No matter how you slice and dice it, 118M (almost 2.5M USD) for a townhouse, is egregiously overpriced. This is not even in an affluent village like Forbes, Dasma, Ayala Alabang, Greenhills, or even Valle Verde. This is just in New Manila. Even a mansion in Sherman Oaks California is costs less than this. A really big house in Hollywood Hills on a >1000 sqm lot is also less than 4M USD. Even 2M in Manhattan will would already buy you a very very nice apartment already. Not just a studio as someone said here (Jo-A naman lol). You can already buy five 24M condos for the listing price of this townhouse, which doesn't even have a full pool area. Don't get me wrong, the design is nice buy In my opinion, unless there is really something in this location that compels you to buy here, you're much better off elsewhere.

You’re probably not the market for this property. Some rich families would want to live next to each other and I presume that’s the target market of the developers. And New Manila is not a “just” location. It may not have the same ring to Dasma, Forbes, etc., but the market value of properties in New Manila is nothing to laugh at. Also, it’s nonsense to compare values of properties in the US if you’re not even living there.

If you have P118M x 2 (at least) to spend on neighboring townhouses, you'd probably have enough to spend on a smaller lot but more private compound. This does not seem to be a good option unless resell-ability of individual units is a concern.

If I had to nitpick on the editing: the background music is nice to build excitement (hence, it's a perfect track to put at key parts of the video where there's a montage like the intro and end). Ok na actually yung editing nyo noon that you won't put music over when Julia actually showcases the house na, para may focus on what she says and the house. The lack of background music actually made your videos feel like something from Architectural Digest. If you had to put music, sguro not something EDM or house trap. (like the one you're using). Something not too distracting especially when Julia talks na. I've always thought it'd be neat if you guys could explore a video presentation like from AD or MTV Crib style.

Wait, to get to the aux. kitchen in the basement, you have to pass by the dining room, then the living room, to either take the elevator or the stairs? I dont mind the aux. kitchen being downstairs, but it should be easily accessible from the main kitchen. It also feels uncomfortable to use the water closet and shower in the powder room because of the floor-to-ceiling glass walls.

I love love this house. Not on my budget for sure but I love the layout, the interior design the quality of the materials and fixture. Of course the price isn’t affordable for me. Anyway just watch this episode on TV and I would like to comment on the background music. It is loud and distracting, it overwhelmed Julia’s voice, even difficult to understand some of Julia’s explanation or description on important detail.

These house tours on properties being shown on KZbin are one of the reasons property prices in Manila have become much more expensive and unaffordable. The developers think that because they can showcase their properties in KZbin equates to wider market reach that they can command skyrocketing prices.

Personally, I don't think it's a big factor. Digital or online platforms have made advertisement of properties easier, but I don't think it's a significant driver of prices. Rather, I believe it can be attributed more to inflation and the gradual progression of scarcity in places with high demand (after all, new land isn't being generated but the population keeps increasing). We're looking for a property to buy too, and we usually look up properties on FB Marketplace, where there is a huge selection ranging from dirt cheap "sanla tira" to really expensive stuff. The latter is relatively uncommon, I guess that's for channels like this. Curiously, I've seen Pacquiao's Forbes mansion being sold on FB Marketplace for 1 billion and I'm not exactly sure why, after all it isn't the platform to sell extremely expensive property. I guess free advertising won't hurt. In short, for more affordable properties (sub- 10 to 15 million) FB Marketplace is the place to go to.

Pretty sure these prices are there regardless of being showcased on KZbin. It's like saying if Lamborghini lets people review their cars, they can command higher prices. 99.9% of people watching probably can't even afford the car, and its the same with these high end properties. Presello uses their videos as part of the marketing as a real estate brokerage company. These prices have always been there (and continually rise as Metro Manila continues to cramp up), just not as exposed to most people. There are still many listings for properties over P80 million on places like lamudi, dotproperty, and property24 that don't have videos featuring the property. They of course lose to these ones featured.
