With the timber joists, lime work and noggins completed, all that remains in this part of the stone farmhouse is to lay the temporary OSB floor in the bedroom.
As complete beginners in property renovation, things do take us a lot longer than any trades person would take, but we are getting there.
Living in and renovating the farmhouse is hard work and find we move boxes of belongings from room to room as we need to work in other rooms. This doesn't sound like much, but it is when it is the entire contents of your house, all boxed up from our move from England to Ireland.

I've been binge watching your videos all this week. You two are a delight. I have to admit that watching you finish putting in the OSB in the second room made me tear up a bit. You've come so far in such a short time and you've inspired me to tackle my own projects on my own. Keep crackin' on!

Nice to see a surface down so you can walk on the floor and the sight and sound of a fire can be very soothing. Just to be able to sit down with a brew and a biscuit or 5 as you deserve them. Coming together bit by bit coming together and nice job. Thank you Ben as that was a close shave and looking good.

We couldn't agree more that it is lovely to have a flat surface and one we won't fall through. Other than the landing needing a little work, that is the floors upstairs done...... for now. I try to look my best hahaha. As always, thanks for watching and commenting :-)

It is lovely when it is roaring. It can take a good while to heat the room on the coldest of days, but it gets there in the end :-)

Great work you two, so much progress, well you have earned your big breakfast, work, and reward a great motivator, something pleasing about an open fire, which I grew up with at home and at skool, took me down memory lane for a while.xx❤

We love the fire burning in the bedroom, shame about the one in the living room and not being able to use it. We had that bedroom up to 19 degrees today and the rest of the house 16 degrees, we are getting there. Nothing like a big breakfast on a Saturday morning. xxx

That's where you used your head to cut the osb . I spent ages putting extra noggins in . For Each joint ..... Clever you ! 👍👍

Thank you very much. Extra noggins were an option at one point, but cutting it was less faff in the end. I don't like to cut machined edges, but with the guide for the circular saw, the cuts weren't too bad. Thanks for cracking through the videos. I would like to say they get more exciting, but I might be fibbing hahahaha.

Not sure about pro's but it was much much faster than above the kitchen lol. Oh there is quite a bit done since we did the floor, not loads as there has been an odd lull on what to do next on the priority list, but there will be videos :-) The electric being one of them. Someone was listening lol, we are a little behind with editing the videos but we promise to try and catch up. Yes, we were lucky and didn't take any damage, in fact if you saw our short video, it gave us the opportunity to insulate a couple of the windows while the wind was blowing so hard. Sadly others did take storm damage, so we were very lucky. Thank you for watching and listening lol and commenting. It means a lot and makes the videos worth while :-)

The fire is lovely, you need a tall screen with 3 panels and an ash box with feet for under the grate. Ashes were saved for making soap and polishing silver. I hope you went for your big breakfast after. What a huge weight off having that done. If you put in an attic floor, you can always service parts of the roof from the inside and the rooms upstairs will be warmer, because you wouldn't have high ceilings. You would also have attic space for storage or even an extra room, when you finally do the roof you could put in a skylight or a dormer in the attic for light. I'm just so excited for you. The electrician can come in and do wiring now, you are water tight and have floors that aren't falling down. You won't be board living there - lots to do

It is lovely and gives our so much heat, a lovely 19 degrees yesterday for a while. The fire screen is already there and doing a great job... the ash box.... not yet lol. It is so nice to have floors we can now walk around on like a normal house and with less bounce than before, still some, but not as much. The breakfast was yummy as always :) Spoiler, we have been doing the insulation and ceiling in that bedroom and it is lovely to have a bit of loft space to the point where we may put some board up there for a bit of storage for the bedrooms and maybe a bit on the landing. We never say never but at the moment it is unlikely we will drop the ceilings though, but you never know lol. Everything is going well at the moment, hopefully I haven't just jinxed it. @@thecornerhouseproject oh wow 19 degrees is t-shirt and shorts temps :) That must have felt so rewarding after all the hard work. There is no way to jinx things, you have both recued the house from disaster and it will be so grateful to you both. I can see it's character coming back, especially the upstairs. When that last board went in on the floor it was like magic - it became a home again. Filled with Love! Window sills and Frames next? Need to get them sorted to keep the damp out. That dark spot on the wall upstairs - is the water tank on the outside of that wall? Not enough air flow between the thank and the wall can erode the pointing on the outside allowing damp in. Have you watched Chateau De La Ferte where Carole and Adrian have restored their plaster walls? Scrape the loose stuff off, wash them down with bleach to kill any mildew, fill cracks and holes, sand them down and paint. They even show how to cut crevices for running wires to light switches and fixtures and then repairing the crevices, some they did after they had already finished the walls. Carole turned the Hall of Doom into a beautiful space and the walls were worse than yours with mildew and mould. The other way is to remove all the plaster then stud the walls, run the wiring, plumbing, etc. insulate with rock wool and plaster board overtop. That is what Billy did in the kitchen at the Convent. He went the extra step and had the walls plastered but that isn't necessary once they are taped and sanded you can paint over it. I can't wait to see the next video and see what you have done with the insulation in the ceiling

