When property noma started, they had genuine prices. With time it keeps increasing and increasing. It's now the same price or more with precast!

The price of panels has relativley remained the same at Ksh 2400 for a single 3m panel. However, finishing materials, cement, and steel has really skyrocketed over the years. If you're ready to build, the best time is always now. You'll always pay more in the future.

I think the issue of comparing is done even at your previous coverages. What would make difference is issue of insulation and condition resistance. What is the level of moisture resistant of precast panels? heat/cold insulation? sound proofing? Whats the panel condition in terms of rehabilitation, if i drill nail and remove it, does it usable for another drill or it cant be used ?

Thanks for this, but why would your foreman need 10 fundis plus casuals for that small project? I think 2 fundis max plus casual labourers would have been enough.

The client was on a time deadline, so more fundis and casuals reduced the construction time while increasing his labour costs. Eventually, he had to lower his finishing budget to remain within the initial ksh 4.5M budget

Why does it appear expensive especially with Precast..The guy says that for precast it costs 4.5 million yet with 4 million I have seen 47 investments do a very standard stone house with only 4 million.

I actually agree with you, i have been following up on these precast houses and to be honest there is nothing like using precast is cheaper than machine cut stones...in almost all the videos i have watched a standard 3 bdrm ranges from 4m and above...47 investments, mjengo flix have built standard 3 bdrm houses with same amount...theres no way am convinced with this precast thing maybe only on the timeline used to finish up on the project

another great video, thank you. I am feeling a bit confused though as to why the client would sacrifice the finishings for stone block. I understand about preference but if it would have been cheaper for both material and labor to use precast then why would the client choose more expensive blocks that also make the labor and wall finishings more expensive. if the quality is the same but the finishing is not as nice why would they choose it? I feel as if there is some lack of transparency in this video. Why would you pay more for a lower standard house? Is there something I am not understanding?

He chose stone blocks because he thought they were more durable than precast. The client changed to stone blocks at the last minute, so the contractor had to oblige with the client's wishes.

feel the same way ,this guys are only marketing for precast which is too expensive ,compared to machines cut stones 10 funds n 10 helpers doesn't even make any sense unless they are placing 1 block in an hour .The only expenses is cement for plastering n a little bit labor cost .

Most people are just used to stone walls. It's our default setting and not very easy to change. Which is still okay.

There is no way that house needed 10 fundis and 20 casual labour's. 4 fundis and six casual will have that house up in 3 days .

Let's do the math. How many blocks does the house need? How many can a good fundi do in a day? How much mortar is needed? How much mixing is needed? How many people do you need to bring blocks and mortar closer to 10 fundis?

Lets say when digging trenches for foundations and koroga, but still 10 or 20 fundis in a day plus helpers is just but RIDICULOUS and for lack of proper word Exagerated. Too much Cook spoil the broth, where do we fit 30 men even when plastering? There is also codes in building, for instance you can not do a complete walling in a day. Please Nick, stick to your authenticity like you have been. Don't be influenced by any product producers.
