What keeps me up at night are housing prices (rent, home prices) continuing upward while my wage remains stagnant. As more people are laid off, it swings more in favor of the hiring companies rather than the workers. The more desperate workers become, the less companies have to pay for the same work. To me, that just spells more and more stagnant wages. I just want to be comfortable in the end. I hate worrying about money for basic needs.

If you bought a home three years ago your monthly payment in south florida is about $2200, if you buy now the same home, your monthly payment will be about $4700. People can no longer even qualify for the loan, and those who do are in great danger of loosing the home in the next 3 years.

Congrats!!!! You only need one house to build wealth. I have 2 already one is rental I bought it on June 2009 for 175k rate 2.75 with 6 months to pay it off current value is 650k and 2nd house was purchased on August 2022 for 685k at 4.375 and current value at 865k both properties located in San Diego. The 1st property is rental cash flow of 1800 and 2nd property has 2 studio and currently rented which pays the monthly mortgage. Just on this property I saved over 100k on 2nd property by not paying my mortgage. I have plenty of equity on 1st property I can easily cash out refi 300k to buy property in out of state for cash with the new mortgage I’m still cash flowing 1k per month. I’ll have no risk because I paid cash on 3rd property and turn it into rental. real estate is time in the market not timing the market. Good luck 👍

I sell stuff on eBay o the side and it is dead! I have sold anything in 2 weeks. Last year I was selling everything. Layoffs will be the main source of inventory. Companies got used to zero borrowing costs for 15 years, they don't know how to be profitable at higher rates. Consumer is dry, raising prices is not an option. There will be massive layoffs or massive inflation.

Homes are already unaffordable for most, so inventory isn't moving. Property taxes have increased tremendously over the last several years which may price people out of their homes. FHA loans are negotiating lower payments to prevent foreclosures. The housing market is toxic and could go either way.

The biggest problem with this argument is the idea that there is demand. Mortgage applications are at historical record lows, pending sales are not only at record lows but the pending contact cancellations are at record highs. If you look at historical housing bubbles that have flattened after recession 1980, 1990, 2000) you'll see the federal funds rate dropped substantially lower after/during the recession, that can't happen now though, the current homes are priced for zero percent fed funds rate.

Whenever you suspect all roads always lead in one direction only, there's a good chance you are wrong. This video discounts the possibility that the coming economic downturn is so bad, with surging unemployment, that nothing will hold the market up. Clearly, extraordinary support from fiscal policy has distorted the markets, and largely monetary headwinds have had muted effects. My thought is that there will be severe limits to fiscal support in the future [that $35,250,000,000,000 debt is nothing to trifle with. Add to this a weak impulse from monetary policy support, bank rationing, and the better question may well be "can the Gov't do anything about an incoming crash?" My answer is probably not, and probably not in any sustainable way. Houses are simply unaffordable for people who want to live in houses. That reality must, necessarily be confronted at some point.

Investor demand and it doest take much.. for example if 100 homes are for sale but there are 105 buyers then prices need to go up until 5 buyers back out... so that small discrepancy of 5% actually repriced ALL 100 homes higher.. it doesn't take that much additional demand to impact the entire market. Now if it was shovels or dumbbells then that would get sorted out quick because the supply of dumbbells can be increased quickly.. but homes take several months to bring to market and the builders could never catch up to investor demand even if that demand was less than 10%... it was enough because there really aren't "extra" houses sitting around.

Demand is high because the housing market isn't heavily regulated, allowing individuals to own multiple properties. Meanwhile, there are also first-time homebuyers entering the market. With the added factor of immigration, there's a shortage of available homes, leading to increased competition for housing.

I feel bad for the younger generations. They can't afford a house today, unless they have two good incomes or a large dowm payment. Those if us who owned houses from before covid, have a lot of equity in our houses now, that we could use as a down payment, if we wanted to move.

If they lower rates, there will be hyper inflation like we’ve never seen. People are also completely broke so I don’t know where that ends. Bread lines? Revolution? Certain industry crashes. I’m in the Midwest and things happen slower here. I know I’ve seen more restaurants and businesses close during the last year than I have ever seen close. That being said. There can be hyper inflation, but if everyone is already completely broke where does that put things. Plus it’s an election year. Has there ever been this much inflation, followed by hyperinflation, followed by mass unemployment, and maxed out credit?

