The time has finally arrived in our derelict Irish stone farmhouse renovation project where we need to get everything ready for the electrician's arrival.
Our renovation so far has seen us remove and replace the joists in both the kitchen and living room as well as removing the ceilings in the bedrooms and laying OSB flooring all at the same time as living in the house, off grid, while the renovations happen, and with no previous experience of property renovation, doing all of this ourselves has come with it's own challenges.

Winters can be harsh. I hate to see all of your tools out in the elements. Could you bring them back into the living room until you sort out the water problem? I’m afraid that’s not going to be an easy fix& tools are so expensive. Taken care of they can last a long time. I’m so amazed with your progress so far. I’m almost caught up ✌️💚♥️🎄

Well done for getting there with videos and also a massive thank you for watching them all, we really appreciate it! ❤️ Most, if not all of the power tools are off the ground, so fingers crossed they should be fine but I have dug a little trench through the outbuilding and so far it seems to be working at keeping the floor dry now which is great. ❤️😘

You both are working your socks off. Brilliant progress made week by week. The fire is so special now that the frost has arrived. You should be able to pick old furniture easy enough. I know my niece and nephew had a job with their late Mum's .The house is so cosy and homily now.,when you get furniture in I am sure it will be the home you wanted. God bless and take care xx

Thank you! It’s sometimes a very slow process but we are finally starting to see it become our home, which is blooming lovely! I’ve been scouring Facebook marketplace and donedeal for ideas for furniture and I have my Pinterest board set up for the house and keeping an eye out for how we might like it to eventually look and it’s really nice to start thinking about things like that as well.

Oh it make life so much normal once we have the electric working properly. So very excited for it to connected properly. You’re absolutely right, I have never heard of Zebo, but I will have a Google! That’s very kind, when Ben is in Worcester next maybe he can pick it up then. Thank you Carol! 😘 xx

Haha yes! I bet whoever did it was never allowed to live it down! I’ve kept all the switches and the old electric meter too! Obviously can’t re use them but I would love to have replica switches. There’s a great online shop…Victorian emporium I think it’s called, that does some amazing modern standards switches! Quite expensive, so I may look elsewhere but if you want a daydream, it’s definitely worth a look!

I have been watching all your videos from start to finish, starting with the oldest . I have watched 61 so far and you two could win a contest for how good you work together. Very few Women could keep up with Dawn , Ben is a great worker also. The progress is amazing and I am loving the fireplaces.

Well blooming done with getting that far! There’s quite a few to get through lol We do work really well together, we have our moments of not so here and there but mostly it’s really easy and enjoyable doing it all together. Makes each job go a bit quicker too! 😂 The fireplaces are beautiful aren’t they? 🥰

over here at the in the USA. we have to get a roof on things the first thing because if you don’t, it ruins all the work that you do in between leaks can absolutely take a house away from you by bits and pieces all of the work cleaning and picking up and making things nice gets ruined with leaks in the roofs. we enjoy your videos. That was one of the first things we had done when we came over before moving here properly. A lovely man came and patched up the roof for us to stop all of the leaks. We still have a few bits to address but so far no serious leaks and the roof is pretty good. 😊

Those open fireboxes make me nervous how shallow they are and the way the wood hangs out there! And we heat with wood (a wood stove), so I guess I'm just not used to seeing that style of fireplace.

They were common place when we were kids and I would imagine all there was at one point in time. Seeing an open fire with logs burning in a pub is a welcoming pull, even today.

you need to get a ton off coal and turf now. just buying little bags of logs you have would break a millionaire. coming weeks you will need those fires lit day and night. these house are built straight up from the bedrock no foundations and its all about keeping the central warm warm from a constant fire during the winter. its giving frost all week. you have done a great job getting those floors in, fair play to you. the back needs a scrape with the mini digger and some 804 putting asap because you will soon get sick off that mud and dragging it inside.

That's the next job on the list after getting the shower in because you are right, we are sick of the mud front and back as we're having trouble parking the car anywhere. I said to someone else that luckily, when the esb put the pole in, they poured so much concrete in that it's been really helpful in getting the car on and off! 😆 We're very quickly learning that it's quite expensive to buy logs and coal, the way we are buying it. So we need to look into that. Thank you for the advice with the stone for the land around the house 😊

its a big change if you,ve come from ahouse in town in uk with gas central heating etc. there,s lot off getting used to living out in the stick in very old house. local knowledge is key in getting supplies luckily your near the border so nip over for coal etc. if you need any advice dont hesitate to ask.@@thecornerhouseproject

We’re still undecided with the electrical boxes…they may possible end up surface but with the replica Bakelite switches to keep it looking old and traditional, but with modern convenience! I’ve been scouring Facebook marketplace and all the secondhand websites for a front door…but of late I am wondering it we might even be able to repair the existing front door, most of it is pretty solid wood and the frame work is good. So we will have a look at that when the weather is a bit kinder and see what we can do with it.

