For that tiny amount of land, the property tax will be basically nothing. Maybe $20

If someone already had a parcel of land they could rent a 40 footer for approx $200 mo. use half for storage and build out the other half for a temporary living space until they got their mobil home, etc set up. That's still cheaper then renting a room in most cases.

This is the only 20 footer that I have thought "I could live there". She really did a great job on the design of the place. It is beautiful and functional. Excellent idea to put the bedroom under the living room; how cool is that. I would still like to have more room than that but goodness that place is really nice. Lots of great idea's. Janice

It reflects the industrial materials its based on. This isn't the usual rustic charm associated to the Tiny 'frugle' Houses, this is Urban Chic on the cheap. For tiny house, read tiny apartment. ;) It just occured to me, having the bedroom below means it should be cooler in the summer months..

It gets problematic when it comes to its upkeep and maintenance, and if the planning was half-assed, the insulation is also becomes an issue.

This one is awesome! Definitely a few things we haven't seen before in a tiny space, particularly the inverse-loft... very cool idea. It's also nice to see someone else who shares our opinion of the living room area being a place where you won't be standing and thus can design it accordingly.

Now imagine if she wasn't also building to comply with the local council rules. This is a really great design which could be a template for other designs for that size container. Her solution for the tempuary foundations was also quite ingenious.

I have a sloped roof, low side is only 7' and it is the living room side. It is more comfortable sitting back to the shorter side, facing 10' of windows to the outside.

Gabriella Morrison I do think Skyarza Container Home Star is actually great. Why don't you give it a chance as its the sea containers with homes design. They are not "sterilized" but they are cleaned, primed and painted. No blocking of cell or wifi signals. No issues with lightning - many structures have metal roofs.

I agree! Instead of sending containers over filled with junk none of us need, please send over almost-finished houses!!! Sell them on a mortgage basis ($500 a month until paid for?) and you'll be gold.

This place is BRILLIANT! The one thing I don't care for with 'tiny houses' in the US is the sleeping loft and ladder. Once you hit 60 and have to go NOW in the middle of the night and have an issue with Vertigo in the dark, it's not the best for safety. Far too small for us 2 guys and our 2 Greyhound kids BUT I've taken away some really good ideas! The main level sleeping area is stellar! BRAVOS to Ms Kelly and a BIG thanks to you for posting a fabulous tiny home!!!

Steve181 It's not a non-issue, I'm 60, a guy, there are 2 of us and he's 61. It's a full time home and properly designed, there should be no reason for living like you're in a tent.

I agree about the loft , not only for practical reasons as mentioned by 46619TAB , but also because they make these tiny homes seem oppressive . The ladder adds to the visual clutter and the lofts are often ' opened-up ' with dormers and skylights that are just holes and ongoing problems in what could be an otherwise sound and long lasting gable or shed roof .

padgett parker When I was in school learning design, I latched onto the K.I.S.S. 'keep it simple stupid' concept as well as the idea of 'smaller is smarter' when it comes to home design. When meeting with a new client, I ask a lot questions regarding 'stuff' they have packed away - do you really need 3 Xnas trees, how often do you use Grandma's 'good china' and what's in this box and when was the last time you used it? Less is more. I love the idea of the lounge loft accessed by stairs and the sleeping area on the main floor because at my age when you gotta go, you gotta go NOW and there's no time to find the glasses or the ladder.

Bryce, I have noticed, videos that get the most views on your channel are the tours of small houses built by other people, the interest is clearly there. Your interviewing skills and on camera presence are very good, and Melissa's eye for camera detail is excellent. Have you considered going full time interviewing people from around the world building their own small houses, I believe you would have the audience to support such a bold venture. Here in the States we have a TV program called Tiny House Nation, that airs on the FYI network, and, it has had good reviews. Small house builds seem to be more than a fad, but rather a new way of living. By building small we can enjoy life more to its fullness. I have been following Troy over at The Do It Yourself World channel where he is building a small house and posting videos of his progress every day. I know everyones scheduled is different, so, I offer these comments as suggestions. It would be nice to see more videos of your own build.

Hey Steven! Thanks for your lovely comment. We really enjoy traveling around and doing these Tiny House tours, and there is certainly the potential there for us to do a lot more of it once our own build is finished. We've got a couple of tours lined up still for this year, and hopefully the big final for the year will be our own place!

Brenda is really gifted at tiny house design. I have seen two of your videos of her tiny houses and both are pure genius. I really love that she managed to create 3 "rooms" that one would feel like they were entering a completely separated space with the unique loft design. I also love that she has an actual usable desk with ergonomics in consideration: raising the monitor up to your eye level by putting the monitor on top of the printer, sliding keyboard drawer (I rarely see a tiny house with a keyboard, which is needed for ergonomic reason), double decker desk for paper underneath and potted plant atop. Little ideas can create a big difference in productivity for those of us who work from (tiny) home.

I think she did really well considering she wasn't allowed to use the whole space for code reasons. Her budget roughly translates to $25,000 USD which is pretty good considering the container costs @4-5 grand plus 2 for shipping.

Most of the sellers I've seen in the US will do include the shipping in the price if you're not going more than 50 miles from where they have their stored. The real problem I see with it is how the 20ft containers often aren't but a few hundred less than 40ft, so the only way I'd do a 20ft would be if I had a restriction like she had.

