I remember hearing one where the hubby cheated and kicked the wife out. Before she left she put prawns in the curtain poles as hubby said he would be moving the girlfriend in. The smell got so bad they put the house on the market, but it wouldn't sell because of the odour. The wife offered to buy the house at a reduced price, and the happy couple agreed. I would suggest the OP take a pic of the fish as well as the information of where it was found and who left it to a court of law to sue those bums for the cost she's out. Then send that information off to the current landlord just to give them a heads up. Oooh to be even more petty if he ever calls asking talking about how hard it is to find a place just say: "Really? The one thing that is ignorant from Tyler is the fact that he lies about the sentimental chair OP owned. If he would have been upfront about it and helped with the repairs, that would have been good for him. What was worse is their vindictive revenge on OP with the fish in the air vents of the house. That is going to be very hard for OP to clean up and it could have brought even more problems for her. I'm not sure but I think bleaching that air vent would be something that might destroy the smell of the fish in the house. It's also destroying the bacteria caused by the fish and the unknown bugs that were created by the dead fish. I hope that OP didn't have an infestation of roaches or other insects in her house. Once she dealt with the fish, I also hope that she painted the whole house to remove the scent saturated in the walls.

A group of us were helping a friend work on his house and afterwards we all took turns getting cleaned up. Some of us had so's there so one couple decided to just shower together and apparently they got a little frisky. One thing lead to another a he slipped and fell out of the shower getting stuck between the tub and toilet. Myself and a friend wound up having to save a grown naked man stuck between a tub and toilet while laughing hysterically the whole time. We still razz them both about that 15 years later lol.

He damaged property in the common areas of a place he is renting. I think she is well within her rights to comp that from the deposit just as you would if he had put a hole in the wall. He is lucky that she was willing to take it from the deposit because she could have had him fork over the cash out of pocket. The only reason she was a "stuck-up" landlady is because they disrespected her and the common spaces so much that she had to be strict.

I'm pretty sure the scenario around having sex on OP's dead grandad's chair was the GF's idea. She probably wanted to mock OP by having a role playing session about "sitting on Grandad's lap". It was wrong on so many levels especially because there were other chairs to choose from. I don't believe in Karma, but I do think we can make sure there are consequences for actions if we put in some effort. I don't know the laws in other countries but in Germany for example, the deposit is there in case something breaks and it was done, accident or not, by the tenant. Accident or not, it is the responsibility of the tenant to take care of the belongings and place they rent. Either it will be taken out of the deposit or they have to pay themselves. But that is in Germany so no clue if that applies in other countries as well.

mark, I am a life long renter and it’s very fair she charged the deposit. The deposit is used to fix damage to the apartment incurred by the tenant. I’ve lived places that had a little more than normal “wear and tear” and it’s very fair and expected that the landlord will take your deposit to cover damage. That’s basically the whole point in my experience.

Story one: it is fair for the landlord to charge the tenant for any damage done. If they notice the damage is done before the end of the lease then the tenant is responsible. Some landlords would make the tenant pay out-of-pocket while this landlord decided to use the deposit money. Deposit money is for damages so it was used correctly. Most leases include a clause for yearly inspection in which landlords inspect the inside of the apartment or house or studio for cleanliness, water damage, Damage to the walls or carpet etc. damage found must be paid by the tenant and usually does not come out of the deposit. But this situation was a little different and the landlord use the deposit money for the repair, which is fair.

Deposits are to cover damages from the tennant, so it being used to repair the chair is perfectly fine. I would sue for the dead fish situation though. That is so incredibly disrespectful and disgusting. Considering that they already were so disrespectful the whole time, I'd have certainly not pulled any punches. Especially since in many many places the bad tennants are protected to an unfair level, while the good tennants tend to get the short end of the stick. Example: my Landlord just tramples all over us tennants, buys heating oil at peak prices, raises the rent to the maximum every year. Meanwhile I am renting out my late grandpas house a few cities away and the previous tennant trashed the apartment and basically blackmailed grandma to pay him for helping her with stuff she never asked for help for, and after he moved out he sued us for all kinds of things and won even though they had all been covered in the tennant contract he had signed. Our lawyer was shaking their head and could not explain to us how the tennant had won but we don't have the money to fight back because we still have a lot to renovate on that house. The rent is super low because of that and we have everything doublechecked by a lawyer to make sure everything is legal and good. If it weren't grandpas house we'd have it sold long ago, but he build it with his own hands..

