You definitely got me hooked! I’ve been wanting to get into this since I was 23 and looking to buy my first home. I wanted a duplex and planned to live on the other side just like you but unfortunately, my dad scared me out of it. It’s probably one of my biggest regrets and left me afraid to make a mistake or loose money. To watch you doing this so young and unafraid is super sweet and very inspiring! A suggestion for how to handle the flooring: from the line you drew for where the hardwood stops, in every other place (the kitchen, the former back porch, and such) instead of using tile, use vinyl plank flooring (VPL) that's colored to look like tile. That is very hard-wearing and is good to use in rentals. Two suggestions for video ideas for this series: give the scope of work (a cost breakdown of the rehab budget, the materials, and the contractors), and how to come up with it. And how to get a private money lender who will pay for the entire purchase price of the project and hopefully for the rehab too. Very few channels show that. I honestly love the kitchen and im so glad you didn't fall into the all white kitchen fad lol. The blue is nice and fun, but I would have chosen a darker hue just because I think it appeals to more buyers

A quick tip for masking odour when you tour houses that smell, is to place alcohol prep pads between double masks. It may not totally eliminate the smell but it makes the walk through much more tolerable.

There’s no way any of this is true. Wholesaleing real estate is obsolete I did it for half a year had five deals under contract and none sold. I even tried Tulsa where you are and I can’t understand how you find homes and these deals there is just no way unless you have connections with people and it’s off market.