The dark spot is just from the the wrong plaster being used followed by the wrong paint. It just peels off in places where the damp is under it and can't escape. The water tank is next to the blue bedroom with the dodgy fireplace lol. We will be taking that wrong plaster off the wall in the future, with back to the lime or back to stone and start again. We have the electric video coming up soon but have surface mounted for now until we decide what to do. There looks to be enough plater to channel out and hide the cables though if that is the way we go. We are still waiting for Simon from the convent to come over, he has said he will be coming, not sure it will be to work though. I am sure if he does come though I will get him on camera. Nice fire, really suits the season. That is a really nice temporary floor. Over here we put down osb then install the finished floor over that. Now Ben, watch them words 😮 😊

Yeah John from Canada said the same and I am sure they do it over here and the UK too, but we are looking to go with timber planks for floor boards, like the ones we removed which are laid, or certainly as we have seen in out houses, directly onto the joists. We will however insulate between floors, keeping each room with it's own heat.... or cold as the case may be. You aren't supposed to notice a bad word I leave in now and then, I can say it quicker than I can edit it out lol. Thank you as always for watching and commenting :-)

Watching Dawn in your vids L am never sure if it's frame or her normal pace. Measuring, sawing, cleaning windows, screwing and wild life photographer and always with a smile. Oh no, we don't want to miss out hahahaha. Dawn doesn't stop, we were watching videos that still need editing last night and I was saying that Dawn doesn't see cleaning the house top to bottom, moving stuff and tidying as doing work, she always has to be doing something major. I wish she would stop, she wears me out. We heard someone say it is rainbow season at the moment, which we thought was nice. We get to see them quite a bit which is lovely. A crock of gold would be great. Thank you for making sure we didn't miss out on your thoughts hahahaha. xx

Yes we think it was a better builder, a few slight differences but seem to be for the better except for the possible Gypsum based plaster on the walls and not lime. We will sort that in time though. Thank you as always for watching and commenting :-)

In future couldn’t you just nail down some nice floorboards over the plywood? That way you have extra sound deadening and insulation, and you haven’t wasted all that hard work putting in your “temporary” floor.. anyway, great stuff guys, well done!

I do like that idea, but we hadn’t bothered with doing anything with boards as we will be repairing the plaster on the walls and just needed a floor down that could withstand damage and it not be a problem. The plan is to put floorboards back in once we have completed the walls. Fingers crossed this year, when the weather is warmer and we can have the windows and doors open for all the dust 😂

The fire grate is probably higher so that it would have a large ash pan which would mean it wouldn't have to be emptied every day. My Aunt and Uncle had a Farmhouse near Warwick and their fireplace had almost the same green paint effect with the fire blazing away it took me back many, many years. Love your work as always.

