No buyer fatigue is from prices being too high. Its not the interest rates.

People finally started to smarten up. The number one reason why they kept rising and stayed as high as they are is the stupid people blindly pay the prices. When that happens, of course people are going to charge what they charge. I'm glad buyers are finally choosing to say screw it and just rent at this point. When rent is cheaper than a mortgage, it makes sense. And when people rent, theres nobody to over pay for these houses. I hope people lose their ass.

I say it's both, Overpriced homes and high interest rates. Interest rates are making it harder for people to qualify.

Inflation wont come under control until government spending slows down. Mortgage rates are based on the 10 year yield which is affected by inflation. Even if the fed cuts the federal funds rate (short end of the curve), mortgage rates won't come down. Now if the fed bought up treasuries or MBS that would be a whole different story.

"Buyers Market in Phoenix?"- you're either desperate for viewers with click bate or a realtor trying to sell overpriced stucco shacks in the desert.
