Quick question, you say to be a vendors agent 100% but you and you also say be huge on integrity (which I agree with both) but I wanted to know what you do Gavin/Tom if your vendor wants you to be bad on integrity. e.g something is wrong with the house and they want you to cover it up, how do you confront the vendors that they need to disclose that info or get it fixed and still stay as a vendors agent?

Mohamad, My Friend, if you are still struggling with this, I would like to offer something from my own personal experience. Your integrity comes first, you will have to answer, in court, for how the transaction goes. Your client will cover his side completely, even if they have to lie and believe me, if they are willing to not disclose, they are more than willing to lie about it when they get caught. Choose your clients, feel free to walk away if you feel it's not a good fit for you or you may waste time on someone that really brings nothing to your business. I struggled with this a lot, wanting to help everyone.....Impossible. You simply must choose your battles, inner and outer. Good luck, much-continued success.

I would trust an alcoholic told not to drink a bottle of liquor when left alone in a room before I would trust this old man. His continual Gav, Gav, Gav, and his touchy-feely manner is off-putting and insincere imo.
