First year was a huge struggle for me! Second year is going great for me, to anyone that reads this I went my first year making 0 dollars, 0 listings! second year is excellent since I moved to a part time job!! Sales are going through the roof, just this month I listed 8 pieces of real estate, shooting to list 15 next month.

Hate to say , but im happy to know I’m not the only one to struggle. I made 7k my first year and it was very tough. I kept at it. My second year is about to end at around 45k while still having a part time job. I leave my part time job next week.... and I’m looking to KILL it this third year. For anyone struggling. Just keep at it. The more you work, the more you post on social media.... it all adds up in the end. It’s worth it.

@Steve Jobs Omg im so sorry, i completely forgot about this post. I will give you an update but its not a great one. I blame covid 100%. I sold 3 homes in january and havent sold anything since. This is the biggest drought in real estate i have had. I have plenty of money saved up and live with my mother still. So I was fine. Also i was able to collect Unemployment from the job i left so it kinda worked out. Again ill blame covid for the craziest market most of my fellow agents have ever seen. I am continuing to show house every day all week. I am 0-20 in my last 20 offers. my last one was 30k above asking and we still lost. This has been the story of my last 7-8 months and this week i got back surgery. so i will be out of work for 4-6 weeks. this year has been a wash. But i plan on starting a real estate photography business in the 3 months to add to my income. My mental health has gone through the roof since i left my other job. And i turned into a yes man. I book showings same day when people want to see them and my clients appreciate that. I love what i do and i will strive to make this work and so should all of you!!!!

Took me 7 years to start making 6 figures in Real Estate as an agent, And I only have been doing it full time for the last 2 years. Needless to say its not easy! To get the 6 figures, I worked with Buyers, and leasing all while doing locating at the same time. In order to make it you have to scale your marketing, get a coach, and a TC. You will be fine just keep at it!

Here in Canada it takes about a year to get your realtor license as it is now through a college program. So my word of advice would be to envision your first year as a realtor as the 2nd year of education. Don't be hard on yourself and quit too soon. It takes that entire first year to build up your business. Buckle down and pull through! This career path has a slow build up but exponential return.

My first year in real estate I closed 1 rental transaction for $500 and I never got paid for that transaction. My second year i closed 5 rental transactions and 1 sale transaction earning about $25,000. I'm in my third year and my goal is to close 30 sales transactions for the year

Chastin J. Miles actually I'm getting ready to switch offices. I'm at a small office, just me and the broker, no listings, resources or training. So I'm interviewing with new offices now. Been there for almost 4 months And on my 3rd lease. And I'm looking to focus mainly on retail spaces from now on. But in terms of activities, I was mainly posting ads on social media and Craigslist. And also going to networking events here and there. In the commercial side of real estate, especially in nyc, it's harder to prospect for leads because theres not really sites like naked apartments or realtor.com that are dedicated to clients looking for spaces.

Good for you for showing how little most agents make at the beginning. And while it sounds like we make so much per transaction, people forget that we have a lot of overhead and general expenses that we have to cover too. I've been selling homes for 18 years. I make a good living, but I also work every vacation, and am available for my clients every day and even weekend evenings if it's important. I've worked holidays and cancelled trips for clients. And we don't get paid a penny until the deal closes...so often that means we did a lot of work without being paid anything. And while real estate can be a good career, it's not easy. Ever.

You sound like a cry baby. You should be greatful that you have the priviledge to be self employed, work on your own and make a great living. What career is ever easy??? Packing groceries at walmart for 8 hours a day isn't easy. Nothing in life is easy. Stop complaining and be greatful you live in a country with opportunities. There are millions of people who work on holidays snowflake. The world's economy has to keep moving even on holidays.

But I also risk making nothing while I spend money, which someone working at Walmart isn't risking that. No insurance, no paid holidays, no sick time. But I'm ok with that. I'm just glad that Chastin shared that it isn't easy money. So many people do think it is, and are surprised when they spend time and money and then don't make enough money to live. This video will hopefully allow people thinking about real estate to make a more informed decision.

