Brad, when someone asks you why Italy, please tell them to visit. They will then know why. It is our favourite country in the entire world. ❤️❤️❤️We have been to many other countries. My number 2 and 3 picks are France and Spain......but sorry not a close 2nd and 3rd.

It’s funny you say that. Oly and I were debating between southern France and someplace in Italy and we traveled to both extensively over the last 15 years. But in the last five or six years we made the decision to pick Italy and I’m glad we did. And when we want to go to France, Provence is only an eight hour car ride with the dogs! We’re actually going to go in February through Provence and then all the way down to southern Spain. And get out of town for a month. That’s one of the great benefits of living here, you can visit so much and don’t even have to get on a plane.

Beautiful palazzo brad. I wish i have the money (cash ) to buy something like this. I am glad you guys continued doing well with your investments, cause i keep hearing so many rumors and actually articles about how they are trying to limit the number of days a property can be rented through airbnb. ( I think this only applies if people want to rent their primary residence? But not if you actually register your properties as a business?). Something like , i dont quite understand how it works. Have you heard anything about this?

Very beautiful building the top floor is gorgeous, I love that chandelier in the living room . Hope all those period architecture stays 🙏 and it dont get re-modeled into mod squad everything white and grey

That probably wouldn’t be allowed anyway being that it’s a historic building, and certainly you could never touch the fresco. Bathrooms need to have their fixtures changed and what’s available in the market now is in general much slicker looking. My big palace apartment next-door we did nice Clean modern bathrooms, but kept the antique look at the rest of the place and it came out wonderful.

Light fixture should always be included, unless someone happens to have a very expensive chandelier or family heirloom. But I imagine this would be for sure. Furniture is usually negotiable, normally, these are primary residence so they wouldn’t have much use for it. Again unless somebody like to particular piece or it was a family heirloom.

Solid plan. Probably bring in €90K in second full year. First year is about working out bugs and getting good traction in reviews. Also at this level you get yearly repeat visitors. We already have numerous people coming back to the same Apts again in 2024. That will be our second year and first full year. 🥳🥳

@bradsworld do you have to speak Italian to move there? I need both of my knees replaced so I can’t walk up & down stairs a lot 😢 Also I need a warm place I have hardware in my neck from C2-C7 from breaking my neck in 2011. Any advice would be great!

what a great place with such potential. Why are the walls so bland? It can't be that a palazzo built in the 1500's(?) had no decoration or adornment on the walls all the walls.

Probably covered over the years. I just saw Palazzo the one that’s being turned into a hotel that I mentioned that they had gone through about 80 years ago and chipped the walls so then the plaster that white the plaster would stick better. Now they’re pulling that plaster off and it looks like somebody took a pic hammer to the walls which is exactly what happened. On the other hand, my very top floor, neighbor in the Buratti palace, where I have my biggest rental unit, his walls and ceiling are all still intact. His family has lived in the apartment for over 200 years! He’s 88 and still plays tennis almost every day !

At this level of property you can always negotiate everything. Normally these type of properties are being sold when no one is going to live in them what are the primary residency of the sellers. If that’s the case, then generally they wanna get rid of the furniture, unless it has sentimental value.

No. Nothing hardcore. Maybe €200K-€700K. Just depends what you want to do.

Well, would I personally go in with people? Probably not. Is it a good group investment, sure. Spread cost and risk and work. I’m just too late in life to be tied to other people on projects. Never did it… 🤷🏼‍♂️
