@@erikvanconover hey erik, I think you should put a beautiful stained glass sliding window in the extra space you asked for input on! the light expressed in that space would really make the statement in and through the stained glass window. it would also set a Peaceful, warm and open ambiance in the loft for guests, and behind it use that space for storage!

Erik. You have such an eye for beauty! Thank you for sharing....Concerning the Guest Bedroom--at the very least, get the air circulating with one of the Dyson cooling fans, which are visually discreet and quiet, as well as energy-efficient. You can keep it on a lower setting to keep the heat from building up. The energy consumption is low enough that the room need not be occupied when the unit does its work ...Why not put a small air conditioner in the crawl space on the other side of the "wall" in the bedroom? You could turn it on only when a guest is present. If the guest room gets cold in the Fall and Winter, you could use a Dyson unit that provides both cooling and heat in one unit, adjusted for the season.

As an interior designer, while the space is aesthetically pleasing, i can't help but notice how inefficient the space planning is!. A bathroom that small given how much free space the apartment still has. (And i'm guessing major renovations are possible since he built a new wall/glass windows) Not to mention how far it is from the walk in closet and the bedroom. Yes a kitchen island is possible, a rug under the dining table to define the space. Kitchen rule of triangle: the sink should be at the center in between the fridge and the stove (but im assuming it's already built in before he even moved in) for a more efficient use of the kitchen. I have a lot to say but overall a nice apartment. So much potential if only he hired the right professionals for it!

This is sooo much better than the last apartment. You can always expand and upgrade the bathroom and kitchen and add a closet to the bedroom but the layout is definitely a win!

You should look into sound dampening items, it sounds like your apartment has a bad echo, not that it ruined the video, but it would drive me crazy if I lived there. I would recommend more rugs, they are great at sound dampening, look nice and are soft on your feet. If you don't want to hide that nice floor then maybe some sound pads up on the wall

I love how these NYC apartment tours are actually a segway to "stuff". Besides showing off their apartment, they like to show off the stuff they've accumulated. We didn't get to see what was in the fridge and pantry. But, I have to say, I've never seen anyone more proud of a fountain pen. Thanks for including that in the apartment tour. By the way, that is some nice stuff. And a nice apartment. 👍

I really appreciate your sense of style and the confidence that you have in creating your space to your liking. About the loft space, I wouldn’t paint it. I think the white walls make your artwork pop and so does the darker trim and the lamp that you have up there. The wall you created was absolute genius; this might seem like over the top praise, but again I think it took a lot of confidence to manifest your vision. Very inspiring.

@@InTheNameOfLife1 It's just a total waste of money though to spend any money on a place you are renting, at the end of the term you either have to bring it with you which is a headache in itself, or put the time in to sell it, or leave it behind and cut your losses, ultimately increasing the value of a property for some random landlord that's rinsed you dry by rent already.

Loving the progress! I'd add more rugs throughout (especially at the entrance and between the kitchen and living room) - as well as shades or curtains. Some pearl white drapes for your bedroom window would be ace.

2 things... Hi Erik, FIT graduate (many moons ago)/Long Islander now in Reno. Definitely paint the trim of the loft sliders black to match the rest of the window trim and for the bathroom get rid of the shower doors and make it an open shower, slightly slanted floor with modern drain, fully tile whole bathroom, hanging sink and floater shelves! Woot!

Idea for the small area on the guest bedroom: Close it off with some kind of material that lets light pass through and make a sliding mini door with the same material so people can get in and out easly. Inside the area have a comfortable matress with blankets and shit and maybe a mini-fridge and some bookshelfs. This way it's a small hidden librabry. Maybe add some lighting and shit. I think it would be a nice place to chill

I like that rug in the living room!...I love the projectors. I have one in my living room and it's a game changer! You should put the mirror and the plant in your entry way it looks weird there. The artwork seems random, I understand why it's for sale. I think you find the right pieces they will stay. The loft bedroom looks fun! You should get some kind of cooling system for the upstairs. They sell many that use water and ice.
