Yes, Nicki and Carlo from the Positano Diaries YT Channel experienced a nightmare trying to buy their house in Tuscany. When they eventually got the keys to move in, the old owners had gutted the inside. Nicki and Carlo had to spend alot of money to fit bathrooms and the kitchen back. The old owners took globes so there were no lights, etc. It was terrible. It was a shell. Disgusting behaviour from the sellers who made the purchase a nightmare from the start. One should be very careful when negotiating with sellers to make sure that what you see is what you are buying, not a shell by the time you get the property. If you move into a house you need a kitchen, stove, a bathroom, basin, toilet, lights, etc. Be careful. I believe it is difficult to buy a property in Italy. If you have Sara and Luca holding your hand it would be better but I'm sure they can't do that for all and sundry all the time.

@UserGabor it seems like Italy has so many strange codes. The seller probably should have done an inspection before listing it. The problem with that is that if nobody buys it, which seems to be the case in Italy, then the seller wastes money on an inspection of a house that never gets sold. Italy might want to ease up their strange codes to help those towns keep from becoming ghost-towns. Instead, they could check the strength of the structure... some of those old house have been up for centuries so structural integrity and strength over bathroom location seems like a no brainer. This is why I would never buy a house in Italy. Too much nonsense coding.

I would be interested in renting a place for three months each year, preferably in Palermo. I would think that a lot more people, especially retirees, would be equally interested in this type of place to stay. The reason being is that Europe in general limits tourist visas to 90 days. So for most of us, I would think, are only financially able and interested in staying in Italy for 90 days a year. I think somebody could do really well with a business of renting to people like us, reasonably of course, for 90 days at a time. I would love more information on such if it already exists. ❤

You admire them for having their child with them? Obviously if you 'work from home' like they do, it's easy to have your child with you lol. They haven't had to sacrifice anything to achieve this so I don't understand what there is to admire. And also, how can you admire any parent who displays their child on the internet for every pervert and crazy person to see? Not protecting their daughter by not prioritizing her safety and privacy is nothing to admire lol. And the fact that so many of you are ok with it is unbelievable.

It's illegal because of Italy's weird codes, (what's wrong with the bathroom if it's structurally solid), and the sellers probably got the signatures before getting a house inspection because who wastes money on an inspection if the house is never going to sell. Again, Italy does nothing to help make Italy blossom, but the nit-picking rules thet have will turn towns into ghost towns. Italian bureacracy just can't historically get it right.

In that regard, this is a two way interaction. How irresponsible if we just sit here as passive participants and do not express our concern. I also would think that even though they may be overwhelmed by the comments last week, it would be helpful for them to express themselves to this point and to state that that was the case and also know that not everyone is going to agree with their plans. Our experience buying a restructured apartment in the centro storico in Trapani last year was a little more complicated and took longer. In addition to the realtor and geometra and notaio, there was also a lawyer and and engineer involved. This was because the property had a large mortgage on it, and it had multiple owners. Also, parts of the restructure required a sanitario to be in compliance as there was construction done after the WWII bombings so there was a question of when different parts of the building were constructed. So maybe it's less risky to buy some houses than others.

Just a clarification on what is meant by buying the house empty… in particular the kitchen. This means the seller takes their kitchen, meaning the cupboard’s and countertops.

Remember what Francis Bacon said in the opening lines on his essay on Travel.: ""Travel, in the younger sort, is a part of education; in the elder a part of experience. He that travelleth into a country, before he hath some entrance into the language, goeth to school, and not to travel." Property tax laws as well as closing costs will indeed cost ANYONE more for a second home in Italy, whether you are a "foreigner" or not! Furthermore, the property taxes for second homes are low because they are based on the cadastral value, which is mostly much lower than the purchase price. Full time residents (which are both citizens as well as foreigners) will not pay any property tax on their primary residence (Prima Casa). FOREIGNERS are NOT discriminated against in real estate because the rules apply to everyone regardless of their citizenship or nationality. The only exception in Italy is if a foreigner's country of origin does not allow Italians to buy property in their county, Italy will impose the same rules on the citizens of that country.

question: 1. If you purchase the house but live there only 6 months each year, can you hire a 'property manager' to collect your bills, pay them with a Italian bank account, watch over the property while you're away? 2. Can you rent out the property via Ab&b or through other services or even through your personal property manager? Thanks for your informative video. And finally, 3. Do you need to apply for and receive a 'residency permit' to purchase a house? If so, can you do a video on the process of applying and receiving a residency permit? thanks!
