Thanks for the advice. I have noticed that and will have future videos under 12 mins. I just didn’t want to make 2 parts to this video, had a lot to say and know people were not going to watch 2 parts of this video. They barely are watching this full video 😂. Clark, Open Door are being put through the ringer. They stupidly bought a home at 330k and tried to resale the home higher than any other home in the neighborhood, (377K) with no upgrades, no repairs, and no attention to the landscape. They had no offers and the house been on the market for 3 months. I played the a..hole and offered them 345K. The house has mega potential and even 345 is high for that neighborhood here in Charlotte NC. They would be stupid not to take it. With closing cost they would only make money from when they bought it with all the fees. They pretty much bought it at market value. Thinking about not doing it because, eh, why should I pay for their mistake?

Yea, they over brought in alot of areas and can barley make any profit. They were just buying houses to ramp up their inventory, just to flip and make profit at market value. However, they must not have good market analysts understanding the real estate at Opendoor. Which mainly comes from them not really being in the field and just being an ibuyer (investor buyer) and reading the Zillow data. I tell people one of the reasons people buy is location. So, if you are not local in the area you really don't understand what is really going on. Good, give them any offer that makes sense according to the local comps and see what happens. If they are not getting any offers they would be happy to unload the inventory. If they try to get you at full price ask for concessions.

Nobody forces anybody to sell their property on any specific platform. If someone can’t read and understand the terms of agreement and/or their rights, they have no business engaging in the act unless they hire an attorney to get them through the process. With Opendoor there is not a single step that sellers don’t agree to or forced to agree to sell on the platform
