I want to thank you for the wonderful and informative videos that you have posted about the current house buying market (2021). You were very helpful and instrumental while I was in the housing market. It was through your videos (and one other significant persons videos) that I was able to understand some important aspects about the home buying process. The 2021 housing market was very tough and tougher for a V.A. buyer. Your videos helped me to understand how to navigate in that difficult market. I learned many things by watching your videos and was a step ahead of my real estate agent with one or two issues. Thank you again. I just applied to DPA under 3 types, loan to be forgiven after 10 years of using the property as a primary residence, a Homebuyer Dream program which is a grant of $9,500 to $14,500, and there is also a NYS grant for people who are buying in rural areas.

Yes! The best first step to take for buying a house is to get pre-qualified! Different lenders may have different down payment assistance programs available. So I would recommend calling a few and asking about no downpayment options up front!

You can usually find out if you qualify within a few days of submitting an application. Then, the loan will take around 45 days to process and close before you will be able to move into your home!

That can be true! Right now, rates across all loan programs are historically low so regardless, if you buy within the next year or so, you are going to be able to get a much better rate than buyers previously.

Hey Joshua! TSAHC has DPA as well as their MCC (Mortgage Credit Certificate program) for first time home buyers. There are some lenders and realtors that just do not handle many buyers using DPA so they are not educated on the programs. I would go to www.tsahc.org/homebuyers-renters/homes-for-texas-heroes-program and look at their lender list for local lenders that can advise you best on what programs you qualify for! @@Sarah-rk5hz Most banks are going to be able to help you with the state programs the only reason they would not be able to would be if they have bank credit score minimums that are too high. You can always call and ask if they help buyers with down payment assistance. Also, yes, sometimes banks will offer their own down payment assistance programs and occasionally they can be combined with state programs that varies by bank!

Hey Leyla! This happens sometimes but I have seen buyers get through it so you are not alone! Not all banks and mortgage companies are going to request a proof of rent but most of the large banks will. What I would recommend you do is also start a loan application with a small and local mortgage company. Your credit score will not be penalized for "shopping" rates and fees from lenders. The smaller mortgage company will be able to provide you with a competitive interest rate and will most likely not need or will be willing to overlook the proof of rent in your situation! What if I have a good credit score, but I make less than my husband. And my husband has a low credit score yet he has the income, can I still apply for downpayment assistance? I have a credit score of 620s and my husband has 580s, but I make 15 an hour and he's at 20 an hour.

Most down payment programs are going to require you both to be on the loan since you are married. Taking into consideration both scores and both incomes, you would need to still be below the income limits and have the credit score to get the loan. I would recommend speaking with a lender in your area! Where are you looking to buy?
