Plots : Whenever we are talking about NCR so sirf Noida ka mat socho, Delhi- Gurgaon mai plots are very costly compare to flats. Uske baad uspe construction cost, overall bahut expensive padtha hai ghar banana. 2) Kabza hone ka humesha khatra rehta hai, aur boundary karana bhi koi sasta kaam nahi hai. Har city mai plots leasehold nahi hote! 3) Jo aap GNoida ke plots dekhate ho yaha toh din mai hi sannata pasra rehta hai...raat ka pata nahi kya hi hota hoga... offcourse apartment to apartment security vary karti hai but still bahut better hoti hai plots se. Generally bahut raunak hoti hai apartment mai. 4) Most of the apartments ki khud ki ya aas pass Local market hoti hai so koi issue nahi hota daily needs mai however most of the plotted locality mai local market door hi hoti hai. 5) Apratment mai aap thaat se rehte ho Swimming pool, Gym, banquet hall, Billiards, table tennis, kids play room, dunia bhar ki amenities... achi Lifestyle easily mil jati hai. Jab goa ka maja UP/NCR mai mil raha hai toh kyun na le 😁. 6) Fir flat mai aapko rental income first day se start ho sakti hai. Plot ke case mai aapko pehle construction karni padegi. 7) Flats mai 80-90% tak home loan mil jata hai. 8) Pehle zyadatar logo ki sarkari naukria hua karti thi ek baar ghus gaye so wahi se retire hoge, ab aap 1 saal kisi sher mai aur agle saal kisi dusre sher mai... Almost all the information you shared about is pretty accurate, however when it comes to the security part , I would say there are few societies that offer excellent security. Security alone can be a deciding factor as on an authority plots, security is solely your responsibility.

Bahut badia Chandel ji. Mujhe bhi yehi lagta hain lekin meri generation ke paas time nahi hain independent house construct karwane ka, labor/contractor se sir phodne ka. Independent house main bhi kuch issue mujhe lagte hain (main independent house main hi raheta hu), jaise ki park in sectors are not that well-maintained as apartment parks plus kuch facilities ke liye alag se jaana padta hain jaise swimming pool etc. and baccho ko safe zone nahi milta. Apartment main gadia kam hoti hain and security check karti hain. So, I agree with your logic but flats ki taraf bhi kuch + points hain, chahe negatives jyada ku na ho.

Obviously everyone thinks about having an independent house.. but not everyone can afford it.. hence the flats atleast provide a house in affordable range.. the people living in the apartments are also of the same financial and social status generally so that’s another advantage.. One can get a good flat in 50 or 60 lacs in a good society and live among decent people.. but nothing of that sort is possible with a plot.. the quality of the locality and the social status of the people around u and the amenities.. everything will have to be compromised..

1) The rates quoted here are not true.. 2) Gated Security in Gr Noida authority sectors is a joke. No guard bothers to check who is entering, who is exiting. CCTV cameras were installed but that is like postmortem and not prevention 3) Most of the sectors are not yet habitable and you will find only labor occupying these plots. Do you want to give this environment to your growing children? 4) Yes, Gr Noida is beautiful and very green but parks within the sectors are not maintained properly 5) The problem of stray dogs and cows / cow dung remains 6) A decent location 200 sqmt plot is currently costing 1-1.2Cr plus cost of building 2 floors is 70 lakhs. If you have Rs 1.9 crores, why will you come so far at a place where there is no security, stray dogs and labor gentry? 7) I feel, there will be a lot of loneliness in a villa than in a society 8) In most sectors which I believed were in my range, there were no basic amenities nearby and you will have to depend on "own" vehicle for anything and everything. 9) Yes, the value of flat may decrease and villa may increase with time but I think we should keep "investment" and "quality of life" as separate goals. 10) Night life in Greater Noida is Nil. 11) Parking is going to be a big issue in upcoming times as 9m roads within sectors are not enough

Very good information. But I still decided to go with apartment in a society. Reason being very small family of 2-4 people is better off in apartment complex than individual plot. Also I lived in this colony for past 3 years and mostly happy with RWA and security. There isn't a good quality gym and swimming pool but location is good. It's an old colony but then market, house help, many other parameters are well established. Plus I got a good deal in low rise. I see limited low rises in Greater Noida. Also buying a plot and getting it finished was tedious task plus locations of plot in my budget were not suitable. I hope my decision is a good one. Only time will tell.

@@AmitSinghIndia no i am not talking about colony vs flat. I am talking about location vs prices. There are plots available in nearby location where I am staying (I am in apartment complex society) . I like this location but equivalent plot land outside my colony is much more expensive. And the plot land in my budget is located farther away like 5-8 kms. Only 40-50% plots have been filled in there. So location, security, amenities, budget do play a big role in decision making. In my opinion, big combined families are better suited for individual plot. And smaller families are better suited for apartment complex.

5 6 saal m hi sbhi societies ki buildings ka haal bdhaal h to 15 20 saal bad in buildings ka kya hi hoga.....flat is total waste of money 💰...