Thank you once again for the fire footage!!! 😂😂😂 i would let the paint come off then black lead it, someone else commented on using zepo !! And Ben i am a bit of a pyromaniac, have been since nearly burning down my grandads house as a boy.!!!

@thecornerhouseproject you would get zepo in any fireplace, or wood burner shop. And definitely on line .oh and my granny used to put a an old soup or beans tin can in the fire ,it heated up gave off heat and saved on fuel.!!! They did this during the hard times !!!!

Surely the ground outside was lower, or at the same level as the flagstones in the outbuildings. I doubt they would have had to fight the flooding from the time they built.

Yes I think that's what the level of the land should be. It made sense in my mind that it would be at the very least the same level as the flagstones. I think maybe when the tarmac road was put in it got raised to the level it is now.

Yes, they definitely knew their land well when these old houses were built. We are on a huge rock, I had a look on the geohive maps before we bought this place. Love looking at all the maps there are for various things.

I'm a electrician, so have many stories. Here in South Africa we are called 'wire pullers' in Afrikaans 'draad trekkers'. Glad you are using a qualified person, it's not worth the risk trying to tackle the whole house on your own. 👍

Ben probably would have been able to do it, but I feel much better knowing someone qualified did it lol. Nothing against Ben, I’m just a worrier about things like that! Ooh and in Ireland it has to be someone qualified with a safety certificate sent on to the electricity board before they will connect anyway. Better to be safe than sorry!

You guys need to put in a lot of French drains around your place eventually to help with drainage. Maybe that will help!

Yes, that is next on the list after getting the shower and hot water finally indoors! It’s getting a little chilly showering outdoors now! As soon as that is sorted the land around the house will be our focus, looking forward to not traipsing through all the mud!

You will be able to find some amazing Irish antique furniture for very little cost over there when the time comes, you are in the very best place where thats concerned. As for the progress, I think that you are doing really well, hats off to you both. It's such a beautiful house and although it's going to take a long time it will be stunning when finished. I'm with you all the way.

Ooh yes I'm sooo excited to be able to get to a point where we can start buying bits and pieces of furniture. Got my Pinterest board started already lol also donedeal is great for seeing what's about. We also managed to save a couple of bits of furniture from the house that hadn't succumbed to the woodworm and the damp which was good. Thank you so much for your kind words! It is a beautiful house and we hope to do it the justice it deserves, it could a while but we'll get there eventually 😉 😊

Glad to see the electrician actually came! I bet you were thrilled to bits to have electricity finally…maybe not the bills that come with it. I am not looking forward to moving stuff into the small storage barn…you two make it look so easy having to move things to get stuff done. Dawn I’m not sure much Christmas decorating is expected in either yours or my house this year. Is your son as handy as you two are? We lucked out that our son worked on a farm and then a door insulation company. The skills he picked up there has worked in our favor…well at least less KZbin instructional videos to watch over and over.

Very very pleased with the electrician finally getting here! Still no electric, sadly. Electrician told us it could be 8 weeks before actual connection 😔 which, if that is the case, we could be looking at after Christmas now. We’re just hoping it happens before that, because it’s quite tiresome listening to the generator going all of the time and pretty obnoxious for all the people surrounding where we live 😞 Ben is a massive Christmas fan, so we will definitely have some decorations up, I was hoping to maybe get away with putting up just the tree…..not sure that will happen with Ben around! 😂 That is one of my biggest frustrations…..moving and moving again all of the stuff! Seems like such a waste of time and effort, especially when you have to do it multiple times! I think the son could be, but not sure if he would like to be! 😉🤣

😂 Ben always does the editing. Confuses me trying to do that….we’d end up with no videos or videos with a length of 2 or 3 seconds! 🤣 There’s most definitely a lot of work that doesn’t make the cut!

Getting to look great as the more you are doing and getting it in shape. Yes front door with gaps and high volumes of water , air and critters getting in . Hopefully some insulation be fitted soon to lessen the cold. Very impressed seeing what your doing as novices and a fantastic job it is becoming.

