Thanks buddy, I've decided to rent like yourself. Just in case I want to relocate quickly, I can. Also, you just can't beat the savings over time. 30k lump payment or $100 - 180 month 🤔 = peace of mind. The reason I came! Dam it 😀

The loft is the way to go, love the open plan, ceiling fan downstairs, a 1hp air con upstairs, for the $$, a great starter.

I mean, rent is one of my biggest monthly expense, so if I could save $1000 a month, that’s 12000 a year. Even if we just round it off to 10k, that’s a lot of money

Hi Steve. They look better finished, for sure. Hehehe. Not bad for a C note. I'd probably ask him to redo the steps with something wider. You didn't do the CR, though, but I'm sure it's functional enough.

why do they make the stairs so scary, but l like the apartment, did you say a hundred a month, heck I'll put in new stairs!!! Roosters are your friend.

A loft looks really good there to small for me though I get upset in small spaces now and to believe I was in tight spaces for a very long time in the Marines good video I like these

No flow through ventilation, a bit dark and those narrow steps could be a problem when you get older and a bit wobbly. For $100/month still not a bad deal. And if you are stealthy, 2 free chicken dinners.

Do they put any kind of insulation above the ceiling ? And those steps can easily be covered with wider cover boards.

😎👍 🇺🇸 I hear a lot of people saying. Just install a split aircon. What happens when you move out? Does the aircon stay? Does the owner buy it from you? Do people usually take it with them to the next place? Or is it a write off? I know the window units are easily installed and removed. What's the typical deal with having a split unit installed? Just curious. Cheers.

After 2-3 years you got your moneys worth and I say leave it. Rents are so cheap what’s the difference. Most here pay $80-160 for rent. That’s peanuts when you average it out. They only costs $600-750 for a decent split type.

This apartment would be okay for a 20's year old person, but is hazardous for a senior citizen, especially the stairs to the loft. Personally, I would prefer the ugly green apartment next to yours (same floor plan) because it is on ground floor and only 1 level, no climbing stairs (very important when you hit 60-YO). It appears that your floor plan also has more square footage than this newly constructed quadplex. It's not the $40 price differential, but safety & square footage that would be the deal breakers as a senior citizen. Like you said, make it your own.

check the YT channel of "Paul in the Philippines Old dog new tricks" and his gf "Today with Baby Mae" they're living in Valencia/Dumaguete and they have videos like this about rental properties in Dumaguete But the expat hot spot No1 in PH have higher rents.

Most Filipinos build their structures too close to the streets. I don't understand how they can put up will all the noise. I guess they don't have rules about easements and proper distance from the road ways for their habitation? No good sidewalks either?

Filipinos are very insensitive to noise. they also have rules but most people ignore it But I saw some road widenings in the area, where hundreds of structures have been removed or rebuild. That's the Filipino way of life...

Yes, it's already South Luzon but near to Metro Manila, Province of Cavite. It is the northernmost part of South Luzon or the Manila suburbs.
