Very good advice Ginno! One size doesn't fit all is 100% correct just like the US isn't for everyone either. My 2 pet peaves in the Philippines is having access to my money in the US on a consistent basis and the way the medical system operates. As you know here in the US you just present your insurance card, maybe pay a co-pay and that's it. Not so in the Philippines. Some will accept your US health insurance and file on your behalf but most want. That's too unpredictable for me. That's the last thing I want to be concerned about especially in an emergency.

Thank you my friend. Yes; access to medical care specially in the provinces is unpredictable. You really have to do your research in the area where you decide to go and what medical care is available. During a medical emergency, is not the time to be figuring out your medical care. And revisit the hospitals that you checked at least every year. Because things change fast here. The hospital might take your insurance; then all of a sudden, they won't. I always tell people, must have a plan for their medical care in the Philippines. Take care my friend.

Good morning Ginno .. great video and so true .. The main reason for lease contracts is money .. an apartment or house that sits empty generates no income . a lease guarantees income and provides stability for the owner and renter .. commitment can sometimes be a difficult thing.

Good morning my friend. I just never liked signing a lease. I rather pay extra every month for rent; and not be locked into an apartment. I just like the freedom of being able to give my 30-day notice and moving. But, I understand the landlords want that sure income.

Hi guys, the Philippines is a great country and its people are the most friendly but Westerners believe that our way is always the best, so when we encounter dysfunctionality, we tend to want to change it. However, we fail to understand that we are guests in a foreign land and as such, we are the ones who must respect and adapt to their culture and ways of life if we choose to make it our new home. Life is adventure. Travel only if you are a flexible person. My gf wanted to travel to India. I didn’t want to be her travel companion since she would only shop at saks. That alone told me it would be very expensive traveling with her. Five star hotels. I like mingling with the locals so My budget was thrift stores and macys. She and I had a big laugh over that statement which she said was so true.

Yes; traveling is definitely more fun when you are a flexible person. I have relatives that are similar to your friend. They come to the Philippines and southeast Asia and stay at 5-star hotels only. I think they are missing out on the true beauty of the countries that they are visiting. Mingling with the locals and experiencing the local life even for just a bit. But, I understand, some people it's all about the convenience and luxury. Take care my friend.

Nice information again. I was concerned about the month-to-month renting since I'll be there in November. I can understand why you suggested that, but most landlords won't rent that way due to the unknown length the renter will stay there for guaranteed income. However, you drive a good point, not knowing if I'll like the place after issues crop up that might be annoying or a nuisance. How can I convey to the landlord that I'll like to rent for one month with the contingency of 6 months or more if I like the place. Is that something doable. I wouldn't want to rent for a year because I might want to move to a different part of town by then. (to find that perfect fit).

Thank you my friend. I think you have bargaining power as an expat. Landlords here know that expats will pay their rent on time. When I lived in an apartment in Kalibo for 4 years, my landlord used to tell me, I was her favorite tenant. Because I always paid on time. That's why she never asked me to sign a lease. I had neighbors that often times would be behind rent 2-3 months. Of course, depends on the area where you are moving. The high demand areas; the landlords have leverage. I would just offer the landlord more money each month for rent; in order for you not to sign a lease. Like if the landlord is asking 12k pesos; tell the landlord you are willing to pay 15k pesos a month but will not sign a lease. Always remember, everything is negotiable in the Philippines. Each tenant here can have a different deal with the landlord. There is not a fix price on anything; again everything is negotiable. You just have to find your leverage. Having a local friend that will help you negotiate is valuable. Take care my friend.
