Penetrating damp is a common issue and can happen in properties of all ages. It happens when moisture from the exterior wall of a property moves to the interior wall.
Because bricks are porous, they soak up rainwater, which can lead to a wall becoming saturated. When this happens, the conditions are pertinent to penetrating damp.
This particular property has a large gable end that is exposed to the elements. And because the street is on a slight decline, when it rains, the rainwater runs to the base of the gable end.
There is a paved drainage channel next to the house, but unfortunately, following several years of neglect, the growth of vegetation is preventing the channel from doing its job adequately.
Instead, the rainwater is penetrating the brick and finding its way inside the property. This is not only damaging the interior walls but also the floors, causing the floor joists to rot.
So what's the solution for penetrating damp in this scenario?
Well, as John explains, we are tackling the damp issue in several ways.
𝟭. 𝗗𝗔𝗠𝗣 𝗥𝗢𝗗𝗦 - The interior walls have been drilled and injected with damp rods to prevent the penetrating damp rising up the walls. You can see how the damp proofing rods are installed in this video: bit.ly/damp_pr...
𝟮. 𝗧𝗔𝗡𝗞𝗜𝗡𝗚 𝗠𝗘𝗠𝗕𝗥𝗔𝗡𝗘 - Tanking membrane has been attached to the affected walls so that the penetrating damp cannot damage the new plasterboards.
𝟯. 𝗗𝗔𝗠𝗣 𝗣𝗥𝗢𝗢𝗙 𝗠𝗘𝗠𝗕𝗥𝗔𝗡𝗘 - The floor joists have been wrapped in damp proof membrane (DPM) so that the penetrating damp cannot attack the timber and cause it to rot.
Of course, these solutions will not prevent the penetrating damp.
As John alludes to in the video, this is a matter for the local council to help resolve because it is the current setup outside the property that is contributing to the damp problem.
These measures will, however, allow us to continue with the renovation of the property, without the damp issue impacting on progress.

Penetrating damp is often thought to be rising damp, but rising damp is very rare, if you build a test wall and put water around its base, damp doesn’t ‘rise’ very far at all. But obviously any wall below external ground level is going to get damp unless there is adequate room externally for evaporation. I think the best solution is to dig a trench externally and fill it with gravel to about 1ft below the bottom of the joist level. Even if you have a patio is running away from the house, I would still leave a trench full of gravel between patio and the house below joist level. At least that way, water next to the house under the ground level can evaporate through the gravel. Obviously still covering the ends of the joists is a must as they will still get damp when it rains, but water will not be trapped against the wall under a patio or in dense soil, it will simply evaporate up through the gravel. We seem to all cover up our gardens with paths and patios without any though for how nature naturally works, what the council have done there is nothing short of negligible with regards to putting those wall that close to someone’s house, anyone with an ounce of common sense can see that’s asking for trouble for the poor house owner.

in a earlier video you stripped the wall back which was hiding a light switch and plug socket which was battened,insulated,felt and plaster-boarded. you said it was wet. when you stick the new insulated plasterboard to the wall will that not get wet too? is there anything your going to be doing with the outside of the house to prevent water penetration like dry zone cream for masonry. im close to insulating my walls but not sure whether to batten fix. or foam stick

Hi there. Thanks for watching and for your comments 🙂👍 The plasterboard won't get wet because we've used a different type of insulation. The previous method wasn't breathable so the condensation build-up was causing the issues. Our method won't let this happen. We're not doing anything to the outside of the house as the owner is consulting with the Council to hopefully get this rectified.

on a side note, has inflation had an impact on building materials are they coming down? whats your workload; looking to start a project in Q1 2024.

Hi mate. Yes, inflation has had an impact. Hopefully, suppliers will reduce the costs of materials to make work more affordable. People can't afford to have done what they want to have done, unfortunately. Workload is slowing down as a result. Hi Jim. We're hoping that the local Council will sort the problem as it's their responsibility. Hopefully they'll install an ACO drain or similar suitable drainage channel to allow the rainwater to drain away rather than penetrate the brick. Thanks for watching, mate, we really appreciate it 🙂👍