Thanks Simon, that's very much appreciated! Spot on with the air and critters! We do have a racoon draught excluder though and he does a great job with the draught....not so much the water! Haha! Yep insulation going in too...starting to feel a little less brrr in here now! It really is starting to get there now...Still a very long way to go but little by little we can see how it will turn into our home! It's already starting to feel more like a home and less like a building site! 🥰

For a temporary quick fix - spray a layer of foam across the front door threshold (on the outside) to keep the water out. screw boards across the bottom of the door on both sides so they are screwed together - it will look like a kick plate. That will keep the draft out. Scrape as far down as you can in the ground around the front step and fill it with gravel. Your front lawn is lower than the road so this will be a problem until you can get drainage in place. The answer may be to actually raise the ground level at the front door and slope it (grade it) down to the road. Make sure that all around the house as far down as you can go is filled with gravel then raise the ground sloping away from the house same with the outbuildings. You are both doing great! You must be so excited to see your son. What part of Canada was he in?

We bloody love that idea of the spray foam for the door threshold! So, I say again…come and move in with us lol you have soo many amazing ideas! Also interesting idea with raising the ground level. That could work too. Definitely need to do something about the drainage sooner rather than later. It’s our next thing after getting the hot water and shower inside. We must always seem like we are doing things in the wrong order at times, but it is so difficult living here and needing certain basics before doing the important things. Really looking forward to next year and being able to get cracking on everything with all the basic living needs already sorted. It’s going to be great! Ohh yes so excited to see him! He’s been in Ontario, specifically Richmond.😊

@@thecornerhouseproject I live in Toronto, Ontario - seriously tempted to pack my bags lol I'm primary carer for my aging mother so I live vicariously through the both of you. OMG you are still showering outside - your son will love that ROFL Basic living needs are important above all else - you are not doing things in the wrong order. Necessity is the mother of invention and I have at times necessarily had to invent solutions in the moment. like when a tree branch came in through a window during a tornado - love that spray foam!! I nailed a piece of board over the opening and sprayed foam around the edges until I could get it repaired. Gosh that was 30 years ago. To remove mildew and mould from the walls spray them down with a solution of rubbing alcohol and warm water 50/50 this kills mould spores. Scrape off any loose paint or plaster with a stiff broom or wire brush and then wash the walls down to remove any remaining spores. you can then repair the plaster and paint the walls. Works much better than bleach and better for the environment (birds etc.) I've been paying attention when you walk around the outside of the house. The places where the render outside has come off and places where the render is "blown" loose from the stone is where your damp mildew spots are on the walls inside. You need to fix the outside before you fix the inside walls or you will have damp come through and ruin your painted walls. The worst spot seems to be adjacent to the galvanized water tank - temp difference between tank and wall and tank blocking air flow and sun to the wall. I suspect the render and pointing behind the tank is in bad shape. This means taking off the loose render, wire brushing the stone, repointing and new lime render to protect the pointing from the weather. every year or two (depending on amount of rain) you will need to lime wash the outside to protect the lime render from the weather. This work cannot be done before March or after October as it is too cold to cure. 90 days for a full cure for most mortar.

You can live as vicariously through us as much as you like because we have learnt so many new things from you and for that we thank you! Yep still showering outside! But…..Ben, today got the pipe though the wall! Which means hopefully soon we can get to getting the shower installed into the bathroom! Can’t wait to be honest..to not have to dash half naked outside into the garden in the cold, dark and rain will be bloody lovely! 🤣 I will have a go with rubbing alcohol because I’m not keen on having lots of chemicals especially now we have the cats. You’re absolutely right with the render behind the water tower…it is pretty non existent and hopefully soonish we will be getting rid of the galv water tank and using just the ibcs’ so then we will also take down the block tower as well. Must admit I am very much looking forward to that coming down and getting the wall repointed behind there. So frustrating that it can’t be done before March as I’m chomping at the bit to get started on the outbuilding repairs so that we can then get a roof back on! lol but in the same note…I am sooo very much looking forward to next year and all that it will bring for getting the outside of the house back into shape!

