I would never buy a condo or homes in many of the HOA neighborhoods there since some fees are like $150-$400 a month. The hell with that. You never really own your home due to taxes, but now with HOAs owning you...F that. Also I think fed holds rates the same or even raise agian since inflation is still going up. Great video man!

As a Mortgage Underwriter in Denver here is my prediction: A repeat of the 2008 crash will never happen again. Buy if that’s what is right for you. Holding out for a 20% drop will only cause you to rent much longer than you need to.
