Gabriela Ariza, 27, earns $112,000 a year from her full-time job as a cybersecurity specialist, working part time in the IT department of a library on weekends, and renting out space in her house and garage. Ariza lives in Brookfield, Illinois, nine miles outside of Chicago and has two big financial goals: to purchase an investment property and retire by 55.
This is the latest installment of Millennial Money, which profiles people across the U.S. and details how they earn and spend their money.
Read more about Gabriela’s budget breakdown here: cnb.cx/2Xk1Jn5
On a quiet suburban street nine miles outside of Chicago, Gabriela Ariza is showing off her dream car, a ’91 Ford Mustang. It could use a bit of work - the convertible top needs to be replaced and the A/C is broken - but the 27-year-old couldn’t be more proud.
She also owns a 2016 Subaru Impreza, which she rents out via Turo, an online car rental platform. Ariza has a lot of experience making the most of her possessions: Not only does she earn extra money renting her car, she also rents out part of her garage to another classic car owner and the second bedroom and basement in her house.
Ariza doesn’t necessarily need the extra money - she earns over $100,000 pre-tax between her full-time job as a cybersecurity specialist and her part-time job working in the IT department of a library on the weekends - but it’s part of her plan to accomplish her two big financial goals: buying an investment property and retiring by 55.
Ariza already owns her own home in Brookfield, Illinois, has been building up her emergency savings account, and invests aggressively in a 401(k) and Roth IRA. Her own upbringing taught her the importance of financial stability: While she was growing up, her parents were fairly well off, with good jobs and some successful real estate investments.
“One day, my dad decided to take all the money,” Ariza tells CNBC Make It. She says he took her college fund, her mom’s retirement savings and all of the couple’s investments. “My mom had to file for bankruptcy, and we were pretty much out in the streets.” Almost a decade later, her mom is doing much better - she has a good job, Ariza says, and will be able to retire soon - but seeing her struggle changed how Ariza relates to money.

@@gavip24 Thank you for your comment, Gabriela. I was a small business owner for 8 years and recently had to close. It was very painful to transition from comfortable independence to blue collar work (pizza jobs, housekeeping, etc.). Two years ago I even lost my car and lived entirely by bus for 7 months. Now I have a '98 Buick that I take care of. Anyways, I feel I work just as hard now--maybe harder--than when I ran my six-figure publishing business.

why would she pay that off quickly if her interest rate on that is lower than what she would get back if she invested it?
@StevonStevons
@StevonStevons 3 жыл бұрын
@@anaadventures7669 She's buying security by paying off the mortgage first. Stocks average 6-7% returns each year, assuming good diversification and a good year. With a monthly student loan payment of $262, her interest rate is probably about 4.5%. If she invests the money that she would have put towards student loans, she'll have about a 1.5-2.5% spread between her investments and student loan debt, which is based on average market returns. This spread is beneficial only if she can make returns above her student loan interest, which might be hard across 13 years. Also, if she pays off the mortgage in 3 years or less, she'll stockpile cash quickly and can invest that or cover those costly home repairs that she mentioned in the video.

@@anaadventures7669 haha that's not what I said at all. I understand your point--she could invest the money she would have paid towards student loans. My point is that there's more risk in doing so across 13 years because her income could change. If that happened or if she lost her job, it would be far easier to stop investing than it would be to stop loan payments to a creditor.

That’s what I thought too. Better to pay it off upfront because you never know what could happen. Could loose that good job and then have to defer and end up owing more. Plus the interest accrued over 13 years would add so much more to the principle. She’ll probably realize that soon and pay off the debt. Doesn’t matter if you save 55k, if you owe 55k ur net worth is going to be 0!
@darwinchaug6808

She has goals, she has things to do with that $, if she strictly paid off the loan, she most likely wouldn't own her own house or have much in retirement (compounding interest). If she didn't have the house she wouldn't have over 1k a month, that's 12k a year plus principal pay down. Using loans correctly to leverage your $ is important, she's doing it correctly as long as she's got goals. If she's letting it sit in a savings account, then she should pay them off. But I think she wants to buy another house, then she would rent out her current house and make even more $.