Glad the plan came through at the end of the day, and all that pre-thinking about locations and the quantity of sockets has proven valuable, once the power goes live you will come to appreciate all the hard work. Good idea re the wood battens as makes it easier to bury the conduit as Dawn is doing her magic skimming and lime washing wall by wall. Definitely think maybe time to see if can acquire neighbours excavator and get some trenching done to direct water flows to the roadside away from the outbuildings, as sure you have the seen on KZbin even a ditch of a few inches is like nectar to bees and water will always go for the easiest routing. Still waiting at the moment but fingers crossed not much longer....we shall see! Lol But yes, really looking forward to the plastering and skimming! Yes, drainage is most definitely next on the list as is scraping the land immediately around the house. Sooo muddy we have a job to park the car anywhere! It's strategically parked front wheels on the mass of concrete the electric pole was held in with! Every cloud has a silver lining!

Great vid, I feel your pain with the stone walls sds and small drill bit is the ay to go, I like 6mm sds bit and concrete screws into the stones! Great to get the -slave labour- kids on board as extra help :) I think you did the right thing selling the furniture, we've dragged our stuff all over the world, sometimes I wish we were starting fresh!

Yeah we did contemplate bringing it all with us but 1. It would have cost sooo much more to bring it with us (removal costs) and 2. The storage costs of it all! And 3. Far too modern for this house lol. Easier to just sell it on. Haha yes he will definitely be dragged into the team of workers! Haha Thanks for the tip on the drill bit size! It’s going to be needed many times I would think. The next thing to do is try and get pipe work through the walls for doing the shower 🫣😬🤯

@@thecornerhouseproject small drill bit is a lot easier to go thru and you do enough you can cause a weakness that a sds chisel can knock thru. Not useless yet on KZbin has done similar a few times in a lovely old Italian stone building but his are over 1m thick so I count out blessings 🤣 or it could be easier to get a Kangol and dog a big hole and fill it back up ¯\_(ツ)_/¯

Ok my husband said to put in a french drain and cut the earth away from ur door..Then on ur bottom floors but a vapor barrier down then lay ur floor joist and u can run ur plumbing between ur floor joist then put a sub floor down then put foam board insulation then another sub floor down then ur floor will be insulated then ur tounge and groove if thats what u use..But he said ur floors in the downstairs the concrete looks like it was laid to thin.. But this way ur floor has the thick vapor barrier the plumbing between joist then floor is insulated i hope this helps 😊

That's very helpful thank you to you and your husband. We did wonder about putting a subfloor in at some point because it's quite cold on the concrete floors. The floor in the living room started out life as floorboards according to the lady who lived here as a child but then it rotted and was replaced with concrete. The air bricks can be seen outside still although they do disappear when the grass grows too much, not that there's much grass growing at present! Lol Thank you again for the advice and for taking the time to type it all out 🙂

I would fix the roof first and then continue to work. Waterdamage on the fresh floors, ceilings etc. would be frustrating so much!!

Good idea to use the wood for the wiring etc. Then at a later date you can decide if you want to recess it etc. You can just remove wood and work away at recessing, if that's what you decide to do. TV licence guys will be after you soon, now that you mentioned you have a tv lol

Exactly that! We were really undecided on what we wanted to do with it and like we said, nowhere near to making a decision and the electrician mentioned that we thought he was taking the proverbial...but...it's a great idea and we barely notice it now we have gotten used to it! Lol. Oh no! Shhh...I'm sure I never mentioned that word! Can't imagine wanting to go back to watching after 6 months nearly of not watching. Don't miss it in the slightest. Which is quite weird to me 😄 🤣

@bwitched3810 Hello Sandy 👋 ☺️ yeah we're all good here thanks...hurt my back a little but trucking on! Admittedly at a much slower rate 😄 🤣 Definitely looking forward to all the things to come. Especially being able to do a little on the land now that summer is over and everything has died back a bit. The house is starting to feel like a home now as well so that's bloody lovely 😍

At least where you are you get bbc utv ,ch 4 ,5 etc overspill from NI. Im in 2 channel land here rte1&2 Havent had tv on since about easter.

All holes have now gone, which is nice. So we’re as watertight as we can be with a 100 year old roof 😂

No, you’re not wrong we’ve had a few holes here and there. All are patched up now for the coming winter and come next year we will sort the roof properly. For now it’s really good though so we’re pleased with that lol. No more buckets dotted around the rooms! 😂

Yes you’re absolutely right, would love one of those and we did look at getting one but the local hire place didn’t have any ex hire ones and a new one would have been quite expensive but we have since bought some ex hire non aluminium scaffolding for work that we do outside and I was wondering when I woke up this morning actually if we could use that indoors too. It has wheels on that but maybe too heavy to drag around indoors?
