We're back to Batu Kawan, that upcoming Satellite city of Penang again and it's so cool to have the opportunity to document this entire process. Being part of their Utropolis masterplan, Sinaran will be their latest addition.
What's mind blowing to me is the sales status for their earlier projects. From Utropolis Utama, Suasana, the first block of Sinaran are very well received by the market. It's so encouraging to see that people are looking forward to the development of the entire masterplan. But I really appreciate the fact that the developer actually collects feedback constantly and they'll improve on their product design. The unit we visited was an improvised version from a dual-key product.
Sinaran is a mixed development that consists of shop offices and residences, so by nature it will be very convenient for the residents. Also, it's sandwiched between the Vervea commercial center, Design Village Outlet, Utama retail and offices. All are within a 5 minute walking distance *I personally walked myself.
However, I find the unit layout kinda weird. The linear yard space are pretty hard to work with, and that extra en-suite with full transparent wall is just too bold. Those does not affect the practicality of having that extra bedroom and bathroom but it's a personal preference thing. Also, be mindful on the leasehold commercial land title. It's pretty common for properties in KL, but investors in this region are very particular about the land tenure.
