Going to be interesting to see who gets done sooner, you with your remodel or Stud Pack with the house (not garage) build. I'd guess the remodel is faster. And run Cat6 or Cat6a Ethernet cable in conduit! Every coax and RJ-11 (phone) run should be replaced with Ethernet, plus some in the ceiling and along the outside for wireless access points and security cameras. Even if you never use them, they will be a benefit when renting or selling the flip.

Congrats, dude! I bought a house two years ago and went through the same process of demolition up to studs and rebuilding everything from scratch by myself, so I know how labor-intensive this process is. But I demolished just a part of the house, not the entire one, refreshing the other part. I think you are too radical for a flip. You remove literally everything and the cost of materials to re-build it back (even with your "free" labor) might eat out your profit or lower it significantly. On the other side you can sell this to someone who watches your videos and is ready to pay extra for quality. Anyway, good job! I am here to see the progress :)

Monumental project! Best of luck I know you will turn it into a jewel. But make no mistake folks, this is going to be a process that would cost several hundred thousand to contract out and have done to Wolkon's standards. For myself, whole house reno/makeovers took me multiple years every time, and mine were probably less extensive than this project will be. If you have expertise yourself, then you can hire labourers to speed things up, but consider insurance coverage to allow this.

This is awesome - I am from the GTA area and know how expensive contracting can be and its ahuge additional cost to home prices if you choose to buy old and remodel. Im wondering if you wll be doing anything speficially to your house that you often see in clients homes that you enjoy i.e. curbless showers and backlit mirrors. If you have a garage you should epoxy it!

I definitely want to incorporate all sorts of cool things but a lot will come down to budget Things like an epoxy garage floor would be sweet but won’t be a part of phase 1 (the bulk of the Reno; floors, walls, kitchen, bathroom, etc)