That is a good idea, a massive ash pan as I am bored of sweeping up ashes and we have only been here 6 months lol. We had it up to 19 degrees in there today, it is a really good fire, if a little fuel hungry. Thanks as always for watching and commenting Carol :-) xxx

When we bought the house, we thought that was the only joists and floor to do, we had no idea at the time that the kitchen needed doing too. It was good to do the kitchen first though as it was so much easier in the living room. We have had the range lit most days, drying out the kitchen and above bedroom since the end of June. Now we have the fire in the bedroom, we will light that vey often too. Sadly the living room fire leaks smoke into the above bedroom so that is not being used so have just taken delivery of a gas bottle fire for heat and to dry out in there. Since we don’t have a fireplace, on Christmas we put a fireplace from KZbin or some other source on and have that going during the day. Interesting thoughts on the walls…Dawn, I’m with you on the got to know things….I love learning stuff. And Ben, I’m with you on needing that extra hour on top of the three of beauty sleep…at least the world needs me to have it…lol. How was the breakfast? And I love the fact you two are so open about that you maybe wander off and procrastinate or as I like to say conserve energy…lol

hahahaha, we have done the exact same thing with the KZbin fire videos in our previous house, normally while I have stuck some Christmas music on Alexa. Oh I do like a bit of beauty sleep, keeps me looking fresh hahahahaha. The breakfast is always lovely from there. We went a few weeks ago, on the Saturday morning like normal to find a sign saying they were closed.... OMG. We went to another place up the road who serve breakfast but it just wasn't the same. Oh, conserve energy, I love it Dory, well if we could store our saved energy I am sure we could power the house hahahaha. We are trying to get better and not procrastinate though as things take us sooooooooooooooo long. Thank you as always and hope you find a lovely fire on KZbin to watch. xx

Hello again, Dawn and Ben!!! Another great floor put in! I’m seeing those ceilings all taken care of, the walls painted and you two sitting with a nice glass of wine or Ake and finally getting to enjoy it!!! Not that you’re not enjoying it now, but you know what I mean!!! Love it and can’t wait!!! What a lovely crackling fire! And I love that wood basket!

Hello! Ooh wouldn’t that be lovely with all of that done! We can but dream and sometimes it is nice to dream! I have a lovely load of pictures saved on Pinterest of how it might look! One day! Haha yes we know what you mean, sometimes there’s so many things to think about that you do forget to enjoy it whilst it’s happening. It’s a good basket isn’t it? I bought it years and years ago at a boot fair and it’s really stood the the test of time!

Another major milestone for you both, glad you had a celebration breakfast and a cuppa. Must feel very strange to be able to do house keeping, as in cleaning the windows compared to demo modes. There is a number of ways to ID between cement and lime, the oldest trick in the book is to take a sample of it and spray vinegar on it, if it fizzles then its lime, you of course no when you grind it up in your fingers and it is predominate mid to dark grey then again that indicates cement instead of lime which is more light weight. Finally if you find the plaster on the wall is easily scraped with a key or crushed then that is lime, again lime is used as a sacrificial product to protect the limestone. I am sure you will know of the old trick of given the OSB protection until you get your final flooring down and to allow for any minor leakages is to seal the OSB with a water downed PVA glue (2 coats), it just seals the floor and makes easier cleaning up and also it seals any minor loose flakes of OSB. Many thanks Joe for the input. We have dropped some of the "plaster" from that bedroom into water and then some plaster from the first bedroom into water. The first bedroom plaster fell apart, this second bedroom just stayed as a bit of plaster. The vinegar tip is great though, thanks. PVA on the OSB is a really good idea.... can you tell us about this just after we have put the first floor down as that is now a nice grey colour lol. Green wood will make that snapping sound. Use dry wood and it will not be snapping so much.

Believe it or not Ronald, that is sold as "ready to burn, seasoned" We have stopped buying wood from there now and have found a great supplier with the logs being kiln dried and they burn so nicely. Thank you as always :-)

Fantastic job guys. Well done. That was a major job putting two new floors in. You did it! ;) It would be very tempting to leave the OSB in, throw an underlay and some laminate flooring over the top, but that would leave your floor level higher than your fireplace hearths, and the floor level in the hallway. Probably better to take out the OSB eventually and replace with proper tongue and groove as you intend after you're sorted the walls... and the roof. :)

That's the plan! You have certainly been thinking about things, either that or you have the house bugged as we were only talking about it about 2 hours ago. You are right, OSB and then something on top will put the hearth low and door ways, although this could be sorted with an extra time, but the hearths would be low. We plan on old school timber planks with no T&G but the T&G will be stronger and give a more solid floor. Thank you for watching and commenting all the time, it means a lot :-)

Thank you so much for watching and commenting. Oh yes it has some draw, a little too much really as it gets through fuel like anything, but it was lovely today at 19 degrees. From start to finish on that side of the house was 10 days. Just the insulation and ceiling now. Thanks again.

