As an experienced home inspector in South Carolina, i can tell you that Mike knows his stuff. A home inspector's job is to check all of the home's systems and elements, as well as their current status and operation. Having a working knowledge and or background in electrical, plumbing, roofing, insulation, framing, foundations and moisture intrusion, makes a difference in becoming or being a thorough home inspector. I'm very fortunate to have personally worked in the gas and electrical industries, and have a background in home renovation and estimating. FYI - Don't mix gas and electric like the previous connection of fireplaces, water heater and electrical, as in the issues Mike found in this video. Bad things will eventually happen if you do.

I've been watching Holmes for a very long time and I have been in construction my whole life but it still amazes me the things that paid suppose to be professional contractors do and get paid how do they sleep. But the dryer vent through the doors had me laughing the whole job looked like a homeowner DIY

What I don't get is that ANY potential buyer, unless they're blind, should have seen that the washer and dryer were blocking the door. Wouldn't that ring some alarm bells?? Then you look a little deeper and notice that the dryer is vented through the door. Then you ought to wonder what else is weird about the house... Were the buyers blind? We know the HI was blind.

not just air, natural gas plus electricity can be explosive, especially like it was in the video. and suddenly you hear on the radio that there was a house explosion for unknown reason and a family of three died. thats a reason for that. such stuff should be prosecuted.

I worked for many years as a chimney sweep, and I have done a lot of chimney inspections. Now I only at the beginning of the video, but per the codes where I worked it is completely wrong to vent a wood-burning appliance and a gas appliance into the same flue.

How did we get to this point? 70s now, since the Nixon era we've done austerity, rich tax cuts, and very little actual regulation "Nixon is why we have the EPA ironically." What has happened is lobbying and regulatory capture by corporations who want to self regulate and they don't. It is of no shock as to why the EU has GDPR and other regulator restrictions, we can't ship some of our products abroad because of our lacking standards.

You are absolutely right. Wood burning fireplaces are much hotter and have a stonger draw up the chimney or they back draft as they did here.

Opinion; Do Not get an inspector from your Real estate Agent, use one recommended by the City or County..

So true. We moved to another state so we counted on our real estate agent to hire one for us. Of course he hired his friend who overlooked $50,000 worth of termite damage.

I recommend getting someone certified by a group like InterNACHI or, in the US, ASHI. They do a lot of professional training so you will get someone who knows their stuff.

I went with the Navien Tankless water heater, lowered my Nat Gas bill by $50 a month when I had two teenagers in the House.

12:20 very valid point I think all these wanna be inspectors need to have at least have an completed an apprenticeship in construction or worked x amount of years on sites to understand the fundamentals of the right/wrongs to be an much better inspector

So strange to see copper pipe for gas line. We are required by code here to use black iron pipe only here down south. 🤠👍

Canadian Codes are usually stricter than US codes but when it comes to gas it gets weird. They also used 'Yellow Jacket" CSST which is prohibited anywhere in the States I've worked.

waht is the fireplace rating, normally its 75-25 75% out 25 % in, simply curious saw a fireplace put in once and the contractor gave me a really strong lesson on them!

If things are found, things an average home inspector can easily see under normal circumstances, the inspector who missed the items should be made to pay a portion of the repair costs, especially if the missed items are highly dangerous, things like wires against gas line, faulty fireplace/chimney.

My personal opinion is that if you use a real estate inspector and he closes his eyes and it could cause death, not that it did, but could cause someone to die in that house, the real estate agent and inspector should be charged with malicious and purposeful attempted murder. That is exactly what could have happened to these kind folks

The condensate from that high efficiency furnace will eat away at that copper in a year or two. Should have used PVC

I know that Home inspection's are important. One thing I notice is that you get a inspector of your own choice. If you go with a inspector that the realtor recomend's this is what happens. That's because an inspector the realtor recomend's. That inspector is there to help the realtor sell the house. So that inspector is going to miss a few thing's to help the realtor sell the house and make a little more money for the inspector. I think you see the problem here.

