I lived in Napperville for 25 years. Built 2 gorgeous homes there in that period of time. When we built the first one, Naperville still had that "small town" feel and was an incredible place to live. When we built the second one, we really upped the game. 6300 sq. feet on a gorgeous lot with a stream/creek running through the huge backyard. The builder I chose is likely still the largest (by volume) for the luxury segment. He builds incredible houses and lots of them. Sadly, the town leaders have chosen density over beauty and living in Naperville is now like living in Chicago. It's so congested and crowded everywhere you go, it's madness. We got out of there about 14 years ago. We still drive through Naperville once in a while. The amount of houses 4000 sq feet and up right on top of each other is puzzling. The lots are postage stamp sized with literally no backyards in many areas. Going out to dinner is like going to the city. Crowded, people are rude, and it's crazy expensive. I was so happy to get outta there words can't do it justice. It's perfect for those who like the hustle and bustle of the big city. For me, I moved out there to get away from all that. Naperville in the rear view mirror was ideal for my needs by the time we left.

You didn’t show the basement. Finished or not I’m curious how big it is.

I’m wanting to say off the top of my head that the basement is right at 2000 sq ft. It is finished already so a big plus for those looking to purchase the model itself or wanting to build with them as they will finish basements. Now that said, it wasn’t shown because as of now it’s used as office space for Overstreet staff.

Awesome, it's a great business but just be sure to keep your expectations in check, early on it's usually a struggle to get things going so if you aren't ready to be broke for a while, I wouldn't bother getting started, but if you can go through the struggle for a bit, it can be extremely lucrative and fulfilling!

This model is located in Naperville at Overstreet's community but the floor plan can be built in many areas on your own lot if needed.

What's the price?

The price is currently somewhere around 1.8 Million for the Model home as it is, however the starting price for the community is in the high 900's and this floor plan could definitely be adjusted to something much lower priced as the model has many customizations beyond the base floor plan and has a ton more in square footage as well as a finished basement that is currently used for the admin staff of Overstreet Builders. I forgot to mention this is the model but it is currently used as their sales center for the builder, so I think the price is a little bit elevated for that reason too, because it's the amount that would make it worth it to them to relocate the entire team to a new location.

I couldn't say for certain, as when it was first listed for sale a while back, it was listed quite a bit lower, but I know now it's available for around 1.8 million at least until they have finished the community and relocated their sales staff to a new location. I hope that helps :)

@@thejoshcherian It's only $1.8-2M because they don't feel the need to move out of the place... business has been good lately. It's a model home.. it's been utilized for a long time now. Also, NO back yard whatsoever, which kills this idea of paying $2M in the suburbs for no space. It's an attempt at a 'McMansion'....with some odd color choices and garage door windows that are the opposite of where they should be. But a nice master bathroom. Extremely overpriced .. because they are building in the community and don't want to move their offices. It'll plummet once they're done because the house, while above average large, is not worth even close to what they're asking. They were asking about $500K less... like a year ago...and THAT was pushing it.

I have visited.. the basement is finished... but it's been used as office space for a while. They did whatever they needed to do to be able to work out from the location. Not uncommon.. but there's nothing special about the basement itself. Most likely a reno.

Yeah it's a problem I'm working on, sadly when I recorded just about anything you see on my channel the topic of basements had never even came up, but I'm seeing it more and more now so I will be addressing this in future videos as often as I can. Also @EwingRossenbaum is spot on in this case, this is the model home for Overstreet but it's also their sales center so their staff are working out of the full basement which is very large, but covered in office equipment that makes viewing pretty useless anyways.

small flippin bedrooms!! what is with the small bedrooms in all these modern homes? I guess you don't spend much time in the bedroom if you have a cool house like this, but it drives me crazy. every room should be minimum 14x14 for million dollar homes.

Yeah I’m with you there on the privacy, but in my defense I would only build this floor plan myself on some land with no nearby neighbors. We actually love the large window modern contemporary design style, but me and my wife agree only if there is a large spacing between any neighbors to keep it private, I have heard of using protective film on the windows to make them more mirrored outside too which could be a great option to get around the issue.
