Sir, your video is really informative. To buy a property/flat at any of all 4 places, one should either have work from home or a retired person. There's no transportation system at all 4 places- no auto rikshas like Mumbai, no connectivity by railway & metro is not even under consideration. Also for retired people there should be a well equipped hospital & there are no medical facilities nearby. How about water logging due to heavy rains? & mosquitoes due to greenery?

Well there is a reliance hospital nearby so healthcare can be managed but yes ailment of complex nature can be a problem and would require travel. Mosquitoes will be a challenge and nets are the only solution for now. Water logging should be an issue since there is a lot of open space for it to receede. For 2.3 cr for 1270 carpet as u mentioned its around 18000 sqft rate. Isint this too high? Can this still give returns? Resale rates are 14000 . What do you suggest

Hiranandani Godrej have given returns in the past but its important to calculate CAGR and the actual cost of owning the property, i generally dont recommend flats as investment.

Don't beat yourself too much. If you are not struggling with finances then I would recommend holding it for the long run. It may not give you excellent returns but it will appreciate. However these are luxury projects with distance far away from the city hence its good for end use. If you get an option to exit then please do unless you are an HNI who can enjoy the property.

There is a project called Riyasat for bungalow plots. It would take about 1.30 mins one way from Wadhwa Wise city hence its not recommended to spend 3 hours daily unless you have a driver because each day it will take a lot of your time and energy. If you have an aspiration to own a bungalow then I would recommend you to do the following. Buy a plot in Riyasat which is a gated plot community and rent an apartment in Sai world city which would be about 25k for a 2 BHK in a luxurious society. Spend a couple of years and then decide if you want to build a villa or sell it. It's a big investment hence choose wisely. If I have money I will put my bet on Hiranandani due to the following reason. 1. Quality of construction and layout 2. They have a past record on building excellent townships for end user 3. Can't comment on the ROI in the short term but long term historically has been good 4. You can use the property for yourself if you have work from home/ business that can be managed remotely or if you are retired. However it's a big ticket item and I would suggest you to speak with a financial planner before taking a decision. 3 years is a short time for such an investment because it would take longer for the overall development to reach there since it's 14km from Panvel. For Pure ROI look for Pushpak Nagar Khandeshwar Kalamboli or Panvel sector 17 18 20 21.

There are few areas that you can investment in my opinion. Khandeshwar, Khanda colony, Middle class housing society, Wadale lake, New Panvel, Panvel Sector 17 20 21. These are the locations in demand. Finally Pushpak Nagar. I have made a vlog as well, you can find it on my channel

ok let me try to answer it , the answer may be long but we are talking about 1cr which is a big amount and a wrong decision could affect your entire life. 1.Maximus city is about 8-10 kms from Panvel - This will substantially increase your travel cost and your friends relatives might not want to travel and visit you 2.It is not under Municipal Corporation Limit - Hence Water Supply + Electric supply may not be efficient 3.Schooling and Health Infrastructure options are limited - This can potentially affect your pocket of quality of education would be compromised 4. 3 BHK looks lucrative unless you have a big family and you are ok to compromise on the location v/s the space you are getting Now lets understand from investment perspective 1. The construction will keep on happening in that region hence buyers will have access to unlimited inventory for the next decade in that region so difficult to resell 2. Luxury projects come with an inflated maintenance cost hence even if you give it on rent your rental yield will be less than 2% of the value of the property, realistically people wont pay 20K rent and then you will be paying society maintenance of 4-5K minimum 3. What’s your view on 1-1.5bhk in Indiabulls Greens. Do you think it will appreciate at 14-15% Cagr in next 4-5 years. People who bought from Builder in 2012-13 are getting almost same price today when they are looking to sell it. It’s a value deal for investment but the fear is what could be the return potential

Well Panvel is a Taluka and not just limited to 1 station. Kharghar Taloja Khandeshwar Kalamboli Roadpali Kamothe etc all fall under Panvel. Rasayni falls under Khalapur Taluka