Talk to at least the better business bureau or equivalent about the inspector and if the seller is giving you a history of renovations run the contractors they listed by bbb as well just to be safe.

Copper pipe for a drain on a high efficiency furnace. That condensate is so acidic, give it 2 years and it will be rotted. Even with a neutralizer in the furnace that's just bad practice.

They mentioned the drain is only for the humidifier and the AC, so the furnace is most likely an older mid efficiency one.

As always, Holmes does mostly amazing work, but I do have some issues with this job... Ruud is a garbage brand; it is disappointing that the new water heater is Ruud. I know that it is common to put the deep sink between the washer and dryer but it makes no sense - you then have a huge space for transfer of your clean clothes. Put the two machines together and have the deep sink to the side of the washer! Lastly, the way they built the mantle on the basement fireplace, it will not conveniently take a flat panel TV install. Damien could have done much better with that design, I felt. As a very experienced homeowner and an expert in engineering and ergonomics, things like this always stick out to me...

The furnace condensate line should not have been replaced with copper. It will corrode from the acid in the condensates. There is no neutraliser in HE furnaces.

It also could have been avoided if they just replaced the pump with another that had a float switch to take out the furnace should the pump stop working. Not only was the fix bad, it was unnecessary.

From watching it again the furnace only condensates in cool mode it is not a 95% gas which does condensate.

A solid, professional inspection should be completed by a licensed professional (they don’t have them) and backed by an insured report that will pay for the crap that might get missed (it won’t if insured and done by an actual expert).

I want to know, why did they use soft copper pipe for a drain? Copper drain is way more expensive and won't last as long as pvc. High efficiency furnaces have acidic condensate which will eat the copper pipe.

Mike, Mike, Mike... how many times are you going to call it a "Hot Water Heater"? You don't Heat --- Hot water. It's a Water Heater or a Hot Water Tank. Not sure about the Copper drain line for the furnace, so i can't say on that one. Its amazing that some contractors would think any part of the downstairs fireplace was acceptable.

not a fan of the basement fireplace.. mantle makes it impossible to put a tv there and it is too too white.... took all the coziness out of it.

In a lot of these videos, I see what looks to be 9X9 floor tile, which is often loaded with asbestos and needs to be remediated by pros. Was this overlooked on purpose, or were these filmed before these tiles were discovered to be dangerous? Or was that tested and/or removed without being filmed? Nothing against Mike, he is truly an angel in overalls and I wish I could have him fix my house!

I got a house and I had a inspection done and it was not cheap and he just continued to tell me that everything was good two months in my home there was Black mole in my bathroom my basement would flood when it would rain I just don’t know how people sleep at night when they don’t do there job we paid him 500& for a inspection that he lied about and I don’t think it right that they get by with it when I called the guy that did the inspection all he said was I told you everything I told him he did not tell me anything but it was all good two fireplaces that we could not even use we did try and we got smoked out

I can understand that you need a home inspector in to give you the news on what to do and whats ok,but time again i keep hearing the same problem with these people,if they are not qualified then they should be responsible for there mistakes.i wouldnt bother with them at all,what a waste of money,it would be easier to bring in the right people who know what needs to be done.

Obviously your second mistake was getting a home inspector through your realtor. That inspector was helping the realtor sell that house by giving a blind home inspection. Home inspections are good, especially when you get a home inspector that you find. That's right an inspector the agent dose not know that way you can get a real home inspection, not a blind inspection.

To me a hiring a Home inspector through a realestate agent is a mistake. Find your own Home jnspector because one that the realestate recommends might pass over a few thing's to help sell the house, and get a financial pay off from the realestate agent. If something like that can be proven that could be seen as trickery for financial gang's. Which is a crime punishable by law.

City inspectors or state inspectors don't give a s*** all I want to do is collect your paycheck they're not there to help homeowners cuz they're getting kickbacks from the people that are selling the house or the real estate companies that are selling the house that's just my opinion I'm not in the real estate I'm not in this Construction but think about it why aren't these inspectors doing their job right because they don't care so these inspectors if a house burns down then send inspectors then maybe they'll start caring about their job like I said that's my opinion