@@KarenGoodmanstl 1. Benefits are overrated. If one is making 6 figures, then he or she can make their own "benefits" through investments. 2. No self employed worker has job security. Being an entrepreneur means one is giving up the job "security" of a 9-5 which is still a false sense of security. 3. To be successful at ANYTHING takes a lot of work and for anyone to be naive enough to think they'll be rich after 1 month in the Real Estate industry is foolish. There is nothing in the world that doesn't take effort to accomplish but I'd sure as hell rather work on my own making peanuts for a few years before becoming wealthy rather than have someone tell me what to do for 8 hours a day or work in a coal mine.

It sounds like your "mentor" didn't really do much for you! My mentor was a good friend of mine from high school. When I first got my license in February of 2019 he taught me the ropes of lead generation and "what to say" and "what not to say". I actually booked my first listing appointment within an hour of the first day I made calls! I too started my career with KW and as I'm sure anyone who's reading this knows, they hammer home to learn their scripts. I took BOLD, and took absolutely nothing away from it other than I felt like I didn't belong. Fast forward to October, I joined a cloud based brokerage based out of MA called Clockhouse Realty where they offered a great commission split, zero desk fees and you cap at 6k. Fast forward to my 1 year anniversary, I closed just over 2.3m in sales! For any new agents out there, just keep pushing! Call expired and cancelled listings DAILY. When you're in a store and you hear someone mention anything related to a house/condo/real estate in general; talk with them! Since my 1 year anniversary (February of this year to today) I've written just under 4.3m. Again, just keep pushing!!

Thank you for posting this! This is why I wholesale instead of being a broker. On each wholesale deal I can say the average is around 3-5k. Of course I've done way more but never less than 2k. And I get paid at closing. I dont work for a broker so I keep 100. Its a tuff business though

Hello! New Subbie here! I appreciate the transparency! It’s my first year as a loan officer. Had one transaction in Jan and everything closed wonderfully , then 2 months after closing escrows increased $6000! due to flood insurance and having to deal with that and my unsupportive firm scarred me! any ways i left that horrible firm, i feel like i lost all my confidence. Anyways I’ve started somewhere else and praying I get my momentum so badly.. It would be great if companies truly would assign you a mentor for this- we would all b so much more successful 😑

And people have the nerve to not want pay us....People don’t understand how we get paid.....I have clients say to me how much you making off this deal 6 percent? They even say I don’t want to pay your salary........ When I explain to them they say oh.... I didn’t sell a house My first year. However I had my best year last year!!! I completed 30 transactions most of which I listed. So God is blessing me to do real estate....I’m expecting to learn more and sell more this year!!! Thank You for your channel!!!

I live in Poland, but I had also worked for a such company like the KW mentioned, but smaller. When I noticed that it is not "KW" who sells, but me, I quit and started my own real estate business. The beginning was hard, but the first thing I have learned was that in the real estate you have to work hard ... be persistent and ... patient. Then it's all downhill from there.

3 years in, and way worse than you... im already 26, not getting any younger, and considering quitting for sometime. Not many people willing to help you in this industry. I need a mentor, someone to shadow me but I cant even find that without have to pay money I dont have! I dont qualify for credit cards, and I can barely afford rent so I am very much stuck. Im glad youre experiencing success man.

Don't get yourself down! You can do it! Go on linked in and find a mentor. Ask to take them out to coffee, see where it goes. Get out of your comfort zone and take a chance to get noticed. Persistence Pays! Never give up!

Love your videos! You’re one of the reasons I’m in the business! I’m an apartment locator in Austin, Texas. Started in October, kept wondering how people were making 70-100k a year and always going on vacation and taking time off but now I do.. I didn’t lease anything my 1st month but I finally sat down, came up with a plan and started being more serious and I’ve had at least one client look and lease every day this week and this is considered the slow season so I know when it gets busy in January I’ll be ready! Business is definitely out there, you just have to find it or market yourself and let it find you! I just have to keep it going, next month I’m aiming for 6k! I’m definitely glad Austin offers this kind of service and I was able to start off doing this instead of trying to make it on the residential side! (& in March I will be going on my trip to Vegas, which I can’t thank you enough for!) 👏🤝 -Jameela
