The 6%--7% rates are only brutal because home prices and cost of living are so high today. I bought my first home in 1998 with a 6.5% interest rate, but the home only cost me $145K, plus all other life expenses were much lower than today. The problem is that compounding inflation is strangling paychecks.

I got in at 7% last year and I've been paying down my mortgage like crazy, basically double the amount because I'd like to have it paid off ASAP without paying hundreds of thousands of dollars in additional interest. I have an emergency fund but I don't plan on saving any extra cash anytime soon. That's all going to my mortgage.

There is nothing I disagree with other than homes are so overvalued at present that I’m not certain real estate prices will go up when the Fed finally starts dropping rates. I’ve been thinking about this statement as well. I’m not sure if the houses are overpriced or overvalued. I think the average increase in home prices is 5-10% each year one owns that property. So find a home built in 1994 or something long time ago and then track its appreciation value over time from its base pricing. Is the overall value currently 5-10% each year? I did that to one neighborhood thinking it was inflated (3000 sqft home built in 1990s built for about $180-200k) and it wasn’t, it barely came close to the value it should be and I was quite surprised. Sure some areas in US might be overvalued but many just might be at the price it’s supposed to be. It’s our wages that haven’t been keeping up. I think the highs and lows and the rest that came from the 2008 and after crash kinda got us feeling like home prices are over inflated and they for the most part aren’t.

You were correct on all counts. Im at 3% mortgage, and I split my money between retirement and savings. You need savings because home maintenance happens. The water heater cost me over 2,000 last year. A/C was over $5,000.

Water Heater install is ridiculous these days Jan 24 local company wanted over 2000 to install heater. I had water heater I bought & they said over $1700 to install. Should take them 2 hrs. to install & minimal parts. They’re not worth hundreds of dollars an hour. Did it myself-learned the hard way & took forever but $1700 for 2 hrs. or less or work is evil. I won’t even consider them for any work in the future. No one pays me $1000 per hour.

Yes, I’m in group # 1. Aggressively trying to pay off my mortgage too. My goal is to pay it off in 11 years and 1 month, by December 2026. My interest rate is 3.75%. Yes, current mortgage interest rates are so high, I cannot imagine paying! Yes, taxes and insurance have both gone up!

I love your perspective and your approach. One of the things you didn’t touch on is the notion of risks per scenario. You are totally right for all, and especially people who wait for the rates to go down and the reality that awaits them (increase of house prices and competitive market). You mentioned the risk associated in waiting but you didn’t for the other scenarios. Great content, very educational

Personally, i paid off my mortgage in six years when i had a 3.75% on it after max retirement contributions. It was always better for me to take Standard Deduction. In Texas, you do have some benefits legally when you own your primary home outright. One thing if you get sued, they can't take your home. Just pay your taxes and HOA if you got one Anyone else can get bent.

Hey Brian! I bought a home 2 years ago. Multi family. Glad I made this decision . Interest rate was at 2.50% however I agreed to a 3% interest rate to avoid the PMI because I needed the 20% down and I only had 10% down payment. but avoided paying that crazy PMI. Thanks for all your help you are truly amazing. Yes! For those who do not know you do not need to pay for PMI even if you don’t put down the 20%. Avoided at all cost. It’s a killer. I saved over 75,000 for 30 years just because I avoided the PMI.

6:34 Plus many companies offer a percentage match. Plus if you didn't, the money would be taxed and withheld at 22% (for example). So you received a 22% bonus on the contribution, plus matching, plus tax free growth, plus compounding.

Thanks for the free advice. My purchase went through at 6.25 at the end of January. I'm thinking that I'm in a sweet spot since I'm paying ZERO property taxes and a less than $1500/yr homeowners insurance policy. I intend to be here around 8-10 years at max. I pulled the trigger on purchase after comparing my upcoming rent increase of over $2100 for a 3BR. And my mortgage is cheaper by $400 and I have the ability to get a mortgage interest tax break every year. Renting was totally out of the question for me.

Excellent advices. I own my home free and clear since 2007. I paid it off rather quickly to avoid paying interest and I’ve always take standard deduction on my taxes. I will send this video clip to some of my younger friends who still have mortgages. They‘ve been asking me about savings, CDs, BMI, paying down the principle etc and I basically told them the same thing. I like the last advice. “As interest goes down, home prices will go up. So, buy now and deal with your high interest later”. Excellent video clip!

I was able to lock in a 3.8% rate in Feb 2022 on a new construction. If I didn’t by the time I closed in Oct 2022 interest rates was at 7%. I pray for the day I’ll ever see low 3%

@ you’ll save a lot from interest if you do a bi-weekly payments. So half the month mortgage every two weeks. You’ll end up making 13 payments a year instead of 12 and the 13th is 100% towards principal. If you do nothing else other than this, you’ll pay it off in 23 years instead of 30 and save thousands on interest.

I'm 80 years old and obviously my home is paid for. I had it built in 2016 and sold my previous home hich was paid for. We have been in all of these scenario's except the 3^ interest. It was NEVER that low at any time for us. Let me just say that this young man is giving excellent advice in this video. I agree with "pay down your mortgage." You can live pretty well when you have no mortgage and no car payment. In todays world that's like making an additional $40K to $50K a year.