I love how the bed is. I want to live in a van until I save enough for a permanent home, either a "tiny home" on a trailer or a container. I thought a container would be better submerged for thermal advantages in the UK but having a living room higher brings a much better view. having the bed below means no climbing and I see you don't slouch etc so it's a good height, leaving the rest of the space open which feels less enclosed. I love it

I have done a lot of research on container homes and small homes and for the space this looks like the most well planned containers Ive seen while still being comfortable for the long term! I really like this one!

I keep coming back to this container build. It's such a fresh original design made specifically for a modern living style. Laptop charging / phone. Easy meal prep facilities. Area for reading, studying, texting, playing the guitar etc. It wouldn't take much to add to this for a more permanent lifestyle person / people. ie more solar panels and bigger inverter. evac tubing hotwater.

Very cosy, brilliant use of the space. However I would add washing machine (in the bathroom maybe) and stove (just a little one in the kitchen bench. It is perfect!!

Thank you Brenda for sharing your home with us. I am not yet a tiny home owner but it is on my radar, the container idea might be the ticket. Your sleeping area/living area is a great idea. Also I love how much you have done in a VERY small space, I was worried about the bathroom/shower area until I saw it, it looks like it is disconnected from the rest of the home, is smell/moisture the reason for that? This is a TEENY home! Well done! Converted NZD to US and you spent under $25k (US) do to it, which is very good for how much and how nice it is.

i believe in new zeland the home has to be under a certain measurement, so she made the bathroom separate to fit the rules.

i have read several times that SIP are better structurally than stick build, and it just doesnt make sense to me. its just plywood boards with some foam insulation in between. Just not buying it.

***** thanks for taking the time to explain the differences. i guess i just have a bias against plywood and foam being structurally stronger than 2 by 4 or 2by6. Also I am wondering how long this foam would really last as insulation in comparison to something like sheep's wool, which some of the better houses have uses. anyway, if i ever get to building, i would look more into it thanks again.

If you can make the living room and the bedroom to change their high then this would be perfect. What I mean is to use a platform lifted with hydraulics for example.

This home has a very modern feel. Like others have stated, splitting up the living space and bed in such a way was a great way to maximize the space.

Amazing! A great clean design! I loved the living area above the sleeping area. I will build four units here in Brazil, for rent to university studants, and im searching for some brilliant ideas like that. (sorry my bad english)

Make sure you have a big desk space for students. I would say a big desk is way more important than a big couch cuz they would have a computer monitor plus textbooks and lecture notes all over the desk.

most tiny houses focus so much on wood (or wood-looking-plastic) and i find it very cabin-in-the-woods. maybe nice for a weekend, but lacks the interior design value. i fell in love with this container house! finally someone who doesn't give up on decoration because they have a smaller space to live in. i adored the bathroom -which is something most people somehow overlook. i could even see myself living there, it's that fantastic.

The 20-footers are EXTREMELY limiting so unless you have a specific zoning regulation you are trying to beat by having minimal square footage, consider a 40-foot standard or even better a 40-foot or longer High Cube container. Keep in mind an ISO container is just a steel box so insulation (if needed), plumbing, wiring etc remain to be done. ISOs are nice to work with if you weld. The 20s are considered "cute" so they tend to sell for as much as a forty-foot standard. I prefer the High Cubes so I use two joined as shop space. I'd live in an ISO house if I didn't already have houses, but they are really best suited to people who are used to metalworking. I am and my welders are inside my shop hence instantly handy. The least expensive space for most Americans is still the typical mobile home or a repurposed mobile office trailer, but ISOs are highly storm-resistant. Do your homework, and there is a lot of homework, before committing to build. Also consider ISOs in conjunction with other steel building products designed to integrate them. I suggest getting a container to use as a shop which will support building a more advanced structure as a home. I had a power pole with panel and outlets placed so I'd have site power before working on my containers. Inexpensive and very convenient.

This is a great idea and there are tons of people that agree with downsizing and living simple. I try to do the same in my CamperVan when traveling and I love it!

Incredibly well thought out with ingenious use of space and 2 level living/sleeping area's. I'm in ❤ with the bathroom...what was done with the ceiling is brilliant 👍. This young lady should freelance as a "tiny home" designer.

The concrete in the tire is a great idea -- might make "earthship" building go faster. I see the economic advantage to these tiny homes, but for two or more people, I just can't imagine it being comfortable. Maybe at a rate of one tiny home per person, but then I'd rather build a modestly sized house.

Great house, tiny but cosy place to stay. She got everything she needs in her tiny house, you can really tell that this woman proud with this house🏠 . Shipping containers are great. My container came jam packed with top model Samsung flat screens. Error at the shipyard. After a successful eBay event, my mortgage has been paid off.

What a brilliant use of space!! Love this. Tiny Home Community, let me ask you this--who are the 466 people (or anyone watching these videos) who are thumbing these down? What is there not to like about any of this? If you don't like the concept of tiny homes and it's not for you, why are you looking at this? These are for people who have a love and appreciation for innovative, clever, and awesome homes in a tiny package. Each home is different, all great, the host is engaging, and the people are friendly. One day, I hope to build a tiny home myself!

It's one the cleverest designs I have come across. I have been watching tiny house videos for around half a year now. I never actually saw something this beautiful in such a tiny space. Invert loft idea is tremendous. On the top of it, the bathroom designed to receive the natural light is very cool. The color palette choosen made the difference.. ehancing the aesthetics. A proper theme was followed for the whole house... Great job (y)

For those asking about cooking facilities, this is from the web page. A portable gas burner sits below the bench and is only brought out when needed. For larger meals, a BBQ sits just outside the door of the container in the undercover area.
