We make our way down to Abrantes where we view our third property. We really like this property but would prefer a different farm business to pine nuts, the area did also feature a lot of eucalyptus trees which can be bad for forest fires in Portugal so we will continue our search for our new home, next up, Chamusca for our fourth property viewing.

What a great comment thanks so much 😃👍 yes the fires worry us too but the Portuguese don’t seem phased by them really as they’re used to it. There are some areas that are higher risk than others and there’s an app called “Fogos.pt” which lets you see where fires are and how many firefighters attend etc. Yes the views are fantastic here it’s such a beautiful country and so many other benefits 😃 Thanks for watching 😍

Just stumbled on your channel. Love the content. Been casually looking at homes/real estate in Portugal for nearly a year. Trying to convince the better half a move somewhere like Portugal, in retirement, might be in order. (The going is slow!) Have you been looking for a lawyer/solicitor? My understand is, boundaries, habitation and parcel divisions can be sketchy at times with local realtors. Having some one to represent your interests can be invaluable when dealing with property purchases in rural Portugal. Another channel I enjoy, had a problem with boundaries that were misrepresented. After the purchase, one of the lovely locals informed them the land they were clearing didn't go with the property they had purchased. After some work and digging, they were able to procure the full/accurate representation of their property. Hind sight....They wished they had heeded friends advice and obtained legal representation. Good luck, do be careful and thanks so much for your time and work on your channel!!!!

@@jonnyandsamofficial I've been watching Joseph for some time. He had a back issue recently and I'm glad to see him on the mend. He seems very nice and knowledgeable about the properties he shows. He is part of the reason I would love to visit the Castelo Branco/Penamacor /Fundao region. I think this fall, when it gets cold in Pennsylvania, if I keep whispering in Mrs. B's ear....."Would it be nice to visit somewhere warm for 3 or 4 weeks?" Perhaps....Just maybe????

OK Portugal has a fledgling business doing videos for folks unable to come and view properties. P.S. Look for strawberry trees (Medronho Tree). My understanding is they make some of the best Portuguese Aguardente "FIRE WATER"!

This property was advertised for €365,000 at the time we viewed it. The reason we didn’t think the guarda property was suitable was the land was quite steep with many terraces but this was our only gripe. The fact the land borders a river is fantastic and looked amazing in person. The guarda property seems to still be available and advertised at €195,000 the link is in the description of the video.

Yes so far we like Fundão as a region the best, it’s packed with restaurants, cafés and the amenities you need in our opinion. You’re so right too we need to be immersed and not isolate ourselves too much 😃 we still haven’t found the one for us quite yet

The place we viewed was very isolating, we can’t recommend Fundão region enough but also heard great things about Guarda and Alentejo albeit quite hot 🥵

3:03 - So sad that you were not aware of the fuel prices' "scam" in Portugal and you stopped at one of the retailers that kept the prices high while others were already well below €2/L. 😟 21:02 - There are no Eucalyptus trees near the house, so I wouldn't worry too much about them. I don't know where in Chamusca county your next property is located (Chamusca has a huge area) but it's more likely that you'll find Eucalyptus trees everywhere and nearer to the properties, compared to this property in Abrantes. Too bad it's no longer in the market. Did you look for anything in the Médio Tejo region (Torres Novas, Tomar, Ourém, Alcanena, Barquinha or Constância)?

@@jonnyandsamofficial - I figured you didn't want to live very far from any type of civilisation, that's why I mentioned the Médio Tejo region. There are plenty of rural, quiet areas here that usually are not more than 20-25 minutes away from a town or a city with all the amenities you need. 🙂

When making an offer on any property in Portugal, please take in consideration that the asking price is ALWAYS seriously inflated by as much as 30% at least... Sellers usually get a real valuation and then add some more on top to see if someone bites the hook. If they don't get much interested for a couple of months, then they reduce the price, a bit. If still no interest they'll reduce it further. If they are in a hurry to sell, then the price will be more realistic. Check how long the property has been on the market and how many agents are advertising it. If it is being offered by multiple agents and it has been on the market for a while, they will be more likely to accept an offer.

@@jonnyandsamofficial BASIC GUIDE: A standard valuation for GOOD arable land with water (a well or own source, but excluding stream or river because you cannot take water from those) is 1 Euro per square meter. If it has trees (olive, fruit, vines...) you can add a bit more. If you can make some income from farming the land (a rare thing...) it may be worth a bit more. If it is well located, near major town with shops & services, add more. If the land is registered as URBAN (meaning you will get permission to make a home there) it is worth a lot more than just arable land, which can only be used for agriculture. If it has a house you could live in, it's worth more. If it has a ruined barn... it adds NOTHING to the value if that ruin was just a agriculture support building. If it has a ruined house and the land is registered as URBAN, it may have added value, provided it can be renovated and made into a home, but only subject to the project being approved by the local Camara. If it is in an area where a lot of foreigners are searching for properties... BEAWARE! It is likely the price will be inflated by 30% to 50%. And there will be some mug that will pay that. Basic TEST: Ask a few local portuguese if they'd buy it themselves for that price. They know the correct answer. Good kuck!

This one look its a remote property. Don't get me wrong it's well-preserved but its not worth the price because its remote. You can find other properties requiring some work for half of the price. If you have time....

Yes it was in a village but the rest of the houses seemed abandoned, not much going on. But yes it was very well looked after and nicely done. We are looking at a variety of properties and narrowing our search as we learn what we like 😃👍 also baring in mind what’s important to us

The fencing around the house reminds me of a prison and all the tiles of a slaughterhouse. I don't like it. The living room was nice. But that is my opinion. I like the first property. More natural.

😅😅 my bike is supposed to do 50mpg but even reviews on Bennett’s bikes in the UK says you have to fill up approx every 100 miles with the MT09 🤦🏻‍♀️ when I was commuting to London I was getting 4mpg according to the trip computer 😅😅 the visas are a bit more tricky to obtain since brex but still achievable we think… we hope so anyway 🤞 we have our appointments in May 🤞

@@jonnyandsamofficial Ah yes quite right. I was remembering one of Ken's videos about a half ruin but liveable property in a rural low density area. It was something like 150,000 Euros and with a spend to rebuild the rest of about 200,000 (or the other way around), it would get over the rural low density requirement for the 'golden visa'. He was also talking about the 500,000 Euro high density area requirement of towns and cities. shame the visa is ending. I just read it ended in February this year. Good luck with your journey. If I could give some advise: Perhaps not a brilliant idea to show yourself doing wheel stands ( Wheelies ) and zigzagging from side to side on the road. The Guarda Nacional Republicana (Police )do watch these videos and can prosecute for the offence. Portanto, tenha cuidado e obedeça às nossas leis
