Max is a great educator. I’ve been a real estate broker for 12 years and I learned about wholesaling (a new world) 3 years ago. It took me a month of listening to him and I closed a deal that net me $17K. I’m so grateful for him. I close on my flip in a couple of weeks and it’s a skill set that no one can take away. So much sales training in one video. Value all day. The smiling while talking to the customer helps soften and build rapport. Notice how he kept it light while asking the hard questions. I compare this to boxing where he stepped in for a right hook (hard question) then backed out with soft jabs (rapport building banter and trial closed I.e. the gravel convo). He kept his time commitment (trust building) and logically walked him through how he came to his number showing comps etc. I don’t know much about real estate being a car salesman but this is apparently a good deal. Notice how he barely came up from the $140k and most importantly didn’t show his hand. “If I can get to $x can we do this today” got the commitment. love it bro ✊🏾✊🏾

I NEW3RA I My first deal I got locked up was crazy! I was watchin one of Max’s videos and he was saying you have to take action, so I literally looked on Zillow at FSBO’s and called Zillow about a property that looked distressed... it ended up being very distressed lol in a great neighborhood.. long story short I did everything wrong, I didn’t scroll all the way to the bottom on Zillow to see the listing agent/homeowner phone # I called Zillow and it directed me to an agent. Next day I went to meet the agent and seller at the home.. had no idea what I was doing, ended up submitting an offer with the realtor with $100 EMD like max says.. which is crazy! Usually they want around $2500. I had some help from a local wholesaler who is my partner, I reached out to him on Facebook for a contract. I put an offer in with the realtor for around 85k the arv on the house was about 190k. After that the realtor said the seller declined that offer and countered at 150k.. I was bummed, next day I woke up and looked at my phone and I had a long text from the realtor saying congratulations the seller excepted my offer! Lol I was so excited but had known idea what I was going to do next hahaha! I reached out to the local wholesaler the one who is my partner now, and I screened shot texts from me and the realtor to him and he coached me thru the whole thing for about three days texting back and forth with him and the realtor lol.. anyways my partner had a buyer it would have been a 32k spread, he only wanted 30% because it was my first deal and he is an awesome guy, I was thanking god I was about to make like 14k in a week..plus had to pay the realtor commission because I got her involved.. easiest 6 grand she would of ever made... deal was about to close but after the title search turns out the seller lied about a lot there was a laundry list of problems attached to the property. So my first deal fell thru..first time I picked up the phone and took action I was going to make 14k, around 30 if I did it myself.. I’m grateful tho because I learned so much from that first time. It’s crazy I seen it was real after that! I got my second lead free from a Craigslist add ended up closing it about two weeks later $3500 spread my first deal, from a Craigslist add! After that I locked up more deals a couple fell thru but I’ve closed 4 deals in the last 6 months and I have another under contract right now. It’s awesome I’m trying to quit my W-2 by November the same time I called that Zillow add and almost made 14k.. I’m gonna do it. Stay tuned.

Unfortunately a lot of these ugly house buyers and total jerks and unscrupulous. One of them was harrassing my sister who was dying of stage four cancer. They made her jump through all these hoops told her it was a done deal and then the inspection came and they offered her an amount that was so ridiculously low that she ended up keeping it. She died in the house she loved.

You should show the process after purchasing a house. Such as quoting the house and the requirements you have to reach to be able to sell. And such as in this video separating the lots in order to sell them separately, and what all you have to do in order to sell the empty lot.

I;m glad I stumbled on this video. What I learned is that I need to teach a class to sellers here in the Bull City on what not to do. I have a rental property that nearly every week I get a call and they attempt to try this on me. As soon as they try to ask me a lot of questions I quickly say " If your a investor surely you have already done your homework on my property right? Then I say "In order for me to give you more than 5 minutes of time, I first need verification that you even have the funds to purchase. My last thing I say is what is preventing you from closing sooner than 30 days. Now as far as Max ,just from watching this one video it's very clear that he's good at what he does. This a great learning tool.

I kinda feel like after a newbie does deal and have made it cleared a certain amount of money then they confidence is a little stronger !! Max has the confidence, real estate knowledge and the money that’s one of many reasons he is able to approach these calls as a very strong negotiator/ investor/ investigator and once the newbies learn the knowledge and make the money it won’t seem so scary anymore after they just complete a few deals but remain open to learn more!! Max also knows way more real estate strategies also so wholesale is like a Chinese doing karate blindfolded to max!! I’m glad he put up videos to allow the rest of us to see and learn aswell !! I am new to do this, and hopefully someone can answer my question, how many people do you need to close a deal. Like can only one person do this? Do you have to find an attorney, where? Are you actually buying the property, so as in do you have to spend money? I am just confused because Max said he will send other information to his attorney. My biggest fear is pulling up on a house speak to the owner and propose an offer after building rapport. It just feels like being a wholesaler without license is risky

I like max he’s the reason I got into wholesale because he showed me a way but here in the middle of the call when the seller said that he wouldnt close and that he wouldn’t move on price max turn desperate then and start talking down on the other people that the seller was working with and even more he start talking about proof of funds and his office but I get it when you have all that it’s easier to close deals then someone who don’t and starting new in this business but “ig” it’s the business bigger fish take your deals

So as a smaller fish, take the algae , hundreds of small meals until you become a bigger fish , then start eating small fish as a big fish. Simple logic

1st time watching one of your videos. Thank you for the great video. I am jumping into real estate. I am researching as much as possible. I know you mentor many. And I respect the motto "the game is to be sold, not told".