My wife and I have decided to build a home with cardboard boxes. It’s cheaper and we can add as many rooms as we like. Kids today complain about sugary cereals not being sweet enough, my wife and I have been content with wood, rocks and water. As long as Walmart doesn’t start asking for rent, by this time next year, (if we’re not dead 😂), we will practically have our own Walmart in the same parking lot! 🎉🎉🎉

If you have a 3% mortgage rate, there’s no way you’re going to foreclose on that home. You’ll do whatever it takes to keep that house. Foreclosures were happening in 2008 because of variable interest rates mortgages. Money was so cheap prior to the rates going up recently that most people bought homes using fixed rates. It’s a totally different time right now. Most people understood that variable interest rate mortgages were what caused the 2008 financial crisis and thus avoided them.

Hi Brian, I want to say thank you for all of your advice. I wished I found you before the lockdowns to be educated on who controls interest rates. Because of you I jumped on buying a home in May 2023 and now I'm able to give my family a great chance to be raised in a great environment. Just hoping I can get my rate down closer to 4% next year than the 6.25% it is now 🤞🏽

It will NOT crash if for no other reasons than: 1. interest rates are coming down and people will start bidding wars again because they can afford to finance more and 2. as the govt keeps printing $ the $ value of your house needs to go up to 'maintain' its real value since a $ is worth less as time goes on. Some corrections in some areas like we are seeing in Florida? Sure. Crash? No. As with EVERYTHING in real estate, the LOCATION is the most important factor to consider like 99% of the time for sustained home appreciation...

This won't happen bc most "investors" are already fully extended. You can't take equity out in your property when it's underwater and if you pay attention you'll see that home values have not gone up since June 2022.

If by housing crash you mean home valuations down 20% or more from the recent high, we are nearly there in many metro's around the country. In mine, we are 15% down from the mid-2022 peak. Rent's are also down pretty hard since last year. Peak to trough, real estate usually takes about 5 years to bottom. In most metro's in the US the peak was mid- or late-2022. 5 years from there says mid- to late- 2027 will be the bottom. You can't go by foreclosures, because the fraud of the last crisis becomes standard operating procedure thereafter. That's how crisis's are solved; we just stop calling it fraud.

Brian you have been so consistent with your messaging on real estate. 4 years ago I was one of those thinking “it’s just around the quarter” has been discussed and promoted by really likeable and knowledgeable people on KZbin. What I find disturbing is how many on KZbin or for that matter politicians find it so difficult to admit “mistake”. Part of the problem is lifestyle inflation. Yes, the average home has comparably inflated much more than the average income since the 80s. But the average home in the 80s also wasn’t 2,500 sq ft with granite countertops, walk in showers, walk in closets, his and hers vanity, etc. People watch TikTok and think their house requires that shit.

We were planning to buy last year but a new baby put a wrench in that. Instead we ended up moving to a more spacious rental that is actually pretty cheap and fortunately rent controlled. We plan to stay put for the next several years so I am down for a 2028 crash lol.

Problem is people that are extracting the most money from the country/ society are the ones with no real essential value to the world, second thing is old $70k homes have been selling for $800k for the past 7 years and that imaginary money has been getting spent that no one worked or created anything for it so yes this time will be catastrophic and I can't wait to buy a new one for $50k 😂😅

I’ll put it this way. In 2019 we paid 165,000 for a 936 sqft home in Kane county. A couple Months ago , 2 homes with same square footage 1 block away sold for 260,000 and 262,000. Madness ! Last year one sold for 220,000 for the same square footage and also one block away. No crash here folks . Prices have come slightly on bigger homes but the smaller ones are retaining their prices because there is more demand for starter homes 🏠right now than ever .

The housing market crash has already begun here in Florida. There are a lot homes for sale, and in my area alone, I've counted around 30 new developments under construction. I've spoken with multiple realtors, all of whom are offering significant incentives from the developers. It seems they're pushing too hard to get buyers. One of the most troubling issues is the condo crisis affecting elderly residents. Many are struggling to afford the recent increases in homeowners association fees, and I fear we'll soon see a wave of retirees losing their homes.

Incentives for developers are decreasing, there’s less land, and builders are building less. If rates go down, housing goes up. Most people who used equity to purchase this time, bought their forever home so less sellers.

Real estate is local and a slow moving train, do a video on the active inventory in Arizona, Idaho, Florida and Tennessee and Texas.. all the boom states now have inventory back to pre-pandemic levels. They'll be absorbed entirely. The banks are fully insured by the govnerment, and the institutional buyers have infinite lines of credit on personal guarantee. The price of the homes is irrelevant. None of this has anything to do with market fundamentals.

No crash in Phoenix: The supply is still very low, at least 1/3 of the houses on the market are builder's new constructions. Very few people are selling or really have to sell their houses right now.
