@@ocean694 both of my kids are buying homes. My rent for an apartment which is smaller than their homes is more than each of their house payments. That's really sad! Houses aren't the only thing that went up renting is just as bad!

5-7% intrest isn't the issue for me. The overall cost and price of homes combined with rates is the issue for me.

My escrow payment is up 80% since I bought my house in 2019. It’s absurd. I should not be charged taxes on the hypothetical value of my house when I don’t plan on ever selling it. It should be based on the price I bought it at.

Remember, if houses rise by 20% if the same house falls by 16.5% ish it's the same price. I feel like this concept of simple math is often overlooked. I think the biggest fear that is being pitched is that we've established a new floor with the pricing data and the idea that prices can't fall below this new floor. For example it will always be on the unaffordable side of the graph instead of the undervalued side of the graph. If we draw a linear line to show fair market value increase over time this line is being misrepresented as the lowest possible part of the graph instead of what it really is. If you are a 2 person working household and you can pay your bills and put anything away at all You will be fine, just wait for the damn thing to break. Whether it being the cost of manufacturing homes falls to a very affordable price or Supply and demand [I'm tired of hearing this as a baseline for all arguments] in the form of deaths or increased cost of ownership doesn't matter the result is the same. My money is personally on the idea that Millennials would rather live the apartment life due to lack of interest in maintaining a yard, trade skills, and the lack of family building with the living rooms/dining rooms/garages becoming obsolete for this group of home buyers.

They are projecting mortgage rates not dropping below 5.5% till 2026. Leaving home prices still wildly unaffordable. One would then take an educated guess that prices may stay flat in 2025 so long as the jobs market remains stable.

@@JoseLeonelJaime sure some people are eligible. But again even with that, the base price of the homes are still too high. The mortgage bankers assoc just released data on mortgage apps being at their lowest point since 08. If nobody is willing to pay, prices have to correct.

Generally the world either cuts before or soon after the USA. With the USA being the largest consumer and the dollar being the global trade currency it become hard to trade if they do not. The reason is if the fed moves and your country does not soon your currency will either lose or gain value and that effect exports imports and currency trading in USA dollars that is needed for most goods.

You can do zero cost refinancing. You can refinance every 6 months. I did zero cost refinancing during covid. My rate went from 3.5 to 2.5% it didn’t cost me anything. Granted the rate could be lower if i paid 4-5k but I didn’t want to do that.

Property taxes being sky high is subjective to your state. Rates going lower will make demand pick back up if the economy is not in shambles.

I'd say probably anywhere from 3.0 - 4.5% MAX in 2025. Regardless, it will spike another round of high inflation. People will feel like they got hit by a freight train in 2026/2027 when prices shoot back up.
