Appreciate the story about your dad and was surprised that huzzah valley resort was your families. Small world floated there a few times. I have a similar story with my dad and land buying and losing it divorce. Not exactly the same but similar. I now buy properties with lakefront in the midwest. I started a small investment group with a couple buddies.

I love what you guys do but the price for this piece of land (actually 11 lots combined) is highly overvalued. It was assessed at 663,000 as of June 2024. No one in the right mind would pay that amount unless it comes with mineral rights even then still overvalued. I frequent your website often looking for the right piece of land. @kk-ez1jf We appreciate you visiting our website & watching our videos. The value is determined by the mutual agreement of a willing Buyer & Seller. Assessed values are often not in line with what a property would sell for on the open market. Each property is unique and the attributes of the individual property are taken into account. You can have 2 similar sized properties directly adjoining each other but vary greatly in value because of a single differentiating factor. You stated that you are looking for the “right piece of land”. What are the factors that make up that land? These include Location, Size, Attributes & Price. Assessed value has little no relation to the actual value of the property. As an east coast guy I can assure you these is reasonably priced and worth every penny. I am in the middle of a hurricane now but if this property is available next week I may hop in the car and visit it...this is an exceptional piece of property.

@@kk-ez1jf But the point is that assessed value IS NOT market value and cannot be used as the same. Much of what you say in not untrue...but it is not on point. I work hard to keep my assessed values down and that has NO affect on the selling price.

@@LoftisforTreasurer I agree with you the value is derived from many other factors and by no means am I trying to diminish your hard work. In fact I wish other website take note and invest the same amount of work that you put into your presentations for every property listed on your website. There have been numerous times when I look at other website and say to myself in frustration why isn’t this listed on Landio so I have all of the information that I need to make decisions.

Hi Landio, Great presntation, aside form the singing (LOL). One point of fact, VMI is not oldest Private Military College in the USA. Norwich in Vermont holds that distinction. VMI is the oldest state-supported military college while Norwich operates independently of state funding, relying on tuition and private contributions. God Bless, 🚀 🤠

The average cost per acre in Virginia $4,850. This piece of land is over 12k per acre. Are there water rights and mineral rights with this property? Even so, way over priced.

Not for me, too close to hiways, too close to neighbors and land or strips of land in between close neighbors, could be an issue, but that's me... other wise it's great land.
