Absolutely ridiculous. We just bought some land in Arkansas 70ac under 200k. Power water, an hour away from a major city and 30 mins to a town. No offense but it's not worth even 1 million and I have lived in Texas nearly my whole life, my neighbor has a house with 20ac. Max in a hot market was 700k.

Texas land and housing prices have truly gone insane over the last 3 years. Blame the influx of incoming new residents, prices of supplies, real estate companies, the federal government.......now there's people leaving leaving Texas and selling their property to get out of the taxes. It's becoming unaffordable for many people to purchase property and a house now. Which is kind of what these companies do. Purchased tons of land, split it up, doubled or tripled the money gained......stop selling to real estate companies.

It’s insane I live halfway to that property and there’s a house with 25 acres for sale here for 14.3 million! 5 bedroom 8 bathroom. Once someone buys that our entire community is screwed tax wise! Our neighbors just sold her house last year for 2.2 million! You know our taxes skyrocketed! I can’t afford to purchase anything, I’ve been looking for those 3 years. Im very thankful that my father has an apartment inside a barn that I can rent from him. I can’t even afford a damn apartment and I make a decent living or shall I say I make what we used to think was a decent amount. 🤷🏼‍♀️ It truly is very sad!

Its the lack of surplus. They’re not making enough homes. Starter houses are being bought up by investors. In 2022 18% of houses were bought by investors and like 80% were starter homes. 15% of the houses built were starter homes. It is total bullshit that this state has become the most unaffordable place and wages will not keep up and property taxes continue to butt fuck their residents

$2.2 million is ridiculous. I know of a 400 acre tract that sold for $4.4 million, and a 270 acre tract for $2.5 million.

That's the issue tho is people selling a shack in California coming here and paying way above what property's cost and driving Texans out of the market in their own native born state our younger Texans will struggle to ever own a home but hope you enjoy what they will never have. @pmag3200 lol I actually bought property down the river from this one. I do have water rights there is restrictions such as I can't sell it. I can use it for irrigation or I can drink if I wanted to. I also don't know what you mean by access. I have river frontage and access it almost daily lol

I lived in a small apt complex (bottom floor), storm was coming with possible tornado, I was outside trying to get kids to go home and move plants, bikes in (drove an elderly woman to her daughters in the pouring rain), etc. and all of a sudden the storm calmed...I made a bee-line for the bathroom with my daughter, there was a shriek of wind, and 2 min later it was gone. We went outside to find 50% of the roof on our building was gone (plus other damage to our and another building), water was missing from the pool, and cars had been moved - one was sitting diagonally in the space with a 6 ft piece of our roof completely under the wheels. Not a tornado, only Straight Line Winds! 30 min later the fire dept showed up and said we had 30 min to vacate the premises due to damage and power lines.

I’d probably spend about that much building a moat, fence and guard towers around it, not to mention the land mines between the moat and the fence. Some solar panels and a windmill, a good sized garden and a chicken coup. Order everything on line and I’d have my own little piece of heaven to ride out the zombie apocalypse.

The value they are placing on this land partially comes from proxcimity to a large city (FW) and waterfront access (even if is just a river). I still wouldnt pay that. About three months ago I was looking at raw land and found 15 acres for 30k, with about a half acre pond and an area already cleared for house construction. Unfortunately I didnt get it... :(

Way over priced I bought 10.9 acres 15 mins away for 143k with a 1.87 acre stocked pond 3 years ago and the owner financed it for me at a better rate then any bank in the USA would offer
