If you are self employed look at the Solo 401k rather than a self directed IRA. You can hold properties with non-recourse leverage and not have to pay UBIT tax on the borrowed funds.

I don't understand what was meant when the topic of assignment contracts not standing up in court? Is it because the wholesaler advertised it publicly? But the seller can find out how much you sold it for during closing. Then you say double closing is illegal? Is that in NC? Or everywhere?

Hi Max! Love your videos and appreciate all of your content so thank you so much for your willingness to share knowledge to help upcoming success investors! I do have a quick question for you. On the Earn Your Leisure podcast while describing your first deal you mentioned your marketing strategy was FB marketplace to find a buyer ( at the 15 min mark). I noticed in this video you now refer to this marketing strategy as possibly posing as a realtor and that you wouldn't recommend it anymore. Any additional details or light you can shed on this viewpoint along with recommendations for how we can differentiate ourselves from realtors if we have no other choice than to market on social media? I've done this for all 3 of my deals and landed buyers successfully but ensured that I marketed the property as an "Assignable Contract". Is this something you'd deem reasonable?

Zaire Willis once you obtain your license it depends on which state you’re in and what your broker allows. Most agents I know in GA and SC wholesale through an LLC to create that separation. Either way you will always have to disclose you are a licensed agent. Wholesale or retail moving forward this can intimidate some sellers but it can also be beneficial because you have more to offer per appointment.
