I'm going through this now and so far the most difficult part of the process I've found was negotiating a deal on the new build. I'm going it alone and I'm a first time buyer so I've never had to negotiate - there's no 'How To' for negotiation. I knew from the start that the developer wasn't really going to budge on the list price because there's enough interest that they are eventually selling but there was some room to get extras included. When speaking to the sales advisor I could tell she was saying things as if she was doing me a good deal but I'm suspicious that these are things they would include anyway; as soon as she started saying "I'm giving loads away for free here, don't tell anyone" I got suspicious. In the end I got carpets, floor tiling and an integrated fridge-freezer thrown in but I have absolutely no clue if that's good or if I could have gotten more. My biggest worry for the future is my new build is a freehold but it does have a management charge for upkeep of the grassy areas. I've been reading about 'Fleecehold' and I am a little worry.

Interesting hearing about a different experience. I was one of those that lost out to the credit crunch so neither a first time buyer or home mover, even less help out there for those like me. I saved a deposit, arranged a mortgage but was refused shared ownership on grounds of affordability. This has spurred me on to buy an older property on the open market for less overall cost. The shared ownership flats I applied for were finished in April and remain unsold

Shouldn’t be praised for buying a new build, they’re terrible houses and you can get in for less than £10k. This isn’t an achievement
