Florida sale inventory soaring, 57% year over year. Its now back to pre-pandemic levels. People in florida reporting a lot of for sale signs. One delivery guy even pointed out a lot of people selling rvs, boats, cars. Mostly mid florida (tampa, orlando etc). But i understand David, he is in a different sphere- the luxury market, so possibly different ball game.

Good info as usual, been following your content for few years, but two negatives. 1. Get lapel microphones, wireless ones have 4-6 hour battery life and have good audio quality. 2. You probably spoke for 80% of podcast. Should involve the speaker more, plus you do cut off him a few times. Just let them talk... they are the guests, the stars of the show.

Do you see gentrification happening in Miami, pushing people out to Fort Lauderdale? Does the general population influx creates investment opportunities in FLL as a “next frontier” as the city develops larger?
