That's very generous of you and Kumar to leave that strip of land open for future access to the beach by others. Here in Rhode Island we have something similar, which we call rights of way that are owned by the towns. The State's constitution guarantees the public's access to the beach/ocean. Sadly, we have property owners, adjacent to these rights of way, who have encroached on some of these paths to the beach. Being beach front property here in the US, they are very expensive, so the owners believe they have the right to block people from walking near their property to access the beach front. They don't want the "riff raff" getting too close to them.

Good advice regarding buying land. Also check that part of your land isn't required as right of access. Our land actually stretches into the road, we live in a village, and had to give up 1.5 metres for right of way, so did the owner opposite so we have a 3 metre wide road.. The seller made up for it though by giving us 3 metres extra at the back. Also avoid "Rush Sale" signs, especially on land. Power On.

It is a seashore easement intended to ensure access to the water for navigation, recreation, fishing and public uses. It also serves as a buffer zone for safety for safety during high tides oe storms . Legal easement for seashore is measured 20 meters from mean tides (average of high tide and low tide. While eaaement area is subject to publuc use, the labdowner retains ownership of the property byt cannot block access or construct within the easement and cannot be titled.

Dudes! So generous of you guys to sacrifice part of your land to provide beach access. Common practice is to wait for somebody, maybe the govt, to purchase part of your land to provide a right of way for the public. Or they will charge a fee/toll for every person that passes through their land to go to the beach. On behalf of future generations of beachgoers, thank you kyle and kumar. Cheers! 🍻

@jameschristophercirujano6650 yes he does own it. It's just their choice not to build anything on it to provide access to the beach for the public. Like i explained it's not common what they did. Common practice is land owners would wait for someone, usually the govt, to buy a piece of their land for access. Another practice is charging the public access to the beach, like a toll/entrance fee. They just need to be vigilant that the owner of the land beside them doesn't encroach on that strip of land.

@@arizenzei He has the 'mohon'/border markings already, they can encroach all they want (I'm assuming the land has Torrens Title) they'll never be able to own it anyway, and if taken to court, will be liable to pay too. I get the toll fee, just that Cateel isn't that developed, so even if he restricts access, people will still find a way. However, this seeming gesture of kindness is kinda the norm in the provinces, people just let people pass through their lands in good faith. At least in Mindanao, that's the basic practice here, the only time you ask the government for right of way is if it's a legit road. At least -to my knowledge.

@@arizenzei yep. But if taken to Court, they'll be fcked. Well, knowing how cheap is the land in Cateel, why not just more of it. If you can't buy land in Luzon, just go to Mindanao, you can buy a hectare for 100k.

You are spot on about doing it slow....as my wife is building our house in CDO we have taken our time and she has done things on her own prior to hiring a contractor....now we are legal in our build and i am happy

Those prickly things are thorn balls from the amorseco plant... Those are a common sight in grassy areas. when you wear jeans or cotton pants you will really attract those things. 😀

Yes slice frying banana in half n wrap in balat like turon but before wrapping that banana top with peanut butter then wrap then fry….. Yummly turon enjoy ok❤❤❤

Your property there in Cateel is nice. For me, it's a vacation house and resort. You practically have a monopoly of the whole stretch of the beach. Take good care of that valuable beach house in Cateel.

Try to make it thick roof (coconut leaves) add some more layers. In Denmark they also use Thatch roof (same method) and they are almost 1 & 1/2 to 2 meters thick because of the snow and rain. This will insulate and it won’t feel too warm.

That’s true about owning properties in the Philippines. Buying and having a title on the property does not make you immune from fraud. Land grabbing is so common in the Philippines. It’s a smart move to be careful and having a lawyer with you when buying properties. Very nice piece of land.

I'm starting to understand why such a well-traveled vlogger like Kulas has picked Cateel. So many beautiful places to build a nice beach house in the Philippines. It's the long beautiful private beach and waves for the surfers. But most importantly trying to avoid the typhoons like Pepito that just totally devastated Dinadiawin in Luzon north of Baler. Kulas made a statement in this video alluding to the fact that it's safe in Mindanao. Just for the record he's in Eastern Mindanao which is totally different than Western Mindanao where the red flag area is and Elliot Eastman was abducted. If you're traveling to Western Mindanao it's best to have an escort through the department of tourism which I believe Kulas has mentioned before in prior vlogs.

