Great initiative by SaudaGhar, please keep up the good work, I follow your channel and watch all videos regularly. Scenario:- Builder has promised Cover Car Parking at the time of booking, he has also mentioned Cover Car Parking with Parking Number, Parking Size and also attached Parking Layout highlighting Parking Number and Area in Agreement to Sale. Index II also has all these parking details. Question :- Do we still need to take Parking allotment letter from builder while taking Possession ?

Usually developers share your draft agreement and give time to verify the details. If they're not providing u must ask to get it.

You can get agreement proforma in rera site. But it's just for you to read out generic clauses and none of the developer change it.

Hello sir, You and your team is doing commendable job like always, which is enhancing people's knowledge in real estate sector. I have the question for same property which I had asked couple of months ago. 1.I have booked a 2bhk flat in kondhwa in Aug 2021 and project on RERA was 14 floors, builder had given commitment that they will start construction in 1-2 months but that hasn't started. 2. After discussing this with them for delay in construction they said, due to enhanced FSI they are creating the new plan for 30-32 floors and they need 6 months for all required approvals and sanction of new plan from PMC. 3. I agreed with them and waited for 6 months and when took follow up with them, they said still they have not received required approvals and they requested to wait for another 6-7 months. 4. Please note, this flat is in interest free scheme, so i have to pay my EMIs directly to builder so that I can save my money over interest. 5. Builder agree to return my paid money if i am not satisfied and not ready to wait further. 6. Please guide me shall I wait or shall start looking any other property. (but will need to pay interest in other property)

Sir I am planning to purchase a resale flat which is 5 yrs old, the flat is a na tp rera registered property but owner doesn't have completion certificate & Occupancy certificate but the nationalised banks are ready to given the loan on the property.So should I go forward to purchase the flat.!

Hi Sir, I am sorry but I differ here with your assumptions on people living in 1/2/3 BHK. I have seen families of 4 people staying in 1BHK flat and 2 member in 2/3 BHK flat. Most of the 1/2 BHK are given on a rent, where 3-4 bachelors stay in a 1 BHK. In my opinion society maintenance tax should be equally distributed among all the flats irrespective of the configuration. Because even carpet can be different in one configuration e.g. we can see 3bhk ranging from 820sqft to 1200sqft. Our requirement as per number of members is 2bhk but bought 3bhk because of WFH & extra room to work on my passion. Number of Bhk doesn't translate directly in number of members
