Dude! Not even a realtor but everything you say in the area of how to improve makes sense. As an elementary educator I think you actually make the realtors buisness quite understandable for the layman.

Hey Tom, love your speed brother. I wanted to get some insight coaching whatever is needed. In the South Miami area. Just wanted to see if you can recommend a decent brokerage that has most of the values you speak of and mention. I would definitely be open to coaching lessons 39 and I don’t have time to waste trying to reinvent the wheel.

Another great one Tom! Do you have opinions on certain sources to buy leads as being totally legit compared to others? There seems to be so much noise in that space currently. Do you have favorites?

Just returned from Summit. I had Team PTSD prior to attending. I came home with a great TFO coaching client asking to move her license to my office and a Virtual Listing Coordinator who wanted to join us. Putting their paperwork together now.

How do you have this much energy? I'm 23 and feel like sleeping all day I need some tips you're amazing!
@MontanaWeatherby6 жыл бұрын
Just found Tom videos and I have watched three in a row. They are great! I'm 22 and feel the exact same way you do. I believe the way to have energy like Tom is from being able to provide value to people and have them recognize, appreciate and give positive feedback back to Tom which maybe gives him that feel good feeling and fuels him up to produce more content and share his knowledge. Short answer it's like a healthy ego boost you get when people acknowledge and praise your actions. Its been 10 months since you commented this. How are things going?!

Tom, what advice do you have for a novice for someone who wants to sell or transition to selling commercial real estate?
@TomFerry7 жыл бұрын
#1 answer is selecting the right commercial brokerage to align with. #2 would be knowing your TAM? #3 Selecting a team or going solo?

Sorry but another question for you Tom!! Am I doomed to fail in residential real estate if I hate door knocking for prospects and open house invitations? I know that's a free or cheap way to prospect but the thought turns my stomach .

Thanks Tom, Had my first coaching session yesterday. It was really helpful. One question I can't get answered though is how do you find out the turn over rate of an area you are thinking about farming?
@CatalinaRealEstate7 жыл бұрын
Deborah Daniel your title company can help you with that
@katcherry73676 жыл бұрын
I'm sure you found this answer by now. In case someone else reads and needs to know: Take the # of sales in your farm area over a period of time ie:12 months and divide by # of homes in your farm =Turnover % Ex: 312 total homes, 18 sold (18÷312=5.77%)

I understand the need to generate leads - the problem is that if you have $1,000 in budget for them, and each lead costs you $40 and none of them wind up being quality leads - where does that leave you? The issue here is that people run smack dab into a wall because they are pitching money and not looking at any Return on Investment data, and not only do they work themselves back to Corporate America, but they work themselves back BROKE. So yeah - I get it - Lead Generation needed however, it needs to be explained that Quality Lead Generation is of the utmost importance rather than pitching cash an unproven "lead generation" companies who all proclaim to be the top lead generation company in America.
