't live in the home) harass me about what I did to some pampas grass. I got a survey and told her to eff off.

Have seen survey's done wrong & title search's just rubber stamped, so not always as stated. We bought the property behind us years ago, because we also acquired the 50 foot easement on our property, so essentially bought our own land back.

6:55 does your state allow properties to be land locked? Many States prohibit land locking properties...and will force easements to be granted if they are. Often lot access has to be accounted for when a section is subdivided.

I paid $2000 for a four corner survey in Rocksprings, Texas, with no string, on a 20 acre property that already had boundary stakes. And that was the cheapest qoute that I could get. I paid cash for the property but the survey was required by the title company.

Pending on what state on a survey, do you know Kristina that if a person would go back to the original land survey you might find out the true property lines. Anywhere all along the Mississippi River area out scattered around should be a Concrete Stake with a Brass seal on it tells survey. You have then even in Louisiana. A piece of Rebar 🤔 yeah right cause over time people have pulled them up.

Question, what’s the point of buying “land locked” property if you can’t access it? Why would anyone even be interested in this land?

The 200 dollar price for a survey is just not possible. Also never ask a real estate sales person for survey advice. Incompetent advice is fraud and may be against the law.
