Great video, nice to show a video comparing both. They really are not that different. It's nice to hop in and out of South Lake Nona area due to the dreaded traffic on Narcoossee approaching South Lake Nona at all hours. When we purchased we came very close to purchasing in LP. Once researched the area and noted the future highway, apartments, future developments I realized it was going to get very busy, hence the decision to purchase on the northern side. I look forward to future videos.

yesterday it took me 20 minutes to get to the new gators dockside! I think the cold and last shopping day of the year didnt help. But yes this area is getting dense which was the vision- I think luminary/boggy creek roads opening up to the town center is long overdue for traffic flow. thanks for watching and happy holidays!

The comparing and contrasting of these two areas was a cool idea! In my personal opinion, I prefer 32832 because it's more established than 32827 (obviously because it's older) but I just like more established areas. Also, the video style was nice kinda seemed like I was watching a vlog lol.

Yes you totally get what I was trying to show. Northlake park trees are beautiful compared to the clear-cut newer areas! Ben and I might film some more vlog style soon 😎

Justin thoughts on lake preserve community or 32824 zip area ? Not technically lake Nona but seems like a nice pocket not far from lake nona proper

Yep I sold a few homes in there- Meritage had some good floor plans and the lot sizes are better than laureate.. different schools but closer to the new town center (and i hear possibly a new target) than eagle creek distance wise Some parts of Wyndham lakes/ meadow woods are not so great. And airplanes ✈️ more often. But somerset park and lake preserve are both good neighborhoods

That area if you ask anyone will say it’s Lake Nona. 32832 is technically not lake Nona but the residents will say it is. Boggy creek St. Cloud Bvl Wyndham lakes meadows woods it’s all basically lake Nona corridor now 😂

🇺🇸 Hi Justin, Wow! I love your informative videos, however, this one stands out!!!!🎉 Those two zip codes is where I intend to buy, but waiting on the sidelines to buy, as I think market prices are “inflated”/ overpriced !!! (Military, recently retired from Japan). Probably will rent for about a year and stay closely monitoring the Orlando Housing Market🎉 🎃Any advice?

Thanks ED! I wanted to share some local knowledge and this vlog style has fun. I think prices are still correcting for “inferior” listings, but “quality” homes are still selling in 30 days or less when they are priced right and have unique features that buyers want. I think there will be some great inventory homes from builders by spring time. As well as more good listings and hopefully lower interest rates. Lots of VA buyers here- and appraisals shouldn’t be an issue with so many recent sale comps. Happy to chat further when you’re ready. Lots more knowledge to share!

I don’t have a crystal ball, however, here are some factors that I’m observing to see how they will play out: macroeconomics, geopolitics, midterm elections, inflation/recession, insurance companies bailing out, recent hurricane IAN (how it will affect surrounding areas?), etc. Spring is a nice season, and should see the rate of foreclosures increase by them. Only time will tell 🎃

@@Team.America yep ready for whatever climate comes our way. I dont forsee bank owned short sales en-mass. Motivated sellers? Yes. Builder incentives? yes. But bring at least $250-$300/sq foot for something nice in LN... talk soon :)

@@OrlandoPropertyAdvisor 🇺🇸 No problem, Justin. That’s exactly what I’m waiting for, I want to pay under $200 per sq ft. for something nice (then I know I’m getting a good deal). Most people doubt this, but I’m bold! Just like people thought back in January of this year that there wasn’t going to be a correction or housing market crash. Fast forward to NOV ‘22 and here we are! 🙂 I can wait, and I’m very very patient!!!

Make sure you disclose that Lake Nona has HORRIFIC airplane traffic and noise. TRULY BAD! Only losers would live where a airplane goes over your house every 15 minutes

Haha, frequent traffic over my place and I'm just south of the airport. Honestly though even that close it doesn't really bother me or maybe just in my subconscious from the sound perspective.