I had rented a room and the tenant also though that gave full benefits…no, it was a room rental. Unless they are paying full 50/50 of all utilities and full rent for comparable housing, then they can use the bathroom and kitchen then back to the room. Renting a room in a house is far cheaper than paying full rent. I would have taken him to small claims court and itemized everything. Ok I went further in the story and the rotten fish.. I would have made sure to vidéo tape the removal of the fish, take picture and sue his arse for him to pay for the change of carpet and emotional damage for the weeks of living with a rotten smell. Op even had a witness in the common friend. I would not have let it slide and not have been satisfied with the karma she served them.

Mark, this one towards the end had me going "Oh no!" over one of two things. The first thing that came to mind was that the girlfriend had some kind of infection or STD or something and the fishy smell was the... uh... after intimate leavings? that had maybe soaked into the bed or furniture that was causing the smell. Then the other was me recalling the story about the wife who stuffed curtain rods full of shrimp to basically stink her cheating ex out of the house. I honestly don't know which one of these I would consider worse. Fishy smelling sex furniture is pretty disgusting but not malicious, but the rotten fish is pure malice and fills me with anger for them. Ultimately the fish is probably better, I also somewhat enjoy when people hate me for being reasonable and honest (I have big "I told you so" energy). I still would have been tempted to track them down and leave the fish in their mailbox or something.

So being a doormat proved that people like that will show you zero respect. There should have been rules about what to expect before renting out a room in ops home from the start. Thank goodness that unlike op her mom had enough wisdom and backbone to set forth rules and boundaries because op would have let those disrespectful turds run her out of her home.

Once I heard the truth of the chair, I would be banning the gf from the house, and persuing a criminal trespass against her. Not sure I could legally evict anyone, but there would be no option for renewal.

It seems like Tyler very much did not fundamentally understand the difference between being a lodger & being a housemate. The latter implies equal partnership in a shared dwelling, while the former is renting only a bedroom, & the use of a bathroom, + _sometimes_ a kitchen, from the home-owner. It seems like important communication was skipped, right at the outset. Tho even as a housemate, it's considered disrespectful to do things involving intimate fluids on the common furnishings of the home, for a lodger, it's just so very _wildly_ inappropriate that many landlords would boot them out instantly upon discovering the crime. Most lodgers - as again opposed to housemates - aren't invited to the living-room to begin with.

He was in the wrong because he should not have been "wear"ing the chair for it to get a tear. That chair was off limits. He knew the sentimental value of it. He's just lucky that op was a nice landlord. Others would have had him out on the street for less. The entitlement of some people!

Likely, it was illegal for her to take money out of his deposit. The fact she had access to his deposit money basically meant she wasn't doing it legally anyways. Well, I guess I can't say that, as laws in my area differs to other areas, but here it would have been completely illegal for her to take that money out of his deposit for replacement of wear and tear on furniture or replacement of furniture generally. It would be a civil case.

I can't even with Tyler and anna, what garbage people with no respect for their roomie/land lady. Like I've had a bad land lord lol and this just isn't that. Idk what I'd have done about the dead fish situation but I'd definitely have gone out of my way to, at the very least, trash his reputation, that's like beyond fucked up.

Sure it all seems elementary and funny to leave a fish in a place to make a smell, I mean, we see it in old movies as a "harmless" prank, however, in the court of law that is a massive mistake. People can be sued into the ground for such things, as well as black listed onto the streets unless they move far away. Rotting corpses cause all manner of long term damage to a building, as well as financial if said building has a rent space or is up for sale. The perpetrator could wind up thousands of dollars into debt via physical damages, emotional damages, and loss of business due to the "prank". Let's not even get into the invitation to disease and pests that rot causes. If OP or family became ill, the perp would be seeing more debt and possible jail time on top of having a record, ruining whatever future he was working toward. (Edit: As an aside, if you decide to rent, provide an air B&B, or so on in your own home, especially for lengths of time that you won't be present, invest into external and internal cameras with low light and sound capabilities. It may seem extreme to some that haven't dealt with how horrible people can be, but it's worth the money and time. Plus, the cameras would be for more than just keeping an eye on common areas and tenants. cameras are a good deterrent for those with ill will. They make the property less safe to mess with , and when cameras are noticed it makes it look like the home has a contract with a security company. )