Well after a Google translate, thank you very much lol. The work continues and already we have had the bedroom up to a whopping 19 degrees and that is with half a ceiling done. The living room now has a calor gas heater in there giving some heat, the reason will be come clear in a later video. Thanks as always for watching and commenting. See you soon :-)

As usual you are doing really well. I like that you take it slow and think things through. A certain amount of "head scratching" is very healthy before making cuts. Not sure why this is a "temporary floor". Usually OSB serves as a subfloor on which hardwood or carpet is installed. Here in Canada that OSB would be secured with construction adhesive to prevent squeaking and screws at about 8 inch spacing. Hardwood floor or carpet or tile would go next. A tiled floor such as in an ensuite would have additional underlayment. Looking forward to future videos as the project unfolds. An unrelated thought... have you tested the wall rendering for asbestos??? Back in the day it was added to some building materials (dry wall compound and maybe plaster) in North America with the result that we have to check when renovating older homes. Lead in paint is another issue.

Thank you John. We do plenty of head scratching and this time it worked out well. Maybe not how a floor fitter would fit it, but it has fit all the same lol. It is only temporary as we will run real timber floor boards the full length of the room, like the rotten ones we removed. On a whole these sit directly on the joists. I do like the idea of an OSB en suite floor for the tiles to sit on though. Removes a lot of imperfections I would think. The living room and bedroom just seem to have a "modern" plaster finish but it is directly on lime plaster so we doubt there is any asbestos, this isn't something we have read but also something we had not considered. From the amount of empty white masonry paint tins we have found it is unlikely to be lead paint. The layers below this is lime wash, or hot lime. In places there are about 7 layers which have built up over the 100+ years of being built. Thanks for watching and commenting John :-)

I'd say there was was some about of sutt from that fire place? I had a fire place for year's and always got them cleaned twice a year and I had a chimney fire year's ago on the first lit. I only found out reasonly that your supposed to season your fire by lighting small fires for 2 or 3 time's before you put on a big fire 👍

Thanks Marie. Although capped, all chimneys were swept when we first arrived and we were told at least once a year. I didn't know about having a couple of small fires first thought so thank you for sharing the info. That particular chimney goes straight up and you can see the chimney when looking up. At the moment it is nice and clean. I will keep an eye on it though now you have brought my attention to it. Thanks for watching and commenting 😊

Instead of pulling up the OSB, like you plan to do, why not lay the floor boards over it. That is the way we almost always do it here in the US. It makes for a more rigid, sturdier floor, and will not flex as much, and will also insulate better.

We do like that idea but it would give us issues with the fireplace hearths and also the door thresholds. Although I’m sure we could build up both of those areas to allow for it. Thank you for the tip though as we could do with stopping some of the bounce on the floors.

I suspect your walls are double sized thick. Would it be necessary to install a cold-heath barrier. So that cold temp of outside wall cannot give cold to inside of the wall. The heat barrier inside keeps warmth inside and prevents cold and geat meet. In the vlog of "the Hoeve" they made an inside wall of natural isolation material. Maybe worth while investigating with what you can isolate best.

We are going hardcore this winter and leaving the walls original to see if we need to put a breathable boarding up at the wall in the same manner as people use plaster board. We love the uneven walls in the kitchen and above bedroom, true farmhouse style so are hoping with the fires lit and the numerous layers of lime plaster we will be warm enough and the house stays damp free.

Hi Johnathon Funnily enough Dawn only said Friday that in hindsight we could have just gone straight with the floorboards instead of OSB. But for the, it just needs to be a floor quickly we went with the OSB so we didn't regret any choices we made in haste. We are looking forward to floorboards and how easily they will be to lay compared to our attempts at cutting out the corners of the OB etc hahaha. We’d always planned on putting floorboards back at some point….I say some point because it could be quite a while until that happens! I do like a bit of Pinterest so I will be shortly off to have a look at that for osb ideas 💡 just in case the osb becomes a permanent feature! Lol
