This is the same exact script from examples to "reality and fantasy" comments that Kevin Ward has, yet I'm glad I found it. This shows me how the same exact script can look so different. I think there were real nuggets of gold in this presentation. The style might not be my own, but the questions, objections and comments from both sides were filled with excellent information about presenting a CMA. I especially love how insistent the home owners were that "list price" of other homes were more important that what the home had actually sold for...that is VERY REAL. I've learned watching these listing presentation videos is that sellers are helping Real Estate Agents overcome their own objections by the answers the sellers are giving them in the pre listing qualifying script. Great stuff.

To some of us this presentation might seem pushy, but he did a great job getting the listing...the truth is that he has to price the product that he is selling in a competitive way. If he goes with what the sellers want to sell for.. It will cost them more in terms of time, stress and the longer the house in on the market, the more variations might happen for the house not to get sold. One example would be the interest might go up and less buyers might qualify to buy the property, etc.

Usually if it's on the phone, you have a set amount of days to present the agency brochure and since his appointment was the next day, it's likely not a violation in his state.

He says that it doesn’t matter that he is not from the neighborhood because he sold the house around the corner in 7 days, then goes on to say he didn’t hire his own family member to help with his personal home because he found another agent who knew the neighborhood. Was this something in the script or real life? if it was real life it signals he doesn’t believe in his own objection handlers in my opinion. I think the script itself is effective (as shown by Kevin Ward) but this person has a different delivery that may not work as effectively on certain buyers. Do Agents tailor their tone depending on the vibe of the buyers?

Seems confrontational. This kind of pushiness I believe would not work in North East TN. People in these parts are weary about all the sells pitching and can come across fake. Show them the comparative properties and just tell them they are too high. It's us as Realtors who look bad when we take an over priced property and it doesn't sell. They will blame the realtor when it doesn't sell and not that they made you list too high.

Mike Garber May work with Hispanic clients however. Research shows that a culturally sensitive approach may be being more direct and seen as an authority figure. I actually struggle with this some, but I respond best to this from people I hire. I want them to be confident and be the expert. I agree doesn’t work with everyone. Just thought I’d add a perspective. My background is in mental health counseling.

I don't think being deceptive is a good thing. Houses do sell slower and for less from Oct throughout Jan, Feb, March and even later depending on the year. I do agree on the commission conversation.

Actually he is correct. It is slower in the winter months. Zillow leads prove that - I get 15-20 leads a month in spring, summer and fall but come winter that number drops to 5-7. Why is that? Because there are less buyers during that time period.

I agree with Brian, in my mind (as confirmed by other agents), telling me you are going to walk through MY home by yourself is a power play. It is you taking control. With all due respect, I just met you and you are in my home. I am in control here, not you. I am not a driver personality, I am amiable, but this would put a huge bad taste in my mouth. After we meet, chat, I see your presentation, I get some rapport, you are welcome to do whatever you need to do. Walk through, take pictures. Just my suggestion, I am not an agent and would probably do awful if I tried.

You can't say the standard is 6%. Thats price fixing. And illegal. What i would say something like : I"ve already cut my commission, because I'm sharing my comission with the Buyer's Agent and because the fact that no matter what we sell your house at my commission is tied directly to the sales price. So It lowers automatically when we reduce the price of your home. Now I don't discount my earnings because I am worth what It do. I provide my sellers my conciege package as a way to serve my clients.

These guys are VALUE KILLERS. It's in THEIR interests to shift the property as quickly as possible and get their commissions, but usually sellers can wait a couple of months for 10 or 20 grand more - which is a huge amount of money. Instead, these guys talk you out of that extra value. Stay away.

In actuality whether the value of a home increases or decreases is dependent on many factors such as, neighbourhood development potential, legislation, and economics. This will give you a better sense of current market trends.

Terrible way of getting them to sign. Its more of a pressure tactic than anything. You can still get the listing by setting realistic goals and getting your point across. If i was the seller, id be uncomfortable. Can't trust a fast talker.
