This episode brings back the nightmare of my previous house, what we found was horrendous and cost a lot of money to fix. How I wish I had had Mike Holmes and his crew back then.

How is it possible that anyone can seemingly become a home inspector without having to face the consequences of not seeing and reporting so many visible defects?. Is there no association where every home inspector would have to be registered and can receive additional training to be able to do the home inspection properly and he or she can also be held accountable if it turns out that he or she did not do the job properly and they can lose their license if they miss too many things. What is the use of a home inspector if you can't rely on them anyway.

As Mike himself says, home inspectors can't punch holes in walls to see what's behind them. They also won't run appliances to see if they malfunction or leak, and won't crawl up on your roof to look for damage. Really their only function is to point stuff out that you can see with your own eyes, and tell you if it's OK or not

I get really frustrated by all the "To Be Continued" or "Part 1" ending videos that I will - mostly - never see the ending of. Shouldn't the makers of these videos be responsible enough to keep in mind that subscribers/watchers get invested in seeing the completion of the work story? Dang.

The more Mike Holmes episodes I watch the happier I am with a house built with concrete and stone. But then again I don't live in the US. The Netherlands has a tradition of brick and in the past 60-70 years in combination with concrete poured in place or prefab (floors and walls). I have found some crazy electrical stuff in our current rental house, installed by the previous owners, but this.... Insane :o - - - We moved to another rental house last year. One of the things they do here is an inspection by a certified company regarding electricity. Everything was inspected and where necessary replaced or removed. We also got a complete kitchen renovation where they literally replaced all the ins and outs and they replaced all the electrical lines including wiring to new standard. Including a new electrical group for future electric cooking. Remember our house has concrete walls! We are very happy with our new landlord who looks ahead / thinks future. Hence the solar panels on our roof!

But a home inspector is supposed to be qualified and see the problems. And if they don't care because the paperwork says they are not responsible then they shouldn't be in the home inspection business. They are ripping off home buyers by not doing their jobs because they don't care.

I do renovations and builds and so many times home inspections for buying a home passed when they should have failed. Inspections from the city during a build or reno are no different, many times they miss key items which i then go back and call them out on. Problem is, the city inspectors many times are kids out of college and have no real experience while a home inspctor who's self employed probably took a 2 day course and really knows nothing.

We bought an abandoned 1900 farm. Before we bought, We had an inspector come in to give us the information on the house. Everything checked out perfect. When we moved in, the well water turned out to be 99% nitrate but the written report showed nothing but clean water. Had to put in a new well and abandon two wells on the property. The electrical report was up to code but we found old nob and tube wiring when we started remodeling. Whole house had to be rewired. The heating system was up to standard, per the report, but it did not even run. It literally was blown out. An old oil furnace. The duct work was not attached in areas and blew into the floor joists and in one case, blew into the outside under the front porch. Thank the Good Lord, we ran all new piping from the well to the house and into the pressure tank because we found that the house was set up on an under ground cistern. Not a problem with having a cistern but the cistern was piped into the septic line, so that when it was at overflowing the excess water ran out through the septic lines. When the septic would overflow then it ran back into the cistern. Uggg total health hazard. The septic was shot but not according to the inspection. It constantly flooded the basement because the drain tiles were collapsing. It had an above ground septic drain. The underground ceramic tiles would drain out above ground into our forest area. The tile collapsing meant the fluids backed up into our basement. New septic tank and lines disconnected from the cistern. Problem now being we have tear out the cistern in the front yard because it fills up with rain water and flows into the basement. The problem there is, all the electrical lines and phone lines run right over the top of it. We have to get both companies and an electrician in to disconnect all the lines to remove the cistern, bring in trucks of soil to fill the hole and then have the electrical, phone company and electrician set everything back up. The other problem we found is the electrical panel is 150 amp, not a 200 amp for a 2100 sq ft house and large garage. Even the electrician we hired did not correct this. Ugggg. The fireplace chimney got flying colors too. But! It had at some point fallen down onto the roof. The rebuilt the top portion of the chimney but it was two inches small all around leaving that gap open to the sky. They stuffed rags in to stop the weather from coming in. It rotted out some of the rafters plus dripped water into the bedroom closet. Where it fell and hit the roof, they slabbed a piece of plywood over it and shingled it. So when standing on the ground it looked normal. But the plywood was nailed only on the 4 corners over the existing roof no sealant and the top half was exposed along the edge. Water from the main roof ran down onto the kitchen roof, under the plywood and into the kitchen. In a downpour, the kitchen filled with water. A literal lake. Plys the existing roof had so much hail damage that we had leaks everywhere. In the foyer we had a water faucet running full force when it rained. So whole new roof. We found while stripping the roof, that we had carpenter ants in the foyer and had eaten away plywood and rafters. So that had to be rebuilt. So much more. It has been one nightmare after another and we are still not done correcting everything.

It's the bare minimum, people miss that. They need to add suggested code, and premium code, and you have to meet those standards. Then buyers could look and see a "premium code inspected" sticker, and I'd bet a lot of folks would pay a premium cost for it.

The plumber goes about 'You have to glue the pipes'. He is not really right about it. You only have to do it, if there is no seal. I know many other countries where plumbing is done without gluing the pipes. They use pipes produced with integrated seals and there is no sewer gas escaping. The advantage is you can always disconnect pipes when you did an error and only throw the pipe away if it is unusable. No filling the landfill with your failures. If somebody immigrates from a country that use sealed pipes to Canada and does plumbing as a DIY, they would never think about glue, because it isn't needed to their knowledge. The complete work in the house looks like a DIY job, no matter electrical, plumbing or structure. The problem in this case is the inspector and the practice only to do a course of a few weeks to call yourself inspector is the cause. Where I'm from you have to work in a building trade for at least 5 years or be an engineer in that area and then you can qualify yourself for inspections only in your trade and you a responsible and require an insurance for the inspection. An inspector for plumbing uses a camera (pipe and infrared) and tests the flow etc. If there is a problem that should have been seen at the inspection, the inspector / insurance pays for the damages and the repair.

Again homeowners not doing there do diligence first you hire a electrician and plumber to check things out BEFORE u buy a home they have eyeballs and can see issues and still bought the home and they want to blame the HOME INSPECTOR R U KIDDING ME its in the inspection paperwork they arent responsible PERIOD

The inspector is supposed to notice issues then recommend you bring in the electrician, plumber, hvac guys to check stuff. The inspection paperwork states they are not responsible to keep them from being held responsible for missing things that are right there in the open that they should see.
