At least you can use the old beam at the front as your temp support. Replacement beam and footers behind it. Given the hill, could be a cool time for helical piers. Pull the deck boards for access, blocking, straps, under deck drainage system, flashing, new composite materials and any adjustments for slope. Engineer to bless the load and soil stability wouldn't hurt. Homeowner needs to invest some money if they want to keep it.

There's a lot of issues with that deck. According to IRC deck footers can be below grade and the post can go into the ground to rest on the footer below grade, but, I NEVER EVER do this though.I would bet there is concrete down at the frost line about a foot thick, and about 2' of post on top of it below grade. I ALWAYS pour my footers no less than 36" to the frost line plus no less than 4" above grade so no water will wick up into the post. You're right about the hurricane clips, but it also needs pressure blocking above the beam, in between every joist, to prevent the joists from twisting under load. By the looks of it also, seems to be an awful lot of tributary area for the span of the beam in between the posts, and the span of the joists, not to mention the gazebo on top. That deck should have been flagged by the inspector like you said. What township is this in, so I don't have to worry about the inspectors being too picky? 🤣🤣

@@PHL_Brownstone I agree with the engineer on this one. I think that trying to save it is more work than demolishing it. Trying to work on that slope with the deck in place will be challenging and may not lead to good results. I'm, a commercial const super though so we have certain standards that we must maintain for public safety reasons. I just redid my deck at home because frost had heaved the concrete piles and lifted them 6 inches. Deck was in good shape though so I used screw piles down 22 feet to meet resistance. Then installed a new support beam and columns. Luckily it was a large upper deck so I had clearance for the small machine used to screw in the piles. Best of luck in whichever way you decide to proceed.

It has a roof built on a cantilever, not code complaint from the get-go. Tear it down, or walk away. I wouldn't touch that deck with a 10' pole.

I think at some point in the video you should have mentioned that gutters would have helped prevent all that rot. Not telling you what to do, just a suggestion. Otherwise I like the video.
