Just a tip: Consider installing a hot water circulator pump in each of your properties. They cost about $200, they're very easy to install, and you don't need a plumber to install them. The pumps continuously circulate hot water through the pipes and reduces the water waisted when turning the hot water on. Best thing is, you can set timers to offset winter months.

Don’t worry you’re not alone. Furnished rentals or vacation rentals can be a headache and a big stress. I took the initiative to just go for it and now I have 5 furnished apartments in Connecticut. The fall / winter time has been extremely dead so bad that I’ve been losing money every month on all properties since no one is renting any of them and I’m debating on if I should continue or not. Sometimes I feel like a failure as if I’m not doing something right because I see tons of people doing extremely well with their Airbnbs making thousands if not millions of dollars. One upside is that I’m proud of myself for trying and even taking the leap to start. If we would’ve never done that we would’ve never got to see what the outcome would’ve been. Keep your head up 👍

Thank you for sharing this. You did a great job accommodating your guests. They should have been more understanding in the beginning that some things are out of your control. And people with 100+ properties don't manage well. It's impossible. They just in it for the money at that point. I watched a documentary about an investor in NYC who knows things are wrong with his properties and has not fixed them for years. You keep doing what you are doing. I have followed you for a while and you do business with integrity. Your heart and intentions are always in the right place.

I hear you! We too had guests during that time and our heat from the electric fireplace quit working and our heat pump froze up. Guests were upstairs. We had to turn on the emergency heat and provided electric space heaters. We had to ask them to leave the water dripping because of it being below zero. We got them heat though. But it was scary. They left a 5* review! Whew! So sorry you experienced this!

I would suggest trying out a few sessions 1st to see how I can help and after 3 you should know if you need more. If you've bought an investment, after 3 sessions most people feel better equipped. If you don't buy an investment withing those 3 sessions then you may want more or figure out that your plans change. The 3 sessions also aren't back to back. We take short gaps in between out meetings to make sure you accomplish the stuff we spoke about then we Meet again.

Thank you sharing. I subscribed back when you solely had your vending machines. Enjoying your journey. You appear to be a very good person, with a good heart. I too own several property units. Because of my budget I self managed. And it's very stressful when your the front line. But when you have a management company your able separate yourself and problem solve from a distance of the tenant or Airbnb tenant. I noticed the emotional difference when I slowly moved to prop management while still self managing some other units. I suggest take the time now to ensure all home mechanical items are in working order and not in deferred maintenance. Like while the pipes are getting repaired/replaced to have them wrapped with insulation for inclement weather. And have that mindset of will this item stand up to bad weather this season. If still self managing, I know short term rentals offers a little more customer care, so maybe have two cell phones. One for customer care with you to communicate with, while the other phone is your calling contractor phone. Helps with separating the line of communication between your tenant issues and return calls from service folks. All the best!!!

Sorry this happened to you so glad your getting it fixed. If you own multiple properties it may be worth it to also look into an umbrella policy as well to have the added liability protection. If you have personal liability on your homeowners policy make sure your liability is enough to cover your assets (if sued a person can go after your income, home, etc for monetary damages) It's important to make sure there aren't any coverage gaps in your policy.

@Tony McFee inspector came in and said the original insulation was badly put it and that there was no way that insulation could have protected against freezing. So now I get all brand new insulation. I wanted to upgrade to heated pipes but that was out of my budget

Makes vending machines look good again. Lol When you have over 100 properties, you hire a good property management company and give them a threshold to spend on automatically to fix things and anything over a certain amount needs to be approved by you etc. makes it a lot easier to run things and automate your real estate business. Have you thought about just renting the units full time on a yearly lease basis? What would yield you more money? 🤔

I wouldn't make nearly as much money in long term. Also even when you have a management team they have to tell you what's happening. As the owner, you don't just skate by knowing nothing and having to mentally deal with the big problems. And you still have to dish the money out for them. You don't get away with the stress with the big awful issues

What could I have done in state with them? I'm not a plumber, I know nothing about HVAC, couldnt unfreeze my own pipes. Would have been a sitting duck still. What I cut from the video was me saying that in my own house where we live the power lines went down and our heat went out and we couldn't get Anyone to our residence either and I was actually here.

We did a Christmas trip to Gatelenberg in a cabin years ago. We got stuck up there on the mountain because there was so much snow and ice and the temperature took days to get above freezing so that some of it would melt

Hey Jazz it's Jazmine here lol I'm so sad u went through this u r a kindred spirit and did not deserve to get bashed like that by them customers... at least u will know for next year what could happen and better prepare but also too I know even with a property manager u can still feel issues but then I think that's when you get tough skin (easier said than done right lol) because if you hire someone it's their job to be on top of the contractors and emergencies and u may feel a little annoyed/irritated/stressed but it won't be as bad if u choose the right person... delegation is hard for me too but I worry for us scorpios we take on a lot lol but ur health comes first so when ur ready find another u so at least u won't feel so alone with this... u got this girly praying for ur continued success 🙏🏽💪🏾💪🏾💜

My unit is destroyed but not demolished if that makes sense. All my walls are taking because the water damage was so bad , my insulation was all taken out cause of the water,, my sub floors are rotted out and my regular floors are ruined. If that's not destroyed by water damage I don't know what to tell you 💁♀️
