Don’t stress about getting everything done and redecorated right away. One thing about home ownership is that projects never end. Just focus on unpacking and getting the big things done to make it livable and functional. Also don’t stress about where to put things like pots and pans in your kitchen. It’s a new place for you, once you get a routine down and have a rhythm you’ll figure out what works best for you and you’ll end up moving things around based on that. Enjoy the new home!

Absolutely do NOT get a small washer/dryer! if you're going to bother doing this, do it right - get one big enough to fit your duvet insert (presumably the biggest thing you wash) and enclose both machines in a closet for noise.

Believe me, smaller, washer/dryer are better than nothing. Coming from a person who bought a condo without them, and totally regretted it. If you have something too big, go to the laundromat but for anything else it's great. Luckily I have two huge laundry rooms in my building. I have heard combinations washer/dryers are not great( all in one) I would definitely prioritize fridge, and laundry and HVAC! I had issues moving into my remodeled condo, but I am happy now! Your place is beautiful ❤️

I used to work for an HVAC and plumbing company in marketing and this is what I know: 1. Get a tune-up for your HVAC… tune-up guys aren’t as advanced as service guys though. You will want the service guy for the thermostat and it may take a while to get someone out to you since you still have AC. Someone without AC is first priority. Pick a reputable company and a service plan isn't a bad idea. 2. Use a licensed plumber and not someone who's in school or just picked up the trade. 3. Make sure they use a braided hose for the water line for the washer. The other ones burst and will give you horrible water damage. As far as the location for the dryer, try to pick a place with an outside wall next to it so that you don't have to snake the dryer vent far. This can impact drying time and how hard or easy it is to clean out your dryer vent once a year.

Congratulations! Those fabric things in your pot set are to go in-between your pots and pans when you store them so you don't scratch them, and you need a "Dummy door handle" for your wardrobe door- should be about 1/2 the price. Owning a home is essentially learning how to become the best googler and DIYer- but so worth it!

just a heads up my dad is a carpenter, he says that the soft close drawers are the hardest to maintain and usually get replaced every few years due to the deterioration so something to keep in mind! Congrats on the condo 🎉

Congratulations on the condo so exciting. From someone who basically grew up in an electrical store. The one thing to watch with the washer and dryer is to make sure that the size is large enough for everything that you may want to wash. If we get a smaller machine it may not be able to handle doing larger loads of laundry (e.g blankets, sheets, towels). So if you have a compact system make sure that the load size is still large enough to handle harder items or you will have to go to a laundromat every time you wash blankets or sheets etc.

When I’ve looked at houses that I’d have to install a washer and dryer into a new spot, usually my realtor would suggest to put it either in the bathroom or in a closet near the bathroom (like one of the bedroom closets) since the plumbing is right there for it. I don’t think it would effect the resale value too bad and wouldn’t worry too much about that at this point-do what you need to make it a home for yourself in the present. I do agree with other commenters who said to make sure you can ventilate the dryer and to check with your HOA to make sure you can put in a washer and dryer. For the backsplash, I’d wait until you figure out your appliances and cabinets first, but my first thought was maybe the backsplash along the wall where your stove is and then maybe an accent wall on the wall to the right of the stove. Owning a home can be chaotic, but you’ve got this handled 🙂 (Oh yeah-and I love the door handles, good choice!)

You have to be careful when you install the thermostat. Otherwise you can ruin your AC. I've seen people break their AC because they didn't wire the smart thermostat correctly.

If you put a washer dryer there you will need an electrician to put in a specific outlet for them. I think the dryer should vent through an outside wall. Make sure to add a metal tray under the washing machine if you are not on first floor.

I think backsplash is no rush but as an interior designer I think you should have it only on the back wall - not on the side/island! Wait until you have the w/d etc and pick something you love, don’t settle. You will need to repair the drywall

Granite cookware generally comes with those cover things (don't know what they're called either) to use if you're stacking your pots and pans, to prevent scratches. I would hang on to them. I love and use granite, but it's really important to take care of them the right way to make them last and so that you're not having little bits of granite leach into your food. There should be care instructions and I would recommend reading the instructions thoroughly and really adhering to them because you'd be surprised at how easily certain types of cookware can be ruined.

Also the starfish things that you pulled out with your pots and pans are pan protectors! Your supposed to keep them and put them in between your pans so that when you stack them they don't scratch each other! For the backsplash - remove the piece on the island/repair the drywall. For the piece by the stove coming down the wall - remove it. You can either tile the back wall and do nothing on the side. Or tile the side wall the depth of the upper cabinet (likely 12”) and use a finishing piece metal or tile to cap it off.

Don’t go small with the washer and dryer and try to find a different spot in the house like the pantry closet or coat closet and that way it’s not in ur kitchen or insight. U can always store clothing or food in extra cabinets but u don’t want the laundry near the food area that’s to many smells mixing in the same area.

i had a compact washer and dryer for almost three years and here’s what i’ll say. first, it is small!!!! depending on what you’re washing you may end up having to go to a laundromat more than you would think. so then is it even worth it? two, being in arizona, front loader washers (especially small ones) get so nasty from the hard ass water lol. at the end of the day you can definitely make it work but now that i have a full size i could absolutely never go back. being able to wash my comforter and blankets at home is so nice.

So the last comment you left me was. The difference between a condo and a townhouse house is a condo feels more like an apartment. And a townhouse is like 2 houses attached together. If you look at the outside of a townhouse, it looks like two houses are attached together.

From my understanding the difference is with a condo you own the rights to the interior of your condo but not the exterior. A townhouse owner is responsible for both the interior and exterior of their area. My daughter does not need to worry about exterior painting and landscape maintenance with her condo.

Those pans don’t last. I got a set last year and the pans got brown after couple months of using and started to form little bubbles and eventually ripped open. They did refund me, but I would not recommend using them
