Money is like a logarithmic function. When you have nearly nothing a dollar a day could improve your life heavily, but at some point a dollar won’t add any real value. That’s why people with a lot of money say it won’t make you happy, because the value shifts. In some report I’ve read that around 70000$ a year is this limit, above money doesn’t make you happier anymore (depends a bit on where you live).

If you had 50k cash first thing you’d do is buy a new bag and heels along with a car. That’s the issue. When I was 19 I turned 2k into 6k in 3 months by trading small cap equities that surged an average of 100% intraday due to fundamental fallacies and liquidity. Eventually I had 80k and I’ve always wanted to buy a jaguar sports car which was about 40k at the time. But here’s the thing when you invest and become lucrative your thinking changes. Instead of wanting that car I questioned myself and asked why would I spend 40k on a car when I can continue investing my 40k and triple it in a year? That’s why us investors are frugal. We see no benefit in buying luxury items. Why do that when I can continue trading equities and become richer?

Mortgage expense is income if it’s covered by tenants. They’re building equity in their rental properties. That being said, I know a few people who lost it all in 2008 because they could not find tenants to cover the mortgage and were over-leveraged.

Yes, that's exactly the point. Read the Millionaire Next Door, the whole point is to spend less than you earn. Even if you're earning much less than them you won't accumulate wealthy quickly if you blow it all

Yea it's an oversimplification as it assumes that people will always be positive with real estate investments. In reality, real estate prices can fluctuate and make you look like you are losing money depending on the market value in relation to your loan interest, rental expenses, property taxes, legal fees, and rental revenue. And I am sure the 615k a year is probably a raw number that doesn't account for taxes and expenses...but clickbait makes money.

Everyone has what they make and what they net though. Doesn’t remove the fact that he generates 600k regardless. If u make 5k and spend 1K on rent. U still make 5k, and u probably spend half what u make on expenses anyway too