Kulas please check with the Bureau Of Lands, DENR because after the lapse of so many years the aluvium ( also called accretion) can already be titled

It's always better to secure your property by fencing the whole area in accordance with the boundaries described in your TCT. You got that right about land ownership in the PH. Be careful also with landgrabbers who will just squat on your land if you're not using it. We were just dealing with pesky squatters in our own property. Put a fence and a no trespassing signage right away if you're buying land for investment.

4:08 here Mindanao we call it Emilda Grass. It hass pretty flower in flat wide area but seeds/fruit are annoying.😂 80s - 90s Childhood we play that seeds to throw and bully our friends and the war began.🤣 You can search that on KZbin and see it's beautiful flowers...❤

Yeah, you mentioned it in the past that the title is under Kumar's name. Then I noticed that it has expanded to the left side (the workers' barracks) then Kumar had a garden plot there, but the acquisition was not mentioned, just the boys fencing it

You are right Kulas. I'm a Pinoy. Our land 60 hectares was stolen from us when I was 5 y.o. My parents separated and the title of the land was stolen and doctored as what they called it in the Phil. So many bad people and good ones as well. It's heart breaking. Be careful of owning properties in the Phil. Good luck. If I was an adult that time, it could be prevented. My grandparents decided everything. My mother could'nt get it back even with a lawyer's help. 😢😢

Those sticky things are actually seeds of a weed/plant called BULONSIRI in Visayan being sticky is how they polinate and spread so fast.

Mohon, it's like a peg that determines the boundary between lands. That's good futuristic thinking, bai Kulas, at least you reserve that space for the Right of Way of people going to the beach. That ritual thing, like you pass through a smoke is what we called in bisaya as palina.

There are many terms with regards to land ownership near rivers or the beach. We have erosion, avulsion, accretion, and alluvium. Alluvium is not original land surveyed years ago but land from deposited sand from the beach. Meaning, your beach front is getting wider, what is sand now next to your lot will grow grass & plants, becoming soil later on. Maayo! In some areas, land owners are shocked that their property has shrunk because of erosion, hence many resort to seawalls and even reclamation. Dapat e update ang survey diha. Bah?

Alluvium is more of deposits of sediments from fresh water source and not sea water. As it’s water source is from sea, it is owned by The Philippine government. But we are in the Philippines anything goes. See our law below: What is alluvium or alluvion? It is the gradual deposit of sediment by natural action of a current of fresh water (not sea water), the original identity of the deposit being lost. Where is by sea water, it belongs to the State. (Government of Philippine Islands v. Cabangis, G.R. No. L-­‐28379, Mar. 27, 1929)

We built 6 "A" houses in Garibaldi 45 years ago, but the contractor showed us how by using 5 foot sidewalls saves enough money on the roof to install a mezzannie with sleeping area. Far better design for the same cost and more accommodation with the same footprint.

I'm a new subscriber, and very greatful to find your channel. What a spectacular place to live. This is my third video and am so impressed by your location. Paradise on earth indeed! I am Canadian, living in northern Ontario Canada, and by the way it's currently -17 degrees, that's below zero and have a few feet of snow, just fyi. I am heavily considering moving somewhere warmer to enjoy the warmth rather than the cold and snow here. I am not familiar with the culture in your location and don't mean to be disrespectful but am curious of the price of land per square metre. As I understand that's how land is sold by the square metre. So I would very much appretiate if you could share the cost at which you paid per square metre. I apologize if that's an appropriate question in your custom, just very curious, as from your drone footage there seems to be much land available. Love your channel, and plan on watching many more videos to get caught up on your transition and steps you made, as they seem to be the right choices. That thorny seed is the fruit of the imelda grass (imelda creeper, Tribulus terrestris). Introduced in 70s by then 1st lady Imelda Marcos to beautifu arid patches of lands in mindanao.
