He reminds me of the kid that used to sit next to me in sixth grade. Had all the figures, that kid and wasn't afraid to let me know it. In spite of himself being a bit of a nerdy kid, he went on to do well for himself in business.

When my grandparents bought a house the interest rate wasn't that big of a deal because the price wasn't 9 times their annual income. Price is the 3000 pound rabid gorilla in the room. The rates just make the beast look more pissed off.

I will have to calculate the 2023 data, but taking into account price, household income and asset price… 1980 was worse to buy a house then now. So much of the pricing is inflation. It sucks to pay $3 for a Diet Coke… but that’s the reality and that price will never go down.
