I think 7th apartment is the best! It’s such a cozy space🌟 8th is cool and I liked it, but bedroom space is so small! I would chose apartment 7🤍

I say apartment 7, it just really stood out and was really pretty and had a great surrounding space! and it was just so clean and nice! oh, I also loved apartment 3 just because it was so unique and the doors are gorgeous! no matter what I think you will find the right apartment! 😊🌷🌿

I would feel way more comfortable in the 7th one, because it looks very cosy, the building is really nice and more human scale. I don’t like very high floor. I also liked the 3rd one ! Anyway excited for you !!

Just a note that paying more than first and security up front is illegal. Legislation was passed in 2019 making it illegal for landlords to receive rent up front to protect tenants :)

This is no longer true. They did pass legislation banning broker’s fees, but the real estate lobby sued and the ban was overturned in 2020. Broker’s fees are still legal in NYC.

There’s a limit on tenants only being able to pay first and security up front, and not several months of rent to secure an apartment which was mentioned in the video and is illegal. There is no cap on brokers fees. I’m very familiar with NYC tenant laws and I am a native.

It can be a bit confusing though because typically they tell you how much the broker’s fee is in terms of the rent. I paid the equivalent of one month’s rent as the broker’s fee on my place so maybe she was just confused as to what they meant. I don’t see how tenants are being protected if you still have to pay a lot upfront

@@georgiasmith7615 it depends on what type of apartment you’re looking for. In NYC there are also “no fee apartments”. There is technically still a fee that’s “baked” into your rent. No fee apartments can be better for budgeting because you can more easily filter based on your budget. Renters can choose to look for “no fee” apartments instead of paying standard one months rent (15% of annual rent is typical right now), but competition is fierce for no fee apartments and many people are bidding over asking. The protection was that once you pay x months or a year up front tenants would lose all leverage if someone went wrong and would have to take their landlord to court to get their rent money back, which is lengthy and expensive. No landlord is just going to give a tenant back their money, and this can leave renters is really bad positions monetarily if they find they need to vacate an apartment if it becomes uninhabitable. You can legally withhold rent by putting it into escrow as a way to get a LL to make repairs. If a renter doesn’t have credit, they are sometimes better off subletting (many people will just confirm income) or paying a guarantor company than paying 4+ months rent up front.

I would love to take apartment 7th!! Nice lighting and cozy! The reason 8th is the second choice is due to stairs which might be a bit tiny for you guys for carrying big pieces of furniture.

1, 2 and 7 are all great. Worth the money to have enough space and light since you work from home. No need to rent office space or extra storage space, and think of all the money you'll save NOT spending workdays hanging in cafes LOL. I loved 3 because I'm a vintage nut, though!

For someone who commutes to work or school daily, proximity to the subway would be a "must have", but if you work primarily from home it's not as big an issue. I'd also want to have a reasonably-priced supermarket nearby.

As a long time New Yorker, NYC specifically, 30 plus years renter, i would say, most, if not almost all of NYC apartments do not have central air and in unit laundry, and for sure the very NYC typical apartments do not have laundry in the building, unless its new, condo or a co-op. its just a very NYC thing to carry your laundry down the block or the nearest laundromat. If you grew up and been renting in NYC for a good amount of time, you will most likely venture out of manhattan and get your money worth in other boroughs like Brooklyn and Queens and we get plenty of good lighting in our space out here.

I live in a north facing loft apartment similar to the last one and I'll say that I'm glad it's not south facing. During summer because heat travels upwards the apartment can get pretty hot and with direct sunlight it'll trap even more heat so AC cost sounds scary. I get really even bright light all through out the day since I have tall ceiling and windows and have been really happy overall. Just something you might want to note!

its not expensive if you know where to live. location is key but even being a bit farther in Queens is not a big deal, I'm still 20 min from the city and pay 1750 for a one bedroom that is huge!

I'm at the beginning of your video but I just wanted to comment about your must haves list. I've been in an apartment without central AC for a year and I think it is really manageable if you're able to afford and install additional window units. I never thought I could tolerate not having central air but it's no longer a must have for me. I'm in Cincinnati where the midwest weather can get extreme on occasion but it's mostly mild. Disclaimer: I'm from Florida originally so I can take a little heat!

i think you use zoom out feature for the video for touring of apartment, which made the apartment not to be seen in its actual sizing and shape, everytime you move, the focus of it moves and hence change the shape of the apartment

I think I liked 8 the best. But I would kind of do it like a studio and have my bed downstairs, maybe a murphy bed where its a couch when its up, then put an office upstairs.

In the UK you could be living on the poverty line and your place would still have a washing machine in the kitchen. So odd to sell a place without a basic necessity! The only time we have shared laundry is when we're in university accommodation.

Omg $4k for a 1 bedroom is insane. I pay $2550 for 730 sq ft in DC and it’s already considered a luxury apartment price point. Definitely need a roomie or bf if I ever make the move to nyc lol. Apt 7 & 8 are def better options.
